Those are nice numbers, but this is not positive cashflow. How about the mortgages? How about the deposite you pay? 250k house with 10% deposite in 30yrs= $275 per week payment to the bank. 275+93=$368 per week is total expense. 300-368= -$68 loss per week for 1 property. $68x52w×10properties= $35k per year you should pay for 30 years to get to that point which is 10 paid off properties that can make you $207 per week each.

Hi Matt, I clearly say this is based on "after you have paid off the mortgage". If you looked at holding costs then the following numbers would apply. Interest Repayments + council rates/water rates + insurance + mgmt fees = $214/week If your rent is $300 then it would be $300-$214 = $86/week Positive cashflow. Hope that makes sense

What about stamp duty, LMI , council rates , home insurance? And your talking 250k loan paid for. Same blue print as Nathan burge. Nice but would be better if included

In this video, I cover council rates, home insurance and management fees. That's what the "costs" per week are. As for purchasing costs, I didn't include them in as I wanted to just focus on the ongoing cashflow for passive income. I have some other videos on the channel about purchasing costs too :) Not sure who Nathan Burge is but if that's what his strategy is then he is onto something haha

You said less than 1% of Australians own more than 6 properties… obviously this would be due to serviceability issues once you begin to hit a ceiling in your borrowing capacity… so how does a middle to low income earner execute this kind of plan without hitting a serviceability wall after just 2 - 3 properties? FYI, my wife and I have a combined income of 115k per annum.

I love interest only loans in the beginning of my acquisitions phase of the strategy. With the extra cashflow, I was able to build up deposits quicker and buy more assets. Obviously, with servicing being a major factor - it's almost unavoidable to at some point revert back to P+I . Do you have interest only loans? How has it helped you in your journey bud?

Great videos, glad I found them. Question for you. I'm working toward my second investment property and aim aiming to spend around 1.5m. In line with your strategy,. assuming the capital growth is controlled for, is it better to buy one property for the full amount or spread it out. Assuming growth is the same over time, are expenses less?

Let’s say you have 5 properties worth 300k each ve 1 property worth 1.5 mil. See which gives you better income. With 5 properties you need to change taps or the toilet flush button every now and again. Unless you have a magical man that fixes broken taps for you for free that’s a lot of money you will be spending on repairs. Having one apartment might bring in the same amount of money and a lot less maintenance. Just check the numbers. Each unit will require a smoke alarm audit yearly. You want something that will keep the costs down

Mate, help me out here; where in Metropolitan Melb or Brissy or any decent urban suburb, do we get something for $250K and that rents out for $300 bucks a week? The assumption itself doesnt hold true. The more realistic number's would be $450K and upwards even for a unit dont you agree?

Great video! If you choose to hold property can you just live off the equity that the portfolio has? (assuming theres been good capital growth over a 15-20 year period?)

Thanks for watching and engaging Sam :) You could live off the equity however, there is less control when someone does that because the banks constantly change their policies. I prefer to retire the debt either by paying it off over time or selling assets to pay off debt ✅

G'day Ravi, from your knowledge how does one purchase their 3rd or 4th Investment as their DTI increases after each purchase? More debt to income ratio we have, the less the banks loan. Would you re-use the equity from previous investments? Surely after the 3rd or 4th the bank will limit the amount one can borrow

Yeah it all comes down to increasing income and reducing debt. So, there are times during the accumulate phase where you have roadblocks and you need the market to move. I personally did the same and had to wait 2 years before I buy again

So what your saying is, for the 2nd property as example, we can use our equity from the 1st home we purchased. But the market needs to move upwards that way the banks can use the new value of our home to assess our DTI. If the investment goes up, and the banks use that new value the lower yoir DTI will be. Goes back to purchasing CORRECTLY and creating a structure for more freedom to purchase more??

so with interest only mortgages weekly repayments on $250k would be $98 (rough calculation based on 2% interest), so wouldn't we need closer to 20 houses to get to 100k passive (excluding inflation, asset appreciation and depreciation claimable's if you buy new)? Were not going to be buying them outright obviously. Also is land tax included in that rough $98/week cost calculation? because if we were to do this we would likely be buying in a pty ltd company for asset protection wouldn't we? Sometime in the next 2 years ill be moving from investing into the housing market with somewhere between $500k-1 mill of my money so ill be looking into this very seriously soon.

This would fall into how you have structured your purchases. Some people purchase their properties under a company/trust which would affect their tax levels as well as the possible benefit of some depreciation if the properties are new. I think too many people are scared of "paying tax" but don't realise that the tax is paid on money you actually make. I don't know about you but I will happily pay and extra $30k in tax if I can make an extra $80k income haha :) Thanks for watching and commenting, Ravi

@@joseandrheasaavedra256 That's okay :) Yeah in this example it's a gross amount before tax is calculated. For the income received, if it's purchased under a personal name then I believe it will be calculated at the personal tax rate however, best to ask an accountant :)

It would be difficult but not impossible. It will come down to how much income someone is making but with the right strategy, it can give you the best chance to achieve such results :)

Bro I get what you're strategy is as o believe it's sound . But the example your using you should of really stamped out That the strategy is for basically owning the home or having already a large steak in. You mentioned interest only payments and retirement in the same example but how is the principal beings paid out. You can't have interest only for the life of the loan. No disrespect I watched the video twice to make sure that I was following. The example your using seems to be the end goal it self or the end game. Which the figures would make sense. It's not really an example of how to get to that figure.

These videos are meant to be exaggerated click baits. In reality, retiring early on properties is a pipe dream for the average Joe. Even if you were to find such a house, think about it. With interest rates they way they are, unless you bought them cash, you won't be banking much of your rental income.

Hi Ravi, Thank you so much for your videos. They have opened my eyes into the world of investing through Real Estate. I'm not too sure if this has been covered in a previous comment or video as I'm still new to the channel; but would the $250k property example you have used here be negatively geared during the phase of repaying the loan? I did a quick look on Moneysmart.gov.au and the per week repayments across a 25 year loan on 2.63% interest works out to $265 per week, excluding the $93 of costs after the loan is paid. Resulting in -$58 per week Am I missing something here or would this play into a much larger strategy and act as a means for capital growth rather than cash flow? Hope you get the time to reply!
