Melbourne-based architecture firm DREAMER and Breathe have designed an apartment development in Brunswick, Australia, that encourages family living. Dubbed 388 Barkly Street, the development features two one-bedroom, four two-bedroom and six three-bedroom apartments set inside and above an old red brick warehouse.
DREAMER wanted to provide an alternative to the family home by offering all the amenities of a house in an apartment-style living. The apartments embrace bophilic design principles, so they are flooded with natural light, cross ventilation, views and access to greenery, and natural materials such as timber is used throughout.
The courtyards and incidental outdoor areas have been planted with native flora to encourage local insects and birds to engage. The apartments achieve an average natHERS rating of 7.5 stars, with a 39 kW solar array, future-proofed EV charging and plenty of bike storage.

Fantastic! Perfection! The whole project is spot on. The introduction of apartment living to families has to be vital to the future of urban living. Here in UK, apartment and flat living is integral. Not so in Australia. The footprint and the sustainability aspects of this development are crucial. Stunning design and use of natural light. The focus on the kitchen, living area and the oh so needed 'mud room' etc. And never too far away from plants or timber. Forward-thinking for the future. The reuse of buildings is vital. I live in what was a 'shop'. on the busy High Street. The sense of community is paramount. Developments like this is the future of urban living. Thank You. And congratulations to all involved. The future!

Such an excellent video (as always) and a beautiful design that breathes life back into this stunning warehouse. I did notice, however, that the price of these apartments ranges from around $1-2 million. I think this is important to acknowledge when identifying the reason for apartment living not being embraced in Melbourne as the 'poor design of most apartment buildings.' For many people, the price of a well designed apartment like this might preclude them from making a more sustainable change.

That is a lot of money 💰😱. The whole project is beautiful and I would happily live there, but the price might deter people from choosing an apartment over a house. It is very much a cultural mindset, if you live in a country with lots of land the norm seems to be that you buy a house.

The main issue in Melbourne is housing affordability and cost of living. Can you please show the cost of these properties as part of presentation, for more honest transparency. If the main aim of these showcases is to highlight different options available out there.

It should be noted that a 3 bedroom townhouse like the one featured in the video with an internal space of ~130 sqm costs about $2m AUD. Whilst a very well designed townhouse in a convenient location, that is probably beyond the reach of most working family.

You make a good point, but it is worth mentioning that these apartments aren't marketed as 'affordable'. They are priced similarly to a 3-bedroom home of similar quality in the area. So it's more so making the choice between a house or an apartment.

Love the Japandi style and how it connects in the courtyard and the cave. A walk to and from this townhouse to a historic transit connected area must feel amazing.

Gorgeous building, love the 'cavern' feel to the ground level and especially love the bike storage! The layout for the first floor of the apartment is fantastic, that alone would be great for one person!

Beautiful, love the minimalist and restrained design still kept warm by natural materials. I could easily call this my forever home. I probably couldn't afford a place like this new but I wonder how much it would cost to renovate my 85 sqm/917 sqft place to look like this in California, it'd probably still cost an arm and a leg.

Building is never really cheap, especially if you look to using quality materials. Just focus on the basics, plenty of natural lights, air flow, and beautiful materials, while keeping things simple.

@@SimpleDwelling Only so much you can do with natural light when you're tied to a specific unit, but the materials are an aspiration hopefully within reach if the scale of the home is small enough! Quality over quantity.

Good video! It's great having the design choices explained. I like that the apartments feel more like a house in the sense of material choices; my personal experiences of apartments have been very bland and soul-less, purely for making as much money for the developer/landlord. They seem really spacious too. My 3 bedroom house is only 100m2 in comparison

I think that's a good point to bring up, why don't apartments feel like 'home'? There are a lot of factors, and I believe materials and money-hungry developers as you mentioned, plays a big part. I do hope there is a push to more positivity towards apartments here in Australia, and seeing them as 'forever homes'.

Hi Aana, this apartment was 131m2, or 1,410sqft for both levels, but excludes the outdoor terrace.

The bench in the courtyard @1:49 says all you need to know about livability and form over function. When designers of a space design a comfortable courtyard space in this manner then the rest of the home will be cold and useless. It's the equivalent to the hot guy or girl who's a 10 till they open their mouth and start talking.
