You need a stable income, good credit rating and relationship with banks etc. Also banks won't lend if your income won't suffice to meet repayments etc. The way it's going is actually outrageous and is a human rights issue as well. Governments and banks have gone too far, we are paying the price for their f.. ups and we pay enough tax through the ass.. I'd suggest buying overseas if you can, or make sure you have multiple sources of income. Don't give up your life just to get a mortgage . you have to live and enjoy life as well.. Take your time I say.

thanks for another informational video Chris. hard to put your emotions aside when buying your first one. We were very close to buying one but had to withdraw last minute due to some circumstances. Also, prices now are going crazy here in Nz!

The average home price in New Zealand is ONE MILLION DOLLARS!! That's not the average of a city, that's the average for the whole freaking country!!! How did this happen??

It will come down. Because the wages don't really match up. I have an engineering job that pays approx 75K. I have saved up to 30K after working 5 years. I am thinking of doing an MBA instead of buying a house, so that I can earn 120K after I finish.

You use the word "we" a lot. While I never purchase lunches, cook for myself, saved, and sacrificed (like you say), having enough to buy a house as a single person is not even remotely possible anywhere in the greater Wellington area. I think your perspective makes sense for two income couples, but completely misses out for single people. Not everyone is as lucky to have a partner to split the mortgage. I've been saving for 34 years by living with other people (I'm in my 50's now), and I'll still never catch up with the increase in home prices. Rent prices are so high in the entire greater Wellington region there's no hope for saving enough if you're renting at the same time. I've calculated that if I lived in my car for the next 8 years, along with my existing down payment savings, I might just save enough to offset being single income earner on a mortgage and buying my first small home at current prices (that's not even assuming they are more in 8 years, which likely they will be). And no, lenders will not service a mortgage on 90% of apartments to first time apartment buyers for a variety of reasons. So while your video is not unreasonable, you're kind of simplifying and making assumptions that are not available to a vast number of people, regardless of how much we "sacrifice" - as other single people have already said in the comments below. The only sacrifice I have is to live in my car for the next 8 years. Would you do that? I doubt it. I'm probably going to. The two main problems with Wellington is wages and supply - average wages cannot keep up with average home prices, and there is a vast undersupply of housing (especially smaller and low price range) for the number of people that need to live here. I don't think you mentioned these two main problems in your video, but maybe you should have.

@@deficator750 Hi Lean. The bank wants as much documentation as you can provide, like proof of employment, salary and expenses for 3 months, credit card statements for 3 months. Do you have a mortgage broker? They can help you with that, from my experience, it's easier to deal with banks if you have a mortgage broker. Good luck.

Hi Chris :) I am a 23 year old 2nd year Registered Nurse and I am single. I have been saving soooo hard. I have a big student loan (50k) from studying nursing and I find that my pay-check from DHB nursing is just not enough! It is really disheartening to have studied so hard and invested so much time and money to only be earning around $650 per week. How do you recommend as a single person getting into the housing market?

Hi Hannah. You can try and increase your income. Can you request shifts in your department? It makes so much difference when you work weekends, holidays and late shifts like pms and nights because of the penal rates. Have you done your proficient pdrp as well? That adds about $100 per fortnight. There are other options as well, like travel nursing, I know of one where they fly you to Auckland or Dunedin for the weekend to work in the eye clinic, it pays really well too. Hope that helps 😊

I’m going to just be honest here, I have a friend who’s a civil engineer and not even he can get a house being single while making a 70k income living at home with no student loan 🤷‍♀️

@@PossumNZ1 I know 4 people now who recently bought a house on a single income one being a nurse and the rest earning less than a nurse. Each person did something differently, like not being picky with location, eating ramen noodles until he bought a house (not recommended) lol so yeah, it can be done. The sad thing is, we live in New Zealand and you need to sacrifice a LOT in order to buy a house.

Why don't you try finding work in Australia? RN here earn like $40+/hr, so I'm guessing they earn $1500+/week, if not double that depending on whether they're casual or full time.

I notice a lot of housing asking for like 100k below RVs done in 2021. Does it mean the RV value isn't very accurate or are housing prices dropping Rapidly?

Both correct, the RV here compared to EU, for example, is 4x higher than the realistic value. Horrible place to be buying houses

Could I ask someone questions?? My partner passed away I paid all debts, cut up credit cards. Now mortgage free. House in family Trust. But I would like to buy another house. Can you please advise as I am a senior citizen. So can you help??.

It depends on a lot of factors, like location, condition of the house etc. If it's in a big city, more likely it will sell for the price that they want. The more experience you have in making an offer, the more you can gauge what prices are like in your area. Where are you buying?

Housing in nz should of be for born new Zealanders overseas and immgrants should have to live in nz for 5 years before they can buy one house nz groverment spending one million a day on motels 365 million a year to much overseas buyers and immgrants and infrastructure is not in place roads schools water hospitals footpaths etc so much born new Zealanders will never own there own home in the country they are born in petty sad really nz groverment have sold this counrty away from the people they built it and nakenz what it is

"How to buy your first house in New Zealand" You don't. Do yourself a favour and move out of the island at the first opportunity you have. Thank me later. Don't give your money to boomers who sell and go live in South East Asia with your money. Unless you have a successful business, NZ banks will have you by the balls for decades. While the government saved the arses of the people who default on their payments in 2008 (one of the many reasons the market there never crashes as much as it should as the government is always interfering) I don't believe it will happen again. People are fling NZ by the dozens of thousands every year. Not to mention a third of the population live on welfare (met a woman living in a 1 bedroom hotel, with kitchen, that the government was paying for for years while I was living in a crappy room in a house shared with 4 other people. That's how the government will treat those who work. It's a socialist nation. Only reason the economy keepa afloat is because they can import endless immigrants. Problem is, even for immigrants of many "3rd world countries" it is no longer a good deal to make the move to NZ. The money you save is no longer enough. Again stay away and thank me later. Unless you are a bum who intends to live off the state once you get your PR, stay away from NZ.
