What advantage did booking the title company on both the acq and disp side provide to you, despite the higher cost?

Using a title company (instead of closing in-house) will save you a ton of time and headache. They may move slower and throw up more obstacles in the process, but they're also the experts at closing and if they're a respectable shop, they'll be less likely to make any huge mistakes, because it's what they do every day and they know what to look for.

Why does the strike price necessarily have to rise as the market value rises?

It doesn't _have to_ per se (there's no rule saying you need to do it this way), but statistically speaking, you'll find that the higher the value of a property, the less willing a seller will be to let it go for such a low price. If you want to maintain a decent acceptable rate, you'll usually have to increase your offers as a percentage of market value (and in the end, the higher the value goes, the less important ROI is for most investors because they're more concerned about the actual dollars they're making, not just the percentage of what they paid for it in the first place).

Thank you for such a great episode! I have a question for you, MY GOAL: I am interested in having an agreement drawn up wherein I rent a portion of land from a private organization, put up a temporary glamping structure then sublet it. Below is the response I received from the managing body. MY OBSTACLE: "In regard to your subleasing idea, the structure is such that we could not effectively manage a sublease scenario because to do so would be to delegate risk mitigation to another party. In the event one of your renters saw fit to sue for any legitimate or even illegitimate reason it would not in turn diminish the risk exposure of the Council. Therefore, to knowingly enter into a lease agreement that permitted subleasing or renting would invite unmanageable risk." WHAT I HAVE IN MY FAVOR: The point of contact who wrote the response above stated that they love creative problem solving and that I should ask the question again, but word it differently so that they can eliminate the risk to the council completely. I am the managing member of my LLC. All customers/glampers I host will have a background check done through Airbnb.  MY QUESTION: Is there a legal document that can be structured to eliminate all the risk for the counsil and allow me to sublet the land to start my glamp site?
