Here we talked about our experience in buying land in Palawan as OFWs. We shared 5 key lessons that we learned along the way. Hope they'd help you if you're planning to do buy land too.

What to consider sa pagbili ng lupa: 1. Tingnan mga documents na sumusunod (Para masiguro na legit ang Tax Dec at title na ipinakita pumunta sa ROD at Assessors Office na nakakasakop ng lugar kung nasaan ang lupa) *Title *Latest Tax Declaration *conveyances (proof of ownership) Ano relationship ni seller sa declared owner at sa nakapangalan sa title. Ex. Si Juan ang nakapangalan sa Title pero si pedro ang declared owner. Kung Si Juan ang seller dapat may hawak din po kayo conveyance (sele, donation, extra judicial settlement, quitclaim, etc.) Kung paano ni Juan na acquire yan galing ka Pedro. May mga pangyayari po na magkaiba ang title at declared owner kung saan minsan nagkakaroon ng conflict. Sino in possession? Pwedeng, may title se seller, kumpleto docus pero iba ang naka occupy. Nangyayari po minsan na napa title-an ang lupa sa ibang tao pero iba ang tunay nag mamay ari. Malaking problema po yan. Kung wala pa title, pumunta sa DENR o sa PENRO para sa status ng lupa. Alamin kung ang lupa na bibilhin ay A&D or Alienable and Disposable. Baka po kasi ang ibinebentang lupa ay Timberland (di pwedeng matituluhan at di din pwede ibenta. May kaukulang parusa po ang pagbenta ng timberland base sa batas.). Sa DENR, Pwede nyo din po malaman sa DENR kung ang lupa po ay Road lot, vaka po kasi yung lupa na ibinebenta ay Road lot, di mo din po pwede bilhin yan kasi kukunin yan pag nag road widening. Pwede nyo din po makita kung ang lupa ay nasa salvage zone o nasa legal easement. Kung ang lupa ay adjacent sa dagat, may 20 meters po na easement yan, baka po yung lupa na nabili nyo ay sakop na ng easement. Di nyo din po mapapa tituluhan yan. Kung agricultural naman po gamit ng lupa at lupa na bibilhin ay nasa bundok, meron din po 40 meters easement yan kung adjacent timberland o sa river ang lupa.

Question po: paano po kung ang binebentang lupa ay 1) naka mother title pero may pangako na isu-subdivide; and 2) paano po kung ang classification ng lupa ay agricultural (hindi residential)? Sa pagkakaalam ko po ay hindi maaaring magtayo ng bahay kapag agricultural. Maaari po bang iconvert ito from agricultural to residential? Thanks and God bless!

Panood kayo ng KZfaq channel ng CNBC, ung series na Millenial Money. Lahat na yumaman kahit anong nationality are the ones who are 1. frugal that save money at 2. Ung marunong mag invest safe investments like Real Estate, etc. Live below your means and don't gamble on risky investments. Wait 10-20 years and you'll see the results.

may suggestion pala ako sa inyo, enjoy life habang bata kayo. kami ng misis ko retired na pero hinde naman maenjoy ang retirement namin dahil sa covid-19. balita namin by november, available na sa us ang covid-19 vaccine pero mga frontliners muna ang mauuna. dati every friday may potluck at mahjong kami (five retired couples) tapos every tuesday buffet sa casino. lahat iyan ay tigil muna sa ngayon.

Ayun po sinagot ko po sa isang question niyo. SPA po sa taong pinagkakatiwalaan niyo. Make sure na clear po ang nakalagay sa SPA na para sa pag transact regarding sa lupa na bibilhin niyo, even sa pagprocess ng transfer of title if kayo po ang toka doon at hindi ang seller.

Hi J! Sorry po ah late reply 😅. Sa totoo lang kayo ang makakasagot niyan. Ask yourself these questions before deciding: 1. WHY am I buying land? 2. What do I plan to do with it? 3. What's the potential growth I can get from it long-term? 4. How invested am I in this venture? Do I want to be hands-on? Importante po kasi na malaman niyo sa sarili niyo mismo kung ano ang gusto niyo. Kung gusto niyo na passive income, pwede naman both pero mas matrabaho ang farm unless may mga trabahador kayo. If your heart is into farming, then farm lot po. But if you want: - relatively low risk - minimal work/supervision needed - guaranteed monthly income (if fully occupied) - one-time investment (then maintenance nalang) Then apartment po kayo. But if you want: - to sell food products - contribute to the food security of the country - have your own plant food or animal food source - want a quiet place to stay Then farm lot po. Ingat lang po na ang area niyo ay hindi daanan ng bagyo ha? Kasi mataas risk sa crops if daanan ng bagyo. Make sure mga resilient crops piliin niyo. Ayun po. Hope this helped. God bless you too! 😊

Hi po pa shout po. Mayron pong 8 hectares na binebenta nanay ko at may agent po na lumapit s akin kaso hinihingi mga photocopy ng land title, tax declaration and sketch plan kasi daw po ibibigay nya sa buyer. Hiningi ko din po phone number ng buyer kaso di nya binibigay. Binigyan nya ako ng contact number niya at fb account nya. Ang tanong ko po legit po ba eto or scam. Ang bili daw po ng lupa is 1.3 1 sa kanya 1.2 sa amin.

