How to fill out Schedule E Rental Property is a video discussing the schedule required for reporting your rental income on your individual income tax return. In this video, we discuss the rental property expenses and how they should be categorized on the Schedule E. We cover the common expenses for rental properties and how they will appear on the tax return on your Schedule E.
The Schedule E Rental Income will be offset against your rental property expenses on the Schedule E which will ultimately lead to your net rental property gain or rental property loss. This is where you report your rental property tax return items.
We hope this tutorial helps you fill out the Schedule E for your rental income property so that you are reporting everything correctly with the IRS and State. This should be very educational if you have real estate investments or you are in to real estate investing.
This is a walk-through guide and tutorial to answer the basics of Schedule E tax form and the income and expense items associated with rental activities. Please be sure to check out our other videos about rental property tax deductions as well as the most commonly missed rental property write offs. Please don't miss out on your rental property tax writeoffs because that would mean that you're just leaving money on the table. But sure to get every tax deduction that you are entitled to so that you are operating with tax efficiency.

Are taxes already paid on the rental property (on the 1098) a deductible Sch E expense? or should that be deducted elsewhere?

This was super helpful! Thank you so much!! I have a rental that I did renovations on. I noticed line 14 says repairs. Would this include things like expanding a bathroom or moving a kitchen into another room etc.?

Hi Catiria, actually, repairs are to fix things. Expansions, remodeling, and basically upgrading is considered "improvements" which are to be depreciated. For example, patching a hole in the wall would be a repair but breaking down your wall and putting up a new wall would be an improvement. Great video and help! this is my first time to filing taxes without an accountant. I have one property owned by a single member LLC. I can see that in past years my accountant filed Schedule C but it looks like I need to fill Schedule E, what would be the right Schedule to fill and file? Thanks you!

Hi User1, yes you can, and it's awesome because the losses that are released are deducted as ordinary losses (they aren't capital in nature).

Great video. Question: Where would you record a 1099-Misc property tax refund (successful prop tax grievance refund for prior deducted years on Sch E) on Sch E or the 1040 (commercial prop) so that the IRS computers will find it and properly match it up? I don't see any way to record the refund on Sch E. The only income line /or positive offset on that form appears to be Line 3 (Rent). Thanks in advance.

This was very helpful. 2020 is going to be the 1st year I am going to rent out both of my condos and I am nervous more about the taxes at the end of the year then getting started. I believe people can claim certain things from a previous year, would this include HoA assessments?

Yes the loan closing costs are considered an expense that going to the basis of the property and the points that you pay for the mortgage or amortized over the life of the loan

My 2020 1099-misc for oil and gas royalties does not show tax cost (as in previous years). Also, there is no reference to line 16 in the 2020 schedule e instructions. I've not been able to get an answer from the 1099 issuer. Is tax cost no longer deductible? Thanks.

I'm a new tax preparer and I'm having trouble finding the answer looking at the instructions for form 8582. I've got a total loss on rental real estate which was passive activity since a management company was used and there was not material participation, but I'm having a hard time determining if form 8582 must be filled out and if I can actually deduct the loss because it is passive activity.

Hi , great video guys. I have a question I purchased a rental home in September 2019 and rented only for 1 month in 2019, can I put all my expenses in the 2019 taxes, or do I have to spread it between 2019 and 2020 taxes? Thanks.

Hi Elissa, you would only be claiming the 1 month of activities in 2019 then. If there's rental activities in 2020, then it would go on your 2020 tax return to be reported in 2021. I hope that helps Elissa, thanks for watching!

Where do you declare Safe Harbor for Small Taxpayers? Can you add that on Other? I had a water heater that I want to expense instead small amount around $1k.

Hi J, safe harbor is automatically awarded or given if you meet the requirements. There's no place to declare it, but it's reflected on the Form 2210.

I have a question about condominium special assessments collected to replace a roof. I believe that is a capital expenditure and should increase the cost basis of the property for depreciation. Is that correct? If it is correct, then how do you reflect this new increase on Form 4562? The video was helpful. Thanks for posting it up and educating us.

Hi Wilson, it should be pro-rated. The pro-ration should be based, generally, on square footage.

I noticed the loss at the end of the calculation. I have encountered problems with a similar situation when trying to qualify for a conventional mortgage-- my Debt to Income ratio was said to be too high because of a lot of such paper losses from expenses. Do you suggest limiting the number or amount of expenses to prevent this type of problem (I still want to be able to qualify for a conventional mortgage)?

Hi Jeremiah, that's more of a personal question and I see that extremely often with my current clients. Not only is it for conventional mortgages, but also for getting the necessary financing for additional rental properties, or business loans, etc. So it really depends on your personal situation where you need to "show more income" on the return to boost your lending power. It's a trade-off because you'll be paying more in taxes at the cost of enhancing your lending power. It sucks! But that's how the bankers do it and the position they put you in.

Yes absolutely. If that's a rental expense, then it goes on Schedule E. If it's personal, it goes on Schedule A as an itemized deduction.

With showing a net loss, it is hard to get approved for loans if you apply for new mortgages. Could you leave off the depreciation to show net profit?

Do you have to list all expenses? For example, if my income before expenses is $20,000, I have $4000 in taxes and $6000 in interest. I then depreciate the property by $10,000 leaving me with a taxable income of 0. However, to a bank they would see my income as $10,000. If I report more expenses, it would just make my loss look worse.

Hi Carlos, no you cannot. But that would be a wash anyways. Because if you claim $100 cleaning expense to you, then it's a $100 deduction for the rental but it's a $100 of income for you. So it's a wash for cleaning (get the joke?) lol.

Can you write off your annual payment for mortgage principal on the E form too or just the taxes, insurance and interest?

Hi Josh, you can't deduct your principal, but yes, you can deduct the mortgage interest (from the Form 1098) and also the property taxes, insurance, home owners associations fees, utilities/garbage/sewer, maintenance, repairs, depreciation, etc... And yes, that's all reported on the Schedule E.

Your purchase price divided by 27.5. That gives you yearly depreciation.
