Sir, we few senior citizens time and again requested you to upload a video as to how to prepare 10E for exempted (Tax Free) Arrears as follows recd. after one year of retirement : 1. Arrears of Leave Encashment (tax free) 2. Arrears of Gratuity (tax free) 3. Arrears of Commuted Pension (tax free) 4. Arrears of Compensation (tax free) Whether the ememption of these ca be taken in ITR under Section 89 or 10 Or 10E is must to get exemption. Whether Rebate u/s 87-A is available on Capital Gain Income. As also exemption u/s 80-C, 80-D, 80-G etc. are available fron Long Term Capital Gain Income.

I purchased a 342 sq yd plot in Gurgaon on installments for R1.5 lakh in 1983. Last installment was paid in 1989. But possession of plot was given to me in 2001. Now I want to sell the plot. Gurgaon Circle rate is R50000/sqyd. Market price of plot is R4 crore. How do I calculate indexed cost of plot and capital gain. Please advise.

Hello sir I m regularly following your useful videos on WhatsApp. I have only 1 question ?? As in this example in this video - u have told if the stamp duty value is rs 68Lac & sale consideration amount is 60 Lac then the buyer have to add the difference of rs 8 Lac in his ITR as income from other sources & tax will be levied as per tax slabs. But what implications will be on buyer if the difference between the sale consideration amount & stamp duty value is Less than 10%. Lets say sale amount is rs 60Lac & stamp duty is rs 65Lac in your example. Regards

@@expertcasachin Sir, I am a Civil Engineer and an ordinary person. I don't know of ABCD of Accounts. I am an ardent follower of yours. I have seen this "Tax on Capital Gain on House Property Sale" atleast 15 times to understand the entire case. Then I consulted my CA, Property Lawer about the tax impact on these cases (without disclosing your inputs in the your this video)! Believe me, they are not aware of all these minute details of Capital Gain from house sale. Your this video is mind blowing. A BIG THANK YOU!

अगर इस (SDV)टाइम ड्यूटी वैल्यू आपकी (sale consideration) सेल कंसीडरेशन से 10% ज्यादा है तो उसके बीच का जो डिफरेंस होता है उसको अपनी(income from other sources) अदर सोर्स आफ इनकम में दिखाया जाता 56(2)x है अगर हमारे पास स्टैंप ड्यूटी वैल्यू (SDV) की जगह वैल्यूएशन रिपोर्ट (valuation report)का अमाउंट लगाया जाए जो( SDV) टाइम ड्यूटी वैल्यू से कम है क्या वहां पर वह सही होगा?

Please guide me what does it actually mean: Resident Indians between 60 to 80 years of age will be exempted from long term capital gains tax if their annual income is within Rs 3.00lac. Then how much amount is exempted in respect of long term capital gains for sale of property in the above perspective as it is also quoted somewhere that income tax will be exempted on short term capital gains on sale of property if the profit ( or total taxable income) stays within Rs 3.00 lack. Hello sir , apne bahut achchhi jankari di uske liye apka bahut bahut dhanyavad ! Sir, main aashiyana society me ek flat under construction kharid rahi hun. Jiski booking maine August 2021 me karaya thi aur jo March ya april 2022 me mujhe mil sakta hai. Jiska lagbhag 90 % payment main cheque tatha RTGS dwara kar chuki hun aur uski rajistard sale deed bhi ban chuki hai jo mere paas hai. Sir, main janna chahti hun ki mujhe to Capital Gain nahin bharna padega. Please shighra batane ki kripa karen.

Sir agreement me 2 lack dhur ke hisab se 5 dhur jameen ki bat huwa, but saller 4 dhur jameen hi ragistry kiya, hamne 8 lack de diye 1 dhur nahi dene par 50000/- Rs ka check drop kara diye, but ham registry me 4 dhur jameen ka kemat 395000/- par aur sanrachna ka kimat 2,70,000/- Rs circle rate ke hisab se entry hai, jabki agreement me 31 march 2022 tak sanrachna tor ke hatane ki bat huwi, registry 21-09-2021 ko huwa, saller ke name se hi jameen hai,aur saller ka son registry me sanakhat hai, hamne 15 January ka check 50,000/- diye the 13 January ko hi Bank se stop kara diye ,ab saller ki wife 22-01-2022 ko dakhil kharij me aappti laga kar cancel 16-03-2022 ok kara di, please suggest me agreement ke hisab se registry me amount nahi hone par kya nuksan hoga 🙏🙏

Very informative. My father passwd away in August 2022. Myself and my two sisters are legal heirs as my mother is also no more. In Jan 2023 my two sisters made a release deed, released their rights without any considration and our father's flat is now transfered to my name. Sir mere father jo pensioner hain.. Unhone ek residential plot 20 lakh bech kar..jo paisa mila hai usse apne bete ke naam se ek residential plot khareed liya. To kya ltcg tax lagega ya nhi.. Please reply sir.

With effect from Assessment Year 2021-22, the Finance Act, 2020 has amended Section 54 to extend the benefit of exemption in respect of investment made in two residential house properties, and the exemption for investment made, by way of purchase or construction, in two residential house properties shall be available if the amount of longterm capital gains does not exceed Rs. 2 crores. therefore does it mean that in case of residential joint property between husband and wife (1) does it mean that each holder can purchase 2 individual residential properties, i.e in total 4 residential properties ;. (2) also pls answer does capital gain of less than 2 crore apply on per assessee basis.. i.e., less than 2 crore for 1st holder of the property and less than 2 crore for 2nd holder of the property OR the correct interpretation is that the capital gain of less than 2 crore is nothing to do with joint holders it means on the property itself. Pls clarify SIR.... also for everyone's benefit

If I v purchased an under construction property in July 22 for possession in December 25. I want to sell my old property in February 23 and invest the sale proceeds in UC property... Am I liable to pay capital gain tax?

Govt allows 10%, if a property is regd at 50 lacs at circle rate and the other registers the similar property at 80 lacs then what about 10% difference

How income tax Dept gets circle rate for checking. Do they rely on the stamp duty value entered by us

There are circle rates published by state govt for a particular project mentioned specifically in the list published , then IT Dept has to refer it being state govt issued rates or they will considered it through separate valuation?
