So here it is. You wanted to know what I do when I'm viewing a property. What do I look for and what is my process of viewing a property!

When it comes to property investing, you need to know if a property is actually worth buying. When viewing a property do you know exactly what you're looking for or are you just being reactive to what you find. I hardly even view properties anymore because I need to know only certain things so I get other people to view houses for me! (One of the secrets to how I'm able to buy property all over the UK!)

Be greedy when others are fearful and fearful when others are greedy. At the moment the market is flooded with keen buyers and I think too many people are piling into a very bubbly market. When things calm down, buyer frenzy decreases and more supply comes onto the market- that is when to start buying and getting good bmv deals. It takes patience, patience, parience. If you cant defer gratification in life, dont get into property. Its taken me 25 years to build a good passive income. Its like nurturing a baby and watching it grow into a mature adult!

Ladder- always bring a step ladder with you to view. You need to get into the loft of a property. Without turning lights on, can you see daylight. If you can, then rain will be coming in sooner or later into the roof. Rain and wood dont mix.

Remember- dont be pressured into a sale. There are always other deals to be had around the corner- new properties come onto the market all the time.

Damp- commonly caused by mortar between bricks being eroded away by rain and exposing holes and routes into the brick. Water penetrating inside will cause damp patches to plaster. Check the brickwork really well therefore from the exterior of the house

Hi Jamie, I absolutely appreciate your videos but i feel the need to pick you up on some of your incorrect information. The regs on sockets being 450mm ( I don’t know why you said 600mm ) up from the floor is on new builds or a full rewire and not subject to old installations or extensions. This is not an error code on EICR’s and if you have a sparks that says otherwise then they are trying it on with you to get your cash. Flushing the toilet will not prove anything to do with your boiler, it will only show you whether you have a low pressure or high pressure system and if it’s high pressure then that is delivered from the mains incoming water pipe from the street or if it’s low pressure then that is delivered from a cold water storage tank that usually is in the loft.

Really great video Jamie. I think one bit of advice to give people is - Don't be fooled by new build properties and think they are great and will have no problems / issues. I've been in property BTL for 10 years and I will categorically avoid anything build in the last decade. I'm sure others will elaborate as to why.

Damp - can be caused by rising damp in old properties without a damp course ,dpc. Check the house has a dpc between the bricks to the lower section of the walls. You will see a black material between the bricks- sometimes they used slate.

What do you think about potentially staying on site to project manage refubing a property as its probably going to be miles away from me, also I'm a gas engineer and plumber so I was thinking do some of the work myself as well.

Floorboards- if they dip and there is movement there is possibly rotten joists! If you can lift a whole board up check out the joists!

The water will only run hot if there is a combi boiler. The boiler may work but not be a combi, so you need to check that.

Drains, go outside, lift manhole cover, open taps up, flush toilet, does water drain away properly. Collapsed drain, very expensive

Dry rot. Another cracking video. Can you please do a follow up video showing how to find the correct tradesmen or refurb team, how to negotiate with them and how to time them coming into the property (as in which order). Then a further video on how to price things up with the tradesmen...just do a whole series lol

I can walk around a property in 15 mins and assess very easily if a property is going to be a money pit. It takes a lot of experience to do this. I find sometimes taking a builder over is actually better than getting a survey! Slip a builder a few notes to come look at the property b4 you make an offer.

I'd laugh if the kitchen tap, that kept on getting colder and colder, was actually piped up the wrong way round and the hot had been plumbed in on the right 🤣🤣 Quality video though! Really informative and helpful 👍🏻

One question, based on your model and pricing structure, I have a great builder who I want to make an exclusive agreement to do all the works on houses as per your video. X4 houses per year, Id like to agree a fair fixed price, so we can both make effective financial plans moving forwards, what/how would you structure an agreement (all the money down/in is mine) what kind of price would you anticipate agreeing, and also my plan is to go ltd, any things to look out for? Damp- like Jamie said, get a cheap damp meter. It will give you a general indication if the house has high moisture. You can usually smell damp. If you can get below the floorboard level in the old victorian properties , feel the soild, debris between the brick pillars that suppoet the joists. Sometimes the soil or clay is saturated- if so, either likely to be high water table or leaky mains water pipe running under the house. If you flush the loo or run the tap and watch the soil, if there is an influx of water in the soil you have a mains leak.

Torch- bring a really powerful torch on all viewings. Often the electric is not on and you will need to see in the roof, in cellers and other areas without daylight.

EPC, double glazing is certainly important, but, make sure you look at roof insulation, trv valves to rads, thermostat, wall insulation, smart meter installed.....

Love the video Jamie, but your advice on the Double glazing needs updating brother. 'Condensation' as you called it which I am assuming you mean moisture between the two pieces of glass is just the double glazed unit breaking down on the edge you cannot actually see. It's not actually condensation but trapped moisture. Anywayyyyyyy, as we move into the new EPC banding one of the easiest things to do is just replace the glass units so they are thermally better rather than replacing the actual PVC frame. K glass is one way that can be done. and takes a glazer about 20 mins each piece of glass - so it's very cost effective - one for the future I'd say. Spot-on tho for the cost of a replacement DG unit at around £80.

Electric eicr can pass with sockets at ground level. Its likely to fail if cable condition (insulation resistance) fails or if there is another Significant fault like a missing main earth cable (cpc).

Top tip, go look at 20 random properties to get experience of going through the motion. Best practice b4 actually buying a house without the knowledge and experience

By the time you complete your checks, the estate agent will tell you the house is already sold ! Remember always good houses go quickly. The ones that rest in the market for a long time usually have issues. Unless you are in a very vibrant area, full refurbishment or rewiring will not return any money and you will be in loss. The cost of labour and material is too high to compensate the expenses and losses.

I have never cared if floorboards squeak...In fact, I find it part of the charm of an old home. Never had squeaking floors be a red flag for bad foundations or anything serious, just a house settling. Also, I look past junk in the front yard or tall weeds...could just be recent renters, does not always mean the house itself is uncared for.
