Yes it is. Everything I own in my 1500sq.ft. condo can fit in less than half the space of my two car garage easy. A 5000 sq.ft. house lived in for over 20 years will be a nightmare.

@@blackworldtraveler3711 there can be other circumstances, as well. I had to help empty both my mom and dad's properties, they had divorced .. so quite a lot to go through, to decide what to keep and what not.

You may have more multi generational housing , but it doesn’t mean ppl don’t sell at some point , esp the elderly .

Do not underestimate the sentimental value of the house that has the memory of your family life. The older you get, the emotional welbeing is more important.

A home is where you are. The memories remain with you in your mind and photos. The house is just a house, the home are the memories you can take with you wherever you are.

It is exactly the sentimental factor that gets people stuck and living in a big home on a large lot well into their 70's and 80's. They wind up hiring everything done and become so overwhelmed by their enormous amount of stuff that they can't wrap their heads around getting rid of any of it. When an emergency happens it then becomes up to the adult children to drop everything in their own lives to come rushing and try to get their parents downsized and into more appropriate/manageable housing . Don't put that stress on your kids.

@@goofygirl1311absolutely. And greater health happens when we are able to stop clinging to the past and free our minds and hearts and lives to make new memories. Then we can be vibrant elderly people living in a hime that doesn’t overwhelm us and our children can come visit and enjoy us and hear about the good times we are enjoying instead of having to do triage on our overwhelmed lives that we can’t take care of ourselves.

They are in an excellent place financially regardless of what they decide to do. If you can easily afford a 4k a month rent, you won at the money game. Just enjoy your retirement, and congrats!

Las Vegas did not come back in 18 months. Most houses here didn't get back to 2008 values until 2016/17.

Same thing here in Florida. They didn't bottom until 2011/2012 and then got back to where they were in 2016/2017.

We did exactly that except in addition to a smaller house also bought a condo on the beach. Emotional attachment to the old home is very strong, four years later I’m still having dreams and flashbacks. Money wise we got exactly same appreciation on a house and a condo combined as had we stayed in our home. The plus is that my husband’s health improved in a new climate, the minus - I miss our home to the point that I’m ready to build one more house in old area on available lot we are still holding. Tough decision for sure but its a great problem to have.

House prices did NOT "snap back" in 18 months in 2008. It took 4-5 years before prices really started going back up to where they were at the peak.

Right? Those folks that bought in the expanding areas like Tucson, Phoenix, outside D.C. were stuck for 4-5 years to barely break even if lucky.

It is hard to be that carefree person when you need to have a new sewer installed and the pool filter keeps plugging and the city or HOA just instituted a new rule about bushes and grass height. Then the windows need up-graded and the sump pump isn't working quite right but you can't get a new one until Aug and who needs it then?

Keep the house and take out a 7-9 month lease (in a luxury spacious apartment) in the trendy area of your choice. See if the hustle and bustle of urban living is really what you want. It may be energizing.....or soul crushing. Give it a trial.

well, I wouldn't rent again. I would purchase a condo or a smaller home. Renting is $4k a month on the area, and its money wasted you can just purchase a condo/home for less and its less hassle.

It's like Dave completely forgot that there was a pandemic, massive materials shortage and record low interest rates. I don't think they will crash, but correct back to pre pandemic numbers seems logical to me. Fuel and food prices are already cutting into budgets, thus less money to move up in house.

Someone mentioned investors, I feel that investors should be required to wait until at least 30 days until after a listing goes online. My wife used to work in a real estate office and her boss would buy properties to rent out, and she mentioned that her many times had to wait due to some rule/law

Living in a place that’s hopping with activity is different from going and doing things there several times a week. All the activity destroys the peace and quiet for residents. If you rent your house out, it will never be the same. Tenants aren’t going to care for it. Don’t you want grandchildren to come and stay?

I just double and triple checked your timeline for 2008 real estate crash and full recovery took till 2017. In fact it didn't bottom out till 2012! BIG difference from your numbers!!!

