What about tax? How does it work with the 40% tax over 50k per year earnings? Do you get around this by claiming it as business income? Does mortgage take away from this? What about refinancing and tax.

My missus and I own our house outright thanks to inheritance, but I want to break away from painting houses and build a property portfolio, we’re in Australia so I’m not sure it’ll work as in England, I have noticed average houses selling or being listed at higher prices but I always look if the kitchen and bathroom need renovation, as you said if you can’t add value it’s no good , or something like that . So do I go to the bank to borrow, do I use our house as equity? My missus doesn’t want to risk using our house as equity as if things go pear shape the bank will go for our house . Any information would be helpful. Thanks .

I realized that the secret to making a million is saving for a better investment. I always tell myself you don't need that new Maserati or that vacation just yet. That mindset helped me make more money investing. For example last year I invested 80k in stocks (with the help of my Financial Advisor of course) and made about 246k, but guess what? I put it all back and traded with her again and now I'm rounding up close to a million.

Great video, Great knowledge 👏, good thinking forward tecnik! From my point of view, to start with property investment , you need some financial pakeges to start with , ie savings! Then one's you start, you can surely refinancing and pull out equty to get the deposit down, to get another property, either 20 or 25% buy to let mortage. Or you simply flipping, buying older dates propert at lower bottom prices, refurbished them , then sell them on profits. I start with 1 property, now I owen 4, 3 of them as a bye to let.. keep up with good work! Regards from glasgow

Good luck pulling off the deal packaging she talks about. The property market is way too hot for that to work. However, what she’s really saying is why not pay to come along to our deal packaging courses. 18:56 there it is.

@@aamirh3567 it's extreemely misleading. Property millionaire means owning Property worth over a million pounds, that does not mean there's much if any equity left. Rising rates will likely send her bankrupt as she is clearly over exposed. Making a net profit on BTL these days is virtually impossible. Many of the figures she quotes just don't stack up and don't include fees or taxes. So getting others to pay for a course 'training' them to do the same Is just wrong and should be illegal.

Nothing is totally passive, I have properties all run by agents and there is always something that needs my attention, just researching new deals takes time, then there's the refurb, these don't happen on their own, I honestly don't know any property Investors that don't work really hard!! Even if you have investors you still need some of your own money to start!!! Just saying!!!

Good god, sell now whilst you can. Between 2020 and Oct 2022 the cost of a first-time buyer mortgage on a 2 year deal with a 105 deposit has gone up from 2.4% to 6.7% . That means the cost to first time buyers (in an extraordinary cost of living crisis) will have to pay 50% more. That means that first time buyer house have gone down by 50% because a first-time buyer would be mad to not get 45% off. Even in main stream media it says they will fall to 2013 levels. Good luck.

Well you can't lose your money to a bank repossession that way but you can make money over the longer period as inflation eats away your dead and you get more leverage. However since 80's interest rates have been in steady decline let's see how all these millionaire investors do when rates increase

Why would you own houses mortgage free when you can own an ETF with equal or better returns, zero hassle and far more liquid? Property is for leverage.

Hmm , it's a utube video - she's pretty too. Anything is possible on utube , from a person doing plumbing to a recovery truck filming. The way leverage is explained here is misleading… you don’t own the asset… the bank does. And living off the refinance appreciation in property value… is just borrowing money to live. One day- the bank will want their cash back.

Your comment is partially right only in the part the bank own the asset. However, the bank own the asset because people put money in the bank. Watch the video again, she actually lived on the positive cash flow generated from the rental. She borrowed money from the bank to buy more properties so as to generate more cash flow. She didn’t borrow money to live. As far as one can pay the mortgage, no reason the bank will want their money back. The bank made money by loan to people. Please get educated as she suggested. Otherwise you will only spend your whole life working 9-5 and doing thing you have no interest at all.

