In this video I will be using RIGHTMOVE to find property investments deals in Liverpool. I will be showing you how I use LENDLORD to breakdown and predict my turnover. Rightmove is such a powerful tool to find investment properties and utilising Rightmove and landlord this will result in great buy to let investments and just great properties in general.

Top tip for rightmove to get the postcode... Copy the browser link for the property you're looking at. Paste it into a new tab on the browser and then just click on see similar properties. The new search will be centred on the postcode with the postcode there in the box.

Loved the video ... Especially as I'm an L25 resident. L25 is an owner occupier area of leafy south Liverpool so very little for rent here. The property you were looking at borders L26 so it's an affordable house for the area. I think here you'd have the pick of good tenants. The property now sold, and I imagine it went for over the asking price. As a BTL landlord I'd personally avoid the Seaforth property....I'd imagine it would be much more hands on management. Good return if you get your rent if you know what I mean. I go for something in the middle.

Hi Jennifer, what are some good BTL areas in Liverpool ? I am a BTL beginner looking to buy my first BTL and I want to manage it from London. Can you recommend any decent areas please ? Looking around 100 to160k budget.

Great video, keeps me focused, i will be one of the £100k ish investors for retirement in 11 years , so I need to keep emotion out of it as you say , I live in the North so I need to get on with my first purchase ....

Great video. Out of curiosity Jamie once an offer is accepted when do you take your build around? I understand ideally you want to do this during your viewing but if your builder is not available would you do this before getting a survey done or after? I assume after a survey so that you are not wasting your builders time if they are busy and then after they can even look at the survey in case of any issues? Thanks in advance

Think about your inputs - does 5% capital appreciation and 1% inflation really make sense?

Would it not also be reasonable to assume buying 2 150k properties would incur less legal costs and less maintenance than 4 75k properties? Also 150k will have higher capital appreciation and attract better tenants?

1) yes- less legal fees 2) less maintenance in terms of time, but maybe not costa, dependant on spec 3) high capital appreciation - completely dependant on a lot of other factors, not just price 4) tenants - nope, very little relevance as it will be area dependant

A bit off topic Jamie, but if you came into 275k at the age of 30 having a 37k pa job. What would be the best move with a property portfolio? Interest only? Cash buy and brrr? Repayment? I don't want to work past 45 either!

If I were you, best plan would be to buy 3 or 4 HMOs with the 275k, interest only. And live off that cash flow. Get 3 or 4 of those in year 1 and you could 'retire' (of course, still with work to do managing those or managing the managers) within a year if you really wanted to. I'd make use of the dirt cheap 2 year fixes right now and refinance each time. That's what I'm doing currently though, plenty of options out there, some riskier some less.

@@alexdaley7438 I think I'd need a bit more knowledge and skill.before looking into hmo's. I was hoping to have 7 paid off houses in the future just to return early. Hope its possible.

@@autoblipper3546 you have enough for at least two BTL in the south east. Interest only. It’s a no brainier. BTL is long term. I have a BTL 94k down, property is 310k rent is 1100 mortgage is £360 a month. Expecting 4k a year after taxes. Yes property is more than I wanted to spend but this video just proved that it will not be an issue in the long term. The other BTL I have is worth 250k with 170k mortgage. 950 rent 280 mortgage a month. Two properties are getting me about 7/8k a year after taxes/expenses. sadly I’m in the 40% bracket. Your salary may just about keep you in the 20% 😄 In 30 years in your case you get your money back over the years for you to reinvest, Plus probably 300/500k in property equity.
