Equity is never the problem, especially for Aussies who've owned property for 10+ years. Most will have equity in any property if had it for a while. The issue is satisfying the bank that you can service your mortgage, whether it is new or a refinance. Borrowing power was very different 2 years ago at rates of 2.5% versus the current 6.5%.

Why is it a being deal for banks when it comes to serviceability? Worst case scenario the person defaults on payments and the bank takes ownership of the property and sells it for profit?

Still paying off 2 loans regardless. Where do you find that money from ? How can you be paying off 10 million dollar loans if have 10 investment properties ?

Whats your thoughts on the current rental yield, looking in my own area a 500k house is pulling a rental return of 450-500pw, with the current interest rates, id have to put in around $100pw minimum also into the rental. Is this fairly common currently? I have my Owner Occupied house still on 2% until the end of 25', but was wanting to use my equity to get an investment property for some time.

Love the video. I was wondering if you could make something specifically about DTI ceilings and how to get around them. Im about to get my 4th IP but after this will likely run into a DTI limit. My yield is quite healthy at average 6.5-7%+ so actuao servicing isnt a problem for me but the bank will soon just say no even with a close to neutral geared portfolio and enough extractable equity to keep going otherwise.

Hey mate, Im from Adelaide. I have 900k equity in both of my places combined. I can borrow 850k but just want to spend 500k at the moment. 500k @7% is $814 P/W repayments. I could only get max $500-550 rent P/W, which leaves me throwing at least $300P/W at it. .Thats the only thing holding me back from buying a second rental property........... My question is, what to do when rent wont cover the mortgage and how to get around that part?

Hi mate, Great question, firstly is that the net cost on an interest only loan? Also, make sure you work out the post tax benefit after negative gearing, depreciation etc. Nevertheless, there will always be a loss to hold property initially.. if it was easy everyone would be doing it. Now let’s say $300 loss a week, well that’s $15,600 a year. Over a decade that’s a cost of $156,000 to keep that property. Do you think the property will be worth more than that? Check the history of capital growth in the suburb you’re investing in, chances are it’ll grow maybe 5-7% per year meaning that property could be worth >$850k in 10 years. Hope that helps. Borrowing money based on assets for an investment property is an interest rate of 9%. Borrowing money based on income for an investment property is an interest rate of 6%. I don't understand how your strategy works? 9% is too much, the rent will not cover it.

Once you get your first one, it’s gets easier. With property growing in value every year and paying down the mortgage the equity will get there.