Housing prices in Las Vegas took over 10 years to come back in many newer communities. I know this because I bought a home in 2006. I think all the advice here is spot on I just wanted to mention that Las Vegas was an anomaly given that it was the biggest boom town in the country. Even homes in well established neighborhoods took 5+ years to get their value back.

We felt it too in Pennsylvania. Bought in 2006, took 10 years to recover our house purchase price. Fortunately we still live in the same house and have now seen some appreciation.

Dave, in 2019 houses were half the prices they are now... Houses are going to go down, but they aren't going to go way down! You are saying down as another crash where you can get a house for 40k.

It's whatever happens. The key is to be prepared. People with the cash and don't need to depend on selling their home will benefit no matter what. There were people lining up to buy the beach home I wanted in 2008 after the housing crash. I slammed down $20k over the asking price and paid cash.

It’s their house. They can keep it if they want. The trend of the future is to have caregivers in, so people will need their houses. Condos are too cramped for wheelchairs and walkers, and caregivers need a bedroom and bathroom.

Do not rent your home. 500k in gains will be taxed if you rent it long term AND eventually do sell. Sell or stay.

"I'm just ready for a change." is code for something else. Does he want out from under the maintence of the existing home? A smaller yard, no yard? No room for kids to come stay when their Life goes flooey? Does he think he is missing something and is looking for whatever he missed while raising kids & keeping the nose to the grindstone? We hear that he loves the area with the coffeeshops and the restaurants, but does she? Or is she going along hoping this is a phase he will grow out of like he has others? Ready for a change makes me think he's looking for a place to make him happy, when we all know happiness is a state of mind.

From what I understand a new house must be purchased within six months after selling in order for the funds to not be taxed. Maybe she likes her house and doesn’t want to move. Why is he so eager to throw away a good family sized asset that will only appreciate in value? IMO Those hustling and bustling places are nice to visit but I certainly wouldn’t want to live there.

Our kids are grown, there's only two of us, and we live in our big house. So what? The house is paid off, we can have a home theater room, we can remodel, whatever. And we don't have to move.

It sounds like this caller is a well-rounded guy who has a healthy detachment from his house. It's just a building and it's too big for them, so he wants to move. John and Dave want to turn it into this psychological/emotional thing about "grieving the home" and "picturing your future." Give me a break.

At the 30 second mark Dave says that Las Vegas snapped back in 18 months? What? Those who bought in the top of the bubble did not see their house appraised at that value for 12-13-14 years. Same in Arizona. It take no effort to see these value charts. Is he really saying that those who paid 500k (for a house that had been 200k just a few years before), then saw that house dip to 22oK,.......then saw it "snap back" to 500 in 18 months? Why doesnt anyone challenge him on this gross error!!?? It's is just not true! No body would have been turning in their keys to the bank if that were true. Anyone can wait out 18 months. It was more like 12 years!!

Wrong. The great depression was in 1932 and there have been many other downturns throughout the entire history of the country, just in different varying levels of severity. Like all countries.

$4000 a month for a rental? Take $4000 in cash and throw it in your BBQ and watch what happens that money is gone. Its the same concept when you rent. When you rent your at the mercy of the landlord telling you what you can and can't do and what you're monthly rent is when you live in a paid for your its yours

It cost alot of time and energy along with money to move and set up a home. Having a bigger home to care for and live in includes good physical activity. Men who have not put their time and energy into creating a home might not get it. What are the ages of this couple?

Him: Kids are gone, let's sell asap. Her: Kids are gone, I'm in my feels and memories. Typical men are physical, women are emotional. He needs to give her time to grieve the loss of her kids that she has nurtured and raised in that home. Slow down and take time to nurture and support your wife through this phase of her life instead of pushing her into what you want.

@@thedopplereffect00 well, it depends on the family. My parents had all twelve grandkids over every week for dinner once a week and let all their kids and spouses have a weekly free evening. It is great fun for the grandparents and the grandkids if you can handle it.

A man having leadership in the home doesn't mean that he never takes his wife's feelings and ideas into consideration. If you feel that you are the only important person in a marriage, and that your wife should have no say in important decisions, then (sorry to say) something is very wrong with your attitude. A husband and wife are to make important life decisions together.
