Homes sold in the 4th qtr of 2021 might not close until the 1st qtr of 2022.. Unless they list the 'sold' in 1st qtr of 2022.. It is impossible to compare the numbers .. If I bought a home in Dec 2021, I very well could close in January 2022.. That would be counted in the 4th qtr sold number AND in the 1st qtr 2022 closed number... So it is counted twice... Hence not comparable.

That makes sense. So the homes "closed" is probably the best comparison to the previous quarter. Thanks for watching!

@@ExploringTheVillagesFlorida I would add to this that if I recall from other sources there is a peak selling season - eg. snowbirds - if these quarters weren't high I'd worry. Sales will be much lower in the summer months.

Interest Rates can change stats in a heartbeat let's see when the next report comes out what the numbers are.

When I bought my house in Citrus Grove, it was nowhere near complete. I bought it before the appliance had been installed, the blinds were not installed, the exterior trim hadn't been painted. Glad to see you back! Prayers for Brenda's mom.

Hi Guys, have become a big fan of ur vids (especially the open house views). One thing about your analysis on new home sales. There is a slight flaw ... when you compare whats closed in Q4-2021 to whats closed/pending in Q1-2022, you are missing what was pending at end of Q4-2021. Specifically, approx. 1/3 of the ones that closed in Q1-2022 should have been accounted for as pending at end of Q4-2021 (assumes 30-day closing cycles from date of contract). So, you need to show closed and pending for every quarter-to-quarter comparison. Anyway, all good and KEEP THEM COMING!!!

Good to see you guys back at it. Prayers for your mom, Brenda! And hang in there, Molly. I have a little pup about Molly's age. She has lost one tooth and has a couple of other ailments. Don't we all! Thanks for the video and I'm looking forward to more when you have time! :) PS I'm personally interested in what type homes will be going where WITHIN Richmond. Hoping to snag a small designer or maybe a courtyard villa there!! Fingers crossed.

We will update that area in the coming weeks. There will be Courtyard, designer, Verandas, and patio Villas in Richmond. We have the layout mostly figured out.

I heard the north area of Richmond will be the farthest from the turnpike. We’ll be interested to find out when the Veranda homes in the north section will be built.

Hey Guys…Glad Brenda’s mom and Molly are doing better…..good update…..we bought our home in March, but couldn’t close until mid May. So interpreting numbers last qtr to the first qtr will make comparison difficult for sold vs closed information. Even the villages had to modify how they were reporting the information because of the back log of closings. The big take away is growth and increases value…

Builders are rushing to lock in interest rates and supply costs, both for themselves and potential customers, because the extended outlook does not look good

Might sales before completion of the build be a method to beat ever increasing interest rates, allowing earlier “lock in”?

Could be. That may definitely help a buyer with concerns of increasing interest rates.

I was also wondering, although doubtful, if this was an opportunity to do basic customization on prebuilt houses… like putting in nicer; countertops, appliances, gutters, paint… the stuff many new homeowners end up doing right away.

Not sure about that. The homes we saw were missing key elements like air condition units and appliances, but all of the finishes were already in place.

Hello and nice to see you. Best wishes again to Brenda's mom for a speedy recovery and glad Molly is doing OK. You guys have really been dealt it lately. Thanks for this video, especailly with what you've been dealing with. We have not received our copy yet of the market update as our mail is being forwarded to us in NY so thanks for the preview. Headed down at the end of May to pick up our new golf cart. Can't wait to see in person how far they've come on the Southern Oaks bridge and construction. I watch your channel off and on. I love your back drop (the pool and Molly, the lap dog). Molly is my kind of dog. My question is, I’m sure your regulars know the answer to this, exactly where in The Villages do you live? Love your home, love your information. You are very knowledgeable about The Villages. I want to move there, my husband does not! I have more convincing to do 😉

We live in The Village of McClure. My advice is to visit The Villages a couple of times. You can try the lifestyle visit or make your own arrangements to rent a home. We did several vacations here before buying. The Villages sold itself with no need to convince us. With that said, not everyone enjoys The Villages, so I highly recommend visiting before making any decisions.

So glad to hear your Mom got through her surgery, and is doing good and going to rehab. That is a very good sign. Molly is as cute as ever, poor thing to have her teeth pulled. Dogs bounce back quickly. I bet she got a lot of smooches. So happy to see the both of you again, looking forward to your next videos. They didn’t report pending from Q4 2021. I would say Sold = Closed.

There are also still a lot of supply chain issues that are delaying materials. In addition to there being such a low inventory of new homes, it could also be that some of the lead times for materials are a lot longer than pre-pandemic.

Thank you for the update. Hope Brenda's mom is on the mend. I'd love to see a video on owning a pool home. When we move there, I'd love to have a pool inside a birdcage. My husband had a pool growing up so he's familiar with maintenance. Are there other issues involved?

I can't speak for other places, but my workplace has definitely had more retirements in 2022 than 2021. More overall retirements would definitely mean more home sales in a 55+ community. Maybe when it was time to return to the office, some folks decided it was a good time to retire? My boss said that pandemic pushed up her retirement a few years. She's leaving at the end of this month.

We have noticed the pre-owned homes have been a little higher cost than new homes. Seems to have been that way ever since we have lived here. I think it has a lot to do with upgrades that have been made after the initial purchase as well as many of the pre-owned homes are away from the construction dust and noise that occurs until an area is complete.

The market has begun to soften many places around the country due to concern about the economy due to inflation, war in Europe, etc. and, mostly I expect, due to the big rise in mortgage interest rates. It will be interesting to see what has happened in The Villages by the end of the quarter. The Villages might (?) be somewhat protected because lots of the sales could be to people who've sold their homes up north and can buy for cash though.

Electrical components are delayed up here in the northeast probably in Florida also. This could be the reason they are selling before completion.

As a prospective buyer in this market at The Villages with a set budget these prices may very well priced me out for the forever home I envisioned. My stomach is in knots now.

Sold is equal to closed. Pending means it is in contract but has not yet closed and transferred ownership.

I think your closed & pending counting is going to result in double counting some homes. For instance home listed as pending and the end of q1 will almost certainly be listing as sold in q2. Can’t really count it in both quarters if you want to compare it to last year where they only listed sold homes.

You are correct. I had assumed closing were happening in 30 days so most of those pending were only for a 30 day period. I am hearing from many people with much longer waits for closing (maybe by choice) while others are closing quickly. With long waits for many closings, my numbers are way off. Thanks for watching!

I wonder if Q2 they will count the pending in the closing numbers. It’s hard to tell if they really sold that many. What do THEY mean by sold.

It will be interesting to see the future market updates when they come out. I think it will take a few of the new updates with the new stats to fully understand what is happening. I do suspect the pending will show up as sold next quarter, but I was assuming those pending would close in 30 days which would mean those pending were only for 1/3 of the quarter, but almost as much as the full quarter of sales. I have heard from a few people indicating their closing was closer to 60 days. That would definitely impact the projections. It still appears the sales pace is up. Thanks for watching!

@@ExploringTheVillagesFlorida you think like me with numbers. I am an engineer. I agree sales should be based on closing date. Pending doesn’t count until closed. So that pending number should be the minimum sold in the next quarter. They are selling at least 10 homes per calendar day and that is crazy fast!
