My family and I aren’t Muslim but we are traditional. Here in US several kids are dying from fentanyl overdoses in our high school every year. There’s no moral standard among young peers. We had to send our oldest daughter back to the Philippines, because at least there she will be shamed by classmates for wearing inappropriate clothes. I’d much rather have my daughters feel pressure to wear a hijab than to show their midriff. US has only gotten less affordable, more evil (that’s literally the best word for it), less human rights, and less safe. US hasn’t had a murder rate this high since 1996 with one of the highest murder rates in the world. We only get beat out by these low population island countries that only need a few murders to skyrocket their per capita numbers. Malaysia looks like a good option. Clean, safe, developed, and affordable. And most speak some English as a bonus.

Dont worry, although malaysia is a muslim country by constitution, we never forced anybody to wear hijab (unless in a mosque), and if u’re non muslim, of course it will not be a problem at all to not wear hijab. But to wear modestly (no matter u’re muslim or non-muslim) is kinda an unspoken rule, everybody just naturally understands this. And also if u’re in a government building, they are a rule on how to dress (basically just modest and formal)

Same stuff was happening in Turkey too in last few years. There was few KZfaqrs which was making same kind of promises/ possibilities/dreams etc but please investigate and see what happened there. So many people lost their all the money and went back to Pakistan. I m not saying we shouldn’t move to Malaysia but we should get together and work together and done full homework before start run like crazy people. Thanks.

Property agents in Malaysia are required to have a registered licence from BOVAEP. You can check the REN TAG number to verify it. All agents must renew the licence every year or they will not allowed to practice.

6:00 That 3% is the property agent's fee actually - usually split 50:50 between the individual agent and his/her agency. So the property seller in effect receives 97% of the purchase price before expenses (legal fees, RPGT or real property gains tax and whatnot). It's a reasonable amount considering the agent has to put up adverts, show potential buyers around, etc. Plus the fact that if there is no sale, the agent receives no fee. 9:14 Correction : stamp duty is payable ad valorem by every property purchaser, not just by foreign purchaser.

​​@@TravAlligator If you watch and listen to the video (8:58 onward) carefully that RM 80k comprise stamp duty and legal fees plus other costs and disbursements. Stamp duty : Per government Budget 2024, effective 1st January 2024, foreigners have to pay flat 4% stamp duty on property purchase - hence RM40k on RM1m property purchase. Legal fees plus other costs and disbursements : Legal fees alone on RM1m property purchase amount to RM 11k - not including other costs and disbursements which for local purchasers RM 10k to 15k, but RM20k to RM30k for foreign purchasers. Conclusion : Overall that RM80k charge is fair and reasonable.

if i hadnt watch this till the end, I couldve had jealousy and accidently left an evil eye on her because she gets to buy her own house in local land so easily (nauzubillah, may Allah purify my heart) while we as land inhabitors for generations (as malaysian with salary about RM1.8k) can never afford mortgages. but instead i watched till the end and feel motivated to improve my finance source in order to get to buy my own house, insyaAllah. please make alot of dua for b40 (bottom 40% income population) in the comment section struggling to survive with our low ringgit value.