And sorry, but she's full of **** the numbers don't add up, and trying to live off rental income while also attempting to get loans from a bank on those properties...... Good luck, find out how that goes for you mate Added to the fact that mortgage rates aren't significantly lower than current rental costs in the UK, making margins very slim. Unless she is defrauding IR or ignoring certain costs from her pitch, she's way off the mark mathmatically. These are simple, easily checked facts. Sorry to burst your bubble *interest rates increase mate, and if you borrow more and more from the bank, your costs increase. Then you have a void for a month or two etc, or a tenant who won't pay, and all of a sudden you can't pay the money back. What happens then mate?

@@davidlamb355 Interest rates change, and mortgage rates are variable. Have you not seen the recent increase in inflation? How about the fact that interest rates will be increased multiple times this year. You sure the maths will still work then? As someone with many properties, I can tell you that this is TOTALLY incorrect advice to give young investors. But sure, put your capital in, get greedy and over expose yourself, then watch the bank laugh as they take your capital. That's how the bank takes everything, as you seemed not to understand

The key thing to remember when defining hard assets (property in particular) is that what defines it is a LIMITED supply, we cannot create more natural gold on this earth, we cannot create more space on this earth, we cannot add more time to our lives. The assets are limited, and thus their value is FIXED. Investing into hard assets is low risk, but also low reward in the short-term. The most successful players in the fixed assets game will have a detailed long-term plan of where and when they want to be throughout the span of their investment timeframe. When it comes to hard assets, patience is the greatest virtue, and if you are patient, you will often reap the greatest rewards.

I’d disagree with being 100% leveraged as she was with the last property. No equity, plus if interest rates keep increasing, the deal may become unprofitable. Love the vid tho, just avoid being over leveraged otherwise you may loose the lot

Also, if you are consistently taking money out of your BTL 2 things need to happen, the length of the mortgage need to extend to keep your repayments the same as what they were previously or you need to increase the mortgage payments as you are now borrowing more, this then needs to get passed on to the tennant. If you keep pulling money out, you'll end up with lots of properties but little equity, just a monthly income

Hi very good video but should of shown us some before videos and after refurbishment also what bridge company did you use @ 17.53 mins you said no money down but you still need legal fees stamp duty and a deposit doing a bridge and alot of the time the bridge company in the loan will add up to a years mortgage repayments up front on the loan with higher interest rates And if you do the work in time you will be refunded some money also the bridge company takes a fee so I can’t see how it would be no money down Please let me know thanks

Agree the only 8 comment is massively flippant and misleading. Don’t forget you need 25% of the property value in cash to secure a BTL mortgage. So with her first house now being worth £160k, you’d need at least £40k cash to secure it. Times that by 8 and no matter which way you raise finance, you need to secure at least £320k. Without legal fees, stamp duty with the extra 3% for BTL properties. You could probably put that figure at over £400k

A kitchen only lasts 10 years and costs 10 grand, so that's a grand a year out of the profit, bathroom will be the same, roofs only lasts X amount of time and will cost a small fortune to replace, then there's redecorating to allow for. I can't see where the profit is over long term tbh. All well and good re financing up to the max, the house will not appreciate in value without proper up keep. Don't think she's thought about all this

I've not used any myself as of yet but I'd suggest touchstone education and a KZfaq platform Ranjan battacharya. Do your own due diligence before commencing any paid for education. Good luck.

Debt without exit strategy is not a good debt. Your strategy should be to Buy 5 or 10 properties and sell half after Ten years and pay off all the loans. Your aim should be to own half of your properties without any debt in ten years time.

My question is, how do you refinance again if you have an interest only mortgage, since you already refinanced in the first 6 months and took all the money out, how can you take more out?

The answer is Appreciation. 1. Purchase below market value on interest only mortgage. (Below market value being a scruffy house that needs work) 2. Add value with a refurb. 3. Refinance after 6 months and pull the gained value out. So now the money is pulled out. Lets say the property is bought at £80k, now worth £100k after the refurb and you've pulled out £20k (Grain of salt these figures, just for an easy life). You now rest the property, collect the cash flow monthly. Over time the price will naturally increase with the market. So the property may go up to say to £120k in 2-3 years. This extra value the property as acquired can be refinanced and now pulled out again. You can continue to do this over and over every few years. Hope that answers your question. :)
