Realtors need to understand the difference in work that's involved with lighting a property versus shooting a naturally lit one.

Mine do, and that's what grew my business. If your clients don't, then it's a great opportunity to lock yourself in with helping them to understand: show them the difference, and explain how the higher quality will do more than sell the house; it will sell the realtor to new clients as well.

I have enjoyed photography for many years and will be retiring in the next 15 - 24 months. Real Estate photography is something that I have strongly considered and after watching this video, I know that is what I want to do. Every time I see one of your videos, I am energized. I’m practicing the skills now, have a realtor waiting for me to finish to a level I am comfortable doing a “real job”, a business friend with a retail shop that would like me to do a shoot there, and I have support from my family and some business owner friends willing to coach me. Helps I have your full set of books as well 😂 which are GREAT btw. Right now, this is a part time thing for me. Your videos and energy get me exited daily (I’m still working my way through your library). Thank you for the inspiration, the books (I just got the whole set from Amazon) and the information you freely share with others in this channel. You are a blessing to my aspirations and give me the courage to apply something I love doing (heck, I do “fake” product shots for fun :-)) and do it with intent.

It's all true. I shot 1 house for free at the start. Crummy HDR, but she like it and told others. Next thing I knew I was getting work before I knew if I even really wanted to do this. I think I shot 34 houses my 1st year. I'm in my 13 year now. Still learning too.

Agree with everything you said. My first client i was wet between the ears and she is a Top Listing Agent. I promised her 5 Free shots to get me started and 10 years later and no advertising still only charge her $75.00 for any shoot she needs. I currently shoot and edit everything myself and am happy that currently shooting 18-26 homes per week. Not a Billion $ but im happy doing what I love day in and day out and Pay is very rewarding. Thanks again for all you do. See you next Saturday via Zoom! And yes everybody I still takes lessons from Nathan Cool as often as I can. Knowledge is POWER! and Power is COOL!!!

Hi Nathan - Thank you as always for the videos. I wonder what you use/recommend for gear transport i.e. cases, lighting kit bags tripod case etc., so that you have all you need but you're not traveling around with a cumbersome bunch of factory bags or trying to put your gear into cases/bags that dont quite work. Do you have any content that would point to this or maybe could be a good video topic? Thanks!

Hey Nathan, thank you for sharing your knowledge and experiance. How do you manage or compete in this current climate where marketing agencies are offering the service with floor plans and video at a much lower rate. I find the floor plans to be very time consuming and now i am currently learning video just to remain relevant. Do you have any advice or have you had the same issues?

Thanks! The "current" climate doesn't change the underlying principle that there have always been full-service agencies providing cheap work to short-career agents. It's something I talk about in numerous videos on my channel, and how by competing with quality and service you don't have to compete with price. For any business you need to have a menu with more than one item on it, so yes, you should provide, through either yourself of others you collab with, all services. But the biggest thing is to be better than any competition. So I’m getting into REP but I’m not comfortable doing flambient yet.. do you think it’s ok for me to start with HDR then switch to flambient once I get better? I’ve been trying to do both while at jobs but my HDR are always better right now.. maybe because I’m not flashing the rooms correctly but I’m not sure

If you start with HDR then you'll likely end with HDR. People will remember what you do and you'll be branded as such. Learn pro skills, standout, be better than the competition, and clients will be more likely to give you referrals and repeat business.

Can I assume your online course teaches the flambient method of taking real estate photos? Won't many agents be okay with HDR photos and not want to pay extra for flambient photos? Does flambient apply to videos of homes as well or just photos? I have 3 of your books but have not read them yet...

What are your thoughts on a full time realtor picking up real estate photography as a secondary income?

You need to ask yourself one question: Where would focusing your efforts best be served? If you take time away from selling houses to photograph them, then would that be beneficial to you? I have experience as an architectural photographer, but I've been in the United States for a month now, and I'd like to know what you think about starting to work through photography agencies for real estate agents, and thank U for your video and tips :)

Photography agencies don't represent real estate agents in the U.S. That's a different market, and it does take time to ramp that up. But, that is "real estate" photography, whereas if you have experience doing "architectural" photography, and if that is what you'd like to do, then you will want to focus on companies that look for that service, such as builders, designers, remodel companies, etc. Still, photography agencies don't always represent architectural photographers either. Instead, most RE and arch photogs in the U.S. are self-represented, independent contractors. Since you've recently moved to the U.S., I'd suggest thinking about what market(s) you want to work in, and then seek out clients that could use your services, starting small so that you can see how things may differ in the U.S. compared to what you're used to.

How do you handle owner's who don't have a clean house? Seems like the quality of the final product depends on the homeowner as well. How many hours do you spend cleaning and reorganizing an owner's house to get a great image?

Hi! I am one of those with a full time job and thinking about trying to get into REP part time. I have a Nikon D7200 that I am pretty sure does HDR, but I was wondering if I would need a different camera in order to do flambient? Thanks!

Can people not charge similar for HDR and flash ambient, if flash ambient can be faster ? Then, you get quality work and a good price, right? Or is that unrealistic.

In short: No. Higher paying gigs/clients...builders, designers, architects, remodel companies, etc...have higher standards and HDR won't cut it. The luxury real estate market is the same. Even in standard listing markets, there are agents who have had bad experience with HDR photographers, so they will seek out higher quality photogs (i.e. flambient) and will often pay more to have the quality they expect. If all you do is HDR then you can quickly be caught in a race to the bottom for pricing, since that's all you can compete with: the lowest price to satisfy cheap, short-term agents.

I think it's a great video for any freelance job. All of these are great considerations, And I agree on the phone: People don't annoy strangers these day and age with calls to their cell phones, And cell phone numbers are all over the place. Don't be afraid to publish your details - It will do more good than a rare potential "nag".

Do You NEED to be a drone operator for Real Estate Photography? I know it's a perk down the road, but by me it's a nightmare with so many airports near by.

You don't NEED to be anything...you can hire someone to do any other service, like drone. In fact, that's what I do. I have a drone pilot who takes care of drone jobs, and, we too have many airports nearby. If you can't fly then you can't fly. But when you can and the client wants it, you either provide it or lose the gig.