Salam: Giving evil eye in islam means someone felt envy and jealousy. These are Haram or forbidden thoughts to muslims unless it happens by accident because they forgot to say MASHALLAH and ALLAHUMMA BARIK FIK. So guys, if you ever feel envy or jealousy please please remember what beautiful things our prophet Muhammad peace be upon him taught us. He told us: do not harm your brothers/sisters with your evil eye and say MASHALLAH if you like something about them. The prophet peace be upon him also told us that a true Muslim is the one who loves for his brother what he loves for himself. So if you cant afford to buy a house be grateful to Allah that this sister (your sister in Islam, if you are Muslim) can afford it. Her happiness and success should be your/our success. I am happy she can have what i cant have because Allah subhanahu wa ta'la gave her that permission. There is a reason why i can't buy it because that is not meant for me and as a Muslim i accept what Allah gives me in this world. We should always say ALHAMDULILLAH! Allah gives everyone different blessings and also different tests in life. So when i read your comment i realised how you are also blessed by Allah because you were lucky to be born and live in a muslim country ( if you are muslim). Unlike sister Saira you dont have to travel for an hour or two to find a good halal restaurant in UK. You also live in a beautiful peaceful (no war) country with a great weather that you can manage in your every day life (compared snowy cold canada or Siberia). You are also blessed to have all your family/relatives or most of them near you. Sadly for this sister she came to Malaysia to protect her two youngest children, a 15 and 8 years old son and daughter from homosexuality as now in UK they are teaching children at school that they can change sex if they want to. This sister came to Malaysia to protect her daughter's innocence from school teachings as this is law in UK. But also to give them a different perspective about islam because many children lose their Islamic religion when they finish secondary or college. So this lady she had to leave behind her job, her older married children, her beloved grandchildren and her best friends to come to live in a foreign country in Asia, and start from zero at maybe 47/50 years old instead of enjoying in UK all her hard work of 30 years. Also if you feel sad and jealous of other people's success or what they have the prophet s.a.w told us that we should never look at those who have more than us but instead look at the ones who have less than us. You should then realise that someone else might wish to have what you have. ...imagine instead of saying to you MashAllah/Allahumma barik fik they envy you and give you the evil eye? Will you like that? Please Read Surah Arrahman. In that surah Allah asks us human beings 'which of our favours do ye deny?' Read the translation into your language if you dont speak arabic. I would like everyone who reads this message to understand why in Islam the prophet S.A.W told us to read our daily adhkar. Morning and evening, so that people's evil eye doesn't affect us. The evil eye of the envious and jealous ones will not harm you if you read them in the morning after fajar and after the time of sunset at maghrib time. Read every morning into the palm of your hands as if your making a supplication one surah iqlas, 1 surah falaq and 1 surah Nas then blow that air light spit into your habds and wipe that into your body startting from the back of your head to the front and then we h back of your body wherever your hands/arms can reach. Reapet this 2 more times in total is 3 times. Do this 3 times every morning after you wake up at fajar or after fajar, and in the evening after sunset at maghrib time and when going to sleep. Search videos teaching about morning adhkar and evening adhkar and you will find many in youtube. Then after those 3 surahs read ayatul kursi and read all the other adhkars from the sunnah the morning and evenings are the same but some change by saying morning and others mention the evening. You can read the extra adhkar by walking or doing your usual chores. The evil eye is real and the prophet S.A.W told us that if anything could have changed our destiny the closest thing that could have done so is the evil eye. Nothing could ever change what Allah has decreed for us but the prophet S.A.W was emphasising how dangerous the evil eye of the envious and the jealous are to us. There is the story of 1 sahabi becoming epileptic and almost died because another sahabi commented to him how his skin was beautiful. So evil eye happens also when we are not jealous or envious. Extreme admiration can cause evil eye if we dont say MASHALLAH/ ALLAHUMMA BARIK. This is the hadith of prophet Muhammad S.A.W. So protect yourselves from it. We are told that we can also give evil eye out of admiration and not only through envy or jealousy. So if you like your hair or you look yourself into the mirror and you see something beautiful about yourself say MASHALLAH to yourself because you could harm yourself with your OWN evil eye and do so to your own loved ones like your own children, husband etc) and harm them with the evil eye. So When you like something about your children say MashAllah and teach them to read their adhkar from a very young age to protect themselves from evil eye. When you meet a friend with beautiful clothes and you really like what she is wearing and you keep admiring it dont forget to say MashAllah/Allahumma barik i like your dress/shoes etc.. So protect yourselves and please stop posting the pictures of your beautiful children into social media and into your WhatsApp as people could envy you for having a lovely family as so many others dont dont have a family or children. If this has been helpful please let me know.if you are not sure what i said i can simplify it for you guys and reccomended boos about how to protect yourselves with adhkar. Please note you can tey to protect yourself but Allah decrees for you to be inflicted with evil eye it can still happen so just put your trust in Allah and pray for good in this world and for the akhirah.

@@shukriramlee betul, ada skim perumahan utk b40, namun, hakikat PPR dan stigma masyarakat miskin mempunyai environment buruk utk besarkan anak2, mudah pengaruh rakan sebaya bukan2. penagih, penganggur, penjenayah, pencuri dan rakyat semua berbumbungkan atap yang sama, belum termasuk kemudahan yg tidak ada maintainance, ibu mengandung terpaksa naik berbelas tingkat bila lif berbulan, kadang bertahun rosak. ini semua hakikat. Walhal kerajaan menggalakkan warga asing datang dan membeli perumahan elite, yg keluasan tanah shaja lebih dari mewah.... Semua ini boleh mendatangkan kemarahan buat warga miskin yang benar2 mahukan hidup selesa (bukan senang, hanya cukup dipanggil selesa dan selamat), tanpa perlu risaukan environment anak2 membesar. sedangkan kerajaan boleh buat kawasan perumahan elit ini kepada perumahan yg lebih terancang untuk populasi b40. populasi per kawasan yang lebih teratur dan tidak overcrowded-kan satu kawasan sampai beribu orang setiap flat. sekadar perkongsian bagi yg tidak pernah tahu apa hakikat duduk di flat mcm mana.

