Today I went through some of my properties with my contractors to discuss the good, the bad, and the ugly of dealing with real estate and rentals in 2023. You first need to identify the problems in your business and make an effort to resolve them so you can be financially set. Come with me as I tour a few of my rentals and talk numbers about the future plans for them!

You can tell based on how few views these videos make that most people don’t actually want to learn how to get into investing. But as a fellow developer and investor, I really enjoy these. Thanks for making them.

Brandon, I feel for you here. I worked at my uncle's apartment complex one summer. We had to make three trips to the dump just to get rid of all of his junk he left behind. After that, we had to rip all of the carpet up and replace the subflooring since it had rotted due to excessive pet urine. We also had to rrefinish the polyurethane on the hardwood floors of thee starirs and second level. Not a fun time.

One necessary part of owning real estate for income property is to hire a knowledgable property manager. Sure you loose 10%, but they find qualified renters, vet them, and handle all requests, freeing you of that hassle & stress. I own several properties an find the money spent well worth it and a write off as the cost of doing business.

Hey bud just saw Keenan's video and I didn't even realize that was going on. I'm sorry and feel bad even asking you questions. I know I was trying to be respectful to everyone's time and appreciate your input and advice. You are a very intelligent man and I was impressed on how fast you were able to analyze the car wash deal I was showing you. Quick with numbers and understood demographics. I understood more from you in five minutes then I have in the last 6 months of starting this process alone. Keenan is correct in his opinion of you. You are a very genuine person and I can't say anything negative about either one of you. It was a pleasure meeting and talking to you both.

1031 Exchange those into a better area, maybe some Airbnb's? Luckily I haven't had any issue of that magnitude with my rentals. I do agree with the advice of getting a team to help you manage the properties. Mine are all in California, so I get professionals to manage my residentials. I can't keep up with all the laws here! I self-manage my commercial property, so much easier than residential!

Sounds like you have your hands full bud. I used to be a manager for a landlord and some of the stuff I had to do was mind blowing.. 98% of it was due to renter negligence..but what can ya do??

WOW That first house is a total disaster ! All the other houses looked pretty good in comparison . You seem like a person that most people would be happy to have as a landlord and yet people find it necessary to take advantage of people who like helping others . Sad world we live in .

Usually seller finance/purchase money mortgages, then hard money loans.

It’s the how to recover from the cost that gets me. You at this point can afford it but a new investor won’t easily recover from this.

@@InvestmentJoy Brandon, I respect your level of patience for dealing with these lower end units and tenants, but it would drive me insane to have to deal with this kind of stuff on a regular basis. I would be tempted to sell them and move on to better investments.

To the editor the music audio mix needs work first half of the video was okay then for some reason you covered the audio with music and then after audio came back you blended them but doesn’t blend very well sounds like someone shouting over music

So... you started this video with, "why you shouldn't be a property manager" then pivot to, "I was just transparently tried to help people out" by allowing a tenant to rack up 7k in rents... (10+ months you let slide). You let the tenants live like ANIMALS for three years... (CPS gets involved). Did you ever do a 6month? Inspect the HVAC and look around? Do a site visit for renewal? i mean cigaret smoke is not subtle. Then have the balls to complain about the government?! Dude... this should have been: Look how bad it got. I'm hiring a property manager for my portfolio because I have too many things going on(awesome laundry and other business content), the end.

Nope, we've done videos on me tearing down walls, putting new insulation, high efficiency furnaces, etc in them. Not that a fully remodeled home results in good tenants.
