On this episode I am in Dunn County Wi and a customer asked me if I was selling land in the area of this property and could I advise him if it was worth the price? So, I searched Land for Sale, found the real estate he was referring to and told him it is not a Whitetail Properties listing but I could represent him if he wanted. So, I packed up my gear, found the property and did a deep dive into it and recorded the process. I did not find upgrades such as food plots, stands or trails but I did find great habitat and shortly after this video received and signed an accepted offer to purchase! This is a process I can do for you as well. I hope you enjoy my insight.

Thanks Shane. My goal with these videos is to share my thoughts as I have them on the spot. Sometimes I don’t say what I’m actually meaning to say or I sound stupid! It’s live and unedited after all!! This property sold for 3500/ ac after I listed it. The access was awful. Walk in access only really. That entry bill just would not allow a vehicle. And their were multiple ravines. But hopefully I captured all that in the story. The neighbor to the north ended up buying this property and now that it’s attached to their property with good access it immediately jump to that $5500 an acre range automatically due to improved access. So that buyer gained $2000 in equity instantly upon signing at the closing.

She loves going with me. Even on the hottest days or coldest days. I let her swim in creeks if it’s hot to keep her cool. Or let her walk in my tracks if there is deep snow. I hope you found my vids helpful.

I'm a suburban professional in Richmond VA, who's had too many unsuccessful white-tail sits on pressured public land to keep trying that. It seems to me that since I don't have a truck or ATV and just want some solid land on which I can trudge in on foot with my Ghost Blind on my back this might be the perfect kind of thing. I can't see myself doing much in the way of food plots, but maybe. Would you agree that this is the kind of property most would pass on, but might be good for a hunter like me? (This assumes that a seller would take a low-ball offer, so that when I get too old to be trudging around, I can at least get my money back out of it.)

With the amount of data that is out there now putting in a lowball offer is not likely to get you very far. Consumers both buyers and sellers just know what land value is. I would simply target a county or two that you like within an hour of your home. Figure out your budget and then work with a land specialist real estate agent who is in touch with the market. They may have some “pocket listings“ that you can make it offer on before it hits the market. If you come in with cash and no contingencies other than a quick inspection, you might get it a little bit under market perhaps. Then if you did decide to do a little land work on it you can really increase the equity on your investment. I commonly feel I can get $500-$1000 an acre doing some of the things that I talk about on my channel. I know we have a couple of them depending on where you’re looking. This property that I filmed was sold below market as the access was very poor. It was a great walk in property. The neighbor added it to their portfolio and instantly made $2000 per acre equity because they now had access through their land. Where is the former owner really didn’t have a good access at all. Yes, I would be interested in speaking to and possibly hiring on a consultant basis an individual who A) had expertise in rural land purchase, B) had expertise in deer hunting to know what to look for on a property habitat-wise and sign wise as well as adjoining properties, that would potentially impact hunt success, and C) who wouldn’t be trying to shoehorn me into one of his own listings. I do know that there are firms operating in Virginia that specialize in Whitetail deer properties, but they seem to all be listing realtors. Maybe I’m being too paranoid, but I would probably feel better having an agent who wasn’t biased toward any particular property.

@@JamesBjorkSax James, do you have a particular area, county that you would like to purchase in? Also, the agents that I would refer you to not be biased about selling you their listing or someone else’s listing if it’s available. Their job would be to find you the best property that fits you. Too often I hear the same sentiment and it’s because of someone’s bad experience with residential agents. I’m going to refer you to a super strong land specialist that is trained to sell land. You should have a budget in mind which will generally dictate how much land you can purchase. And if you know how you will use the land, there are some subtleties that will come through when you’re searching and looking at property. You can text me at 612-619-7062 if you wish. And if you have any special requests in a property that’s helpful, but don’t make it too specific otherwise we won’t be able to find anything. Sometimes good is good enough has to be the attitude. You can always improve the land.

I have found several listings of 40 acres. But it’s landlocked. What can a person do? How do you get access if it’s landlocked??

About the only thing you can do is approach land owners who only access route and see if you can get an ingress egress easement that runs with the land. Sometimes they will allow your foot access other times maybe a TV access and other times you might get much wider access but I would generally expect the more land that you use the more you’re going to pay for it. The better access you acquire the more valuable the landlocked portion will become. You would just have to approach them to see if they’re willing and then do the homework if they agree such as survey and have it written up by a lawyer so that it’s legally solid. There are many considerations such as who will maintain that access. Generally though it will be maintained by the person that it was granted to

@@heathercrawford2121 I see Land almost weekly and I’m walking it. I come across maybe one or two deals a year. So it’s not easy to find. Right now everybody thinks they’re sitting on a gold mind and they are asking way too much. You have to find a distressed seller. That doesn’t necessarily mean they’re in a bad place is just that they are motivated to sell. Absentee owners, elderly that are just done with it, perhaps there’s a trust with multiple family members and someone just wants out. If you can come to them with a solution and make it easy for them many times you can pick up property for $500 an acre under market and then you can actually do pretty well. Simple things like making access better is probably the easiest return on your investment. Getting a guy with a forestry mulcher out there and doing two days of work will typically cost about $2000. And it can make a hell of a difference. I’m about done with my Polk County 30 flip. I’m just cleaning the inside and staining the deck and putting out mulch in the flowerbeds. And then I’ll mow the trails and I’ll put it on the market and I’ll do a wrapup video about that. I’ll have about $100,000 into it and I hope to come out of it with a sale price of around 235,000. $135,000 profit. I had an appraiser tell me I should list it no less than 269,000 and as high as 300,000 but I’m not gonna go that high I’m gonna list it 250,000. Another rule that I gently follow is leave some meat on the bone for the next guy and sell them quicker versus holding them because of the holding cost and time and work involved. It’s a win-win for everybody. Good luck!

This one did not sell I do not think. But I did find an old entrance that I am confident the agent never new was there. It was a trail that may have lead all the way back to the field . If that was the case, this property might be not bad. Thanks for the comment Melvin.