I would suggest, if purchasing property in Malaysia, please consider the developer's track record and location. Recently we have areas which are prone to flooding due to climate changes...do avoid those areas. Buy properties in a proper township with stormwater management facilities in place (retention pond, good drainage, higher up on a platform if landed).

the rule pf thumb basically u need around 15% of cash money from the house price, The 15% should be suffiecient for 10% downpayment, another 5-6% for legal feees and stamp duty

Agent job is to look for buyer,any payment made must be thru lawyer because they are the one whose going to distribute the money after confirmation from saler. Nobody taking money before authorisation from saler and lawyer.

I think the right question is how to reduce tax, not avoid tax. Property directly related to tax because its will through valuation and stamping. Generally no way avoiding tax😂😂

As native Muslim/ praticing Islam, it is sad to read from another Muslim on how to avoid paying tax. For us as Malaysian trying hard to practicing Mazhab Syafie even on Eid Zakat Fitr in money/ ringgit instead Imam Syafie allow on rice as medium of payment. Somehow some Malaysian tend to do twice the eid zakat fitr in our staying state and also in birth state because we knew by heart that this lands & waters (Malaysia 1957 or 1963) is passed down by our parents in jihadist blood & tears. Those foreingner/ expats either Muslim or Not please atleast do contribute wisely even ringgit value makes your own money seems more valueable. This secular Malaysia still a home or safe place for Muslim & intended for or have rights to be taken care as wakaf/ Islam land as fardhu kifayah or obligatory fardhu. Please migrate with the sense of practicing Muslim even all business applied hidden riba as currency value. Afwan.

Many thanks for the information on different aspects of living in Malaysia that you have been providing through your posts . I understand that you are an Expatriate from the UK already living in Malaysia most probably through the "Malaysia Second Home" programme. I found your videos very informative and these are surely helpful for everyone , especially Muslims with different cultures/languages, who may be contemplating to live in Malaysia in the future. Please keep it up. In my opinion, there is absolutely no doubt that Malaysia is probably the best countries of the world to live in, especially for Muslims. This country is good for Non-Muslims as well, this being a generally moderate Muslim country, with much cheaper prices and people generally speaking and understanding English "reasonably" well . On a personal note, I may say that I am a quite elderly person (at late "seventies" of age and one of my daughters, currently living in the UK as an "Academic" , teaching at the London University) and hence your posts were very interesting to me through "some one else's eyes" , since I hold a "Malaysian Long Term Spouse Visa" (basically residing in a very big "continent-country" in the Oceania), being married to a Malaysia-born Muslim lady but we live both in Malaysia and overseas from time-to-time. At the end, may Allah bless you and your family and grant you all a peaceful and very happy and fruitful living in Malaysia, as per your expectation.

In response to a few queries from one of the viewers on my original comments on Sister Saira's videos, please note that for any expatriate holding any type of Malaysian Long-Term visit visas (which are renewable and with "multiple- entry" provisions), it is NOT essential to take up Malaysian citizenship to continue to live in Malaysia. However, my understanding is that someone may get it after 10-15 years or so, initially probably going through the stage of "permanent residency" visa status. It really depends on the personal situation of the expatriate involved, such as, family situation, own profession (for living) and WHICH COUNTRY (i.e., NATIONALITY) HE OR SHE IS FROM , whether to seek Malaysian citizenship eventually down the track. It is to be remembered, however, that Malaysia does NOT allow "dual citizenships" for its own citizens and non-citizens (seeking Malaysian citizenship). As such, the "original" citizenships of the "non-citizens" have to be given up to qualify for Malaysian citizenship (along with many other requirements), if someone is interested towards the path of the "new citizenship". Once again, as stated in my earlier comments, I believe Malaysia is probably the best country in the world (especially for Muslims) to live in at younger and middle ages or after retirement , as personal situation may dictate over time as in my case. I hope this clarifies some of the questions raised.

If primary school and secondary is enough u go sekolah kebangsaan / sekolah menengah kebangsaan provide by goverment…. Take spm and go to any public university u want…about medical enough u go goverment klinik or hospital

do not get an agent if you could find a house yourself ( waste of money), it's so easy to do, go to any housing development project office you like, they would even handle it with their own solicitor, you can save fees like alot alot, it's not mandatory to appoint a solicitor as a purchaser. Look at solicitor's remuneration act if you are confused on why you would save alot. hope it helps.

Don't rush buying property...it 's better get more info before buying..there are thousands of unsold property above RM 500 k and so many high end property on auction reduced as low as 50% of the original price price..it's easy to sell back property ..

Scotland will get you a lot more house than somewhere near where you're from (in the south) I must say you are very head strong to be able to make the move BUT arent there times when you have doubts about making this move?... If you look up the Malaysian property market you will find out its not easy to break even or turn a profit if you decide to sell in a few years. Rental yields are low too. Moreover the Ringgit declining has led to many foreigners losing on the exchange. I suggest you look into these things before you jump in. Given that you can only come in on temporary visas, you might not live in Malaysia long term.
