Where on earth are you getting cap rates for STR's? Sounds like you are giving bad information.

Use cap rates of long term rentals in the neighborhood to see what kind of area it is. A neighborhood, B neighborhood, ect. The cap rate only matters to determine what kind of location the property is in

Hi, Bob! The cap rate is calculated by dividing the net operating income of the property by its current market value. These two numbers can be calculated both for long-term and short-term rentals, so you can apply the cap rate to STRs as well.
