My wife and I did my 22X40 shop. We watched a bunch of videos, including yours. We rented a walk behind floor grinder. That took us 1 1/2 days to get it done. What we found out towards the end is to put a 60# retaining wall brick on the machine for added weight and it made it go 5 times faster. My wife did 80% of the grinding. I kept washing out the water/slurry. We cleaned the shit out of the floor. We go two part epoxy from Exterior Coatings. I mixed and she rolled it out. We did a full broadcast pretty much the same colors as you just did. Scrapped and cleaned the flakes and then rolled on the same polyspartic top coat. The prep time is 85% of the work. I don’t think that you always need to hire a pro to this kind of stuff. Enough research and willingness to tackle it you can get it done. Mike does fantastic work. What I would worry about is hiring someone and they do a half ass job for a ton of money. At least if I screw up it is my fault and I didn’t pay someone thousands of dollars to mess up.

It's beautiful! I myself would not tackle such a job. My brother in law tried it once in his garage and it didn't last long because he used a cheap mix, mainly because he was cheap.

That floor is beautiful ! I would take on a small project doing this, to learn and get the process down. I would only use quality, professional materials, would take no chances on the product. Like painting, it's all in the prep. I'm guessing 70% prep on jobs like a concrete floor. I don't do this for a living, but have worked with epoxy since the late 1970's when Jim Peters invented G1 epoxy in Vancouver, Canada. We tested many of his new products and inventions, was a fun time !

Mike what do you use to fill the control joints? I didn’t see any in this garage. I’ve seen some companies leave the joints and it does look nice. I push rod bacer down to about a 1/4” below the surface and then use a quick dry crack filler then grind it down to a smooth seamless surface

Nice job, no drama. I would like more tech. i.e., grinding stone what grit how long does a cutting/grinding stone last and costs of consumables close-up of preped floor before, during and after grinding amount of open time for coatings products that you like grinding machine data appx costs per sq. foot etc. Love to see patch and or repairs to existing.

What are you using to grind the floors exactly? I reached out to a rental company recently about renting one and they had multiple options, but the one used in the video looks like a floor buffer. Thanks in advance!

I’m looking at getting my floor coated. What are my options with a brand new floor? It’s a week old right now. Garage doors coming soon. 28x24 building. I’m just looking to keep it nice. Not really sure if I need it a solid color or just remain normal concrete look.

Could you use Mapei Eco-prim grip instead of cleaning the floor? It would save a ton of prep.

Never did a floor, im a GC in Ca, and going to be doing this for my good friend, and don't want to screw anything up, and want it to last for decades... looks like grinding the floor is the way to go, the moisture part with the plastic is a good idea rather than the etching solution... i'll be following you through this process to make sure I get this right, Thanks! (Then i'm doing mine)

I’m watching because I want to do my own flake floor. I want a pro product that will last me many years. I’ve installed two other epoxy floors. The first one didn’t last, the second solids based floor lasted 15 years which is when I sold the house. Previously I’ve etched, I’ll be grinding this time. I doubt my floor is insulated and I’m wondering if a primer will help prevent pops or peeling.

Question, how likely is it that a “repaired crack” will transfer through the coating down the road? Also how much flexibility is there in the product say a shrinkage crack develops in the concrete a year or so down the road is it flexible enough to not transfer through? I am talking more shrinkage type cracks not larger cracks caused by substrate instability.

Does going all the way outside past the garage doors affect it anyway? Always a portion in the elements. More prone to peel?

Just because someone says that they are an expert doesn’t mean that they are. The concrete finishers that did my driveway and back patio did a shit job. I paid 13k for a poor job.

“Experts” and “professionals” providing a long lasting, durable, quality product with their “craft” is almost no existent. I’m sure there are some outliers, but most just claim that status and have little or less knowledge then I can find online. Couple that with exorbitant unsubstantiated labor charges and you have masses of people just DIY’ing with mixed results. Mostly that get passed to the next owner. I really wish there were professionals that I could pay a reasonable price for expert labor and skills, but if that ever existed, it’s gone now.

I did my own garage a few years ago and after 6 months it started flaking pretty badly where the cars came in and out of the garage. I already see where I went wrong. By the naked eye I thought the surface was smooth enough so I didn’t bother with a grinder. Lesson learned.

I bought all the [Quality] *Stuff* to do my daughters 20’x20’ garage & with the cost of the Power washer & Concrete grinder machines?? It was simply about $1K less than a professional service to do. What stopped me from doing it DIY? My inexperience. Sometimes? It’s “CHEAPER” to have Someone with experience to do it since on the job training mistakes can be quite costly. Sometimes the way to save money is to go with the Pro even though you end up spending a little bit more money in the long run.

For $1K difference I would have it done, IF the professional was good and I trusted them. I'm uncertain how much of this is done in Canada. Many times ' professionals' will take the job to get the experience. I learn so much from this channel. so good at what they do.