Hi Mark! Sorry for the late reply ha. Will ask Tita Ivy, our go-to person for issues like this. Usually talaga ganun ang ginagawa ng mga agents. They get copies of the documents so they can present to buyers. Kaya di niya binigay ang contact number ng buyer kasi siyempre naghahanapbuhay din siya. Kapag diretso magkausap ang seller at buyer, mawawalan siya ng commission. Siyempre if siya nakahanap ng buyer, may right din naman siya sa commission. But if kayo ang makahanap ng buyer, mas maganda na directly kayo mag-usap with the buyer para madali na. Wala pa kayong babayaran na 5%. Common practice din pala na bina-balloon o dinadagdagan minsan ng agents ang presyo kaya 1.3 sa kaniya and 1.2 sa inyo. Think of them as middlemen sa mga negosyo. Maganda na direct kayo makipag-usap sa buyer but if wala kayong contact at sila ang meron, they will of course protect their interest din. As for legit ba or scam, I cannot tell. Kasi normal naman humingi ng dokumento ang mga agents. Pero best pa rin na if ever na magapa-agent kayo, doon lang talaga sa kilala at pinagkakatiwalaan niyo.

Hi Dennis! 😊 good morning! Yes po. Nung una kaming pumasok sa stocks nung 2014 after mag-attend ng seminar ni Marvin Germo, plano namin ay long-term investor lang muna kami that rime since 'di pa namin siya masyado gamay. Pagpasok ng 2018-2019, inaral ng husband ko ang trading. So every day after work he would listen to stock traders discuss their strategies etc. So nag-shift na siya na trader instead of long-term. Yes po, may kinita po. Nakatulong ito sa ibang naipundar namin, even sa Balai Biyaya nung nagpatayo kami ng bahay. Sa ngayon medyo laylo husband ko sa stocks dahil mahina rin ang market and focus siya sa construction business. Maganda ang stock trading kailangan lang talaga ng panahon at pag-aaral. 😊

Hi Manuel! Hmmm ito po ang sabi ng Registered Financial Planner na si Randell Tiongson. Sabi niya, “The best time to invest was yesterday, the next best time is today, and the worst time is tomorrow.” So, I believe pwede pa po. The next best time to invest is today kasi tiyak po magmamahal pa lalo ang real estate sa paglipas ng panahon. Kahit ano po edad natin, investing should be part. Hope nakatulong po! 😊

Paano po ba yung pagbili ng lupa with rights only? Paano po iveverify yun at malilipat sa name mo yung title. Safe po ba at mas makakamura bumili ng rights kesa sa lupa na my title?

Hi Monica! Apologies for the late response. Natabunan na pala ito. Yes, mas mura ang lupa kung "rights" lang. So bale based sa experience ng husband ko nung bumili siya ng first lot niya na rights lang, ang ginawa ay 1) Icheck sa City Assessor sa munisipyo niyo kung yung nagceclaim na "May-ari" ay siya talaga ang nasa record na nagbabayad ng tax declaration ng lupa. 2) Ask din if updated ang pagbabayad at walang utang sa taxes. 3) Maaari mo ring icheck sa barangay kung nasaan located ang lupa na bibilhin if may ibang claimants ng lupa na yun. 4) Paki check din pala if ang lupa na "rights" lang ay hindi grant ng gobyerno. Meron kasi na mga lupa na nakagrant sa mga landless urban poor na hindi maaaring ibenta. Malalaman mo yun if relocation site yung lugar na yun. If hindi, then that's okay. Kung maayos lahat, proceed na kayo sa payment. Ang payment ay ginagawa pa rin sa harap abugado at may Deed of Sale pa rin just like when you're buying titled lot. Tapos kapag ready na, pwede ka naman mag-apply ng titulo if marelease na ang area and open na for titling.

@@monicarhys2036 Oo sis, seryosong usapan kasi ang pagbili ng lupa. Mahirap maloko hahahaha! Yun ang pinakainiingatan natin. Sa experience ng sister-in-law ko, bumili rin sila ng "rights" lang dito sa Puerto Princesa pero naloko sila kasi hindi pala pwede ipagbili ang lupa for some reason. Kaso nakabayad na sila. 'Di na binalik nung tao ang Php90k nila. Ayaw ko mangyari yun kahit kanino. Paki panood pala yung Episode 2 ng Pabili ng Lupa ha. Para sure na sure na makaiwas ka sa mga problematic na lupa. buti malakas ang loob ninyo bumili ng lupa. ako mahina ang loob. iyong misis ko ang malakas ang loob. siya ang pumilit sa akin bumili ng bahay namin noong 1990 worth $264k. ngayon siguro puwede namin ibenta ito ng $800k plus. dito sa california ang mahal na ang bahay o lupa tapos mayroon chance pa na magkaearthquake at every year na wildfires. puwede kami bumili ng bahay at lupa sa labas na ng california pero sa mainit o malamig na lugar. senior citizen na kami ng misis ko, kaya paeasyeasy na lang kami.

Opo, mabuti po malakas loob ni Abet awa ng Panginoon. Ganun po yata sa mag-asawa, mabuti na may isang agresibo sa pag-invest, at least may patunguhan ang kinikita. Maganda po yang investment niyo, maganda na rin equity. Pero kumusta po kayo now? Diba po may wildfire diyan ngayon? Sana po okay kayo diyan.

But if not, unfortunately the law does not allow foreigners to own land unless you're married to a Filipina (and the land will be under her name) or if you're part of a corporation. You can buy condominiums (but personally I'm not a fan 😅). Up to you. 😊 Thanks again!
