Found my first Manhattan apartment at an incredible deal - a rent-stabilized unit, a full service building in Murray Hill, that was renovated with the best materials - marble, granite, everything brand new (to try to jack up rent as high as the law allows) and still $1,000 below market. The management company didn't want to rent it to me and asked for a high income (had it just high enough) and then demanded guarantors (gave them that too) .. even the agent didn't think I'll get it. Lived there for as long as I could before I got married and bought my own place.

there used to be no fee apartments. now if you find the apartment by yourself, the broker still gets paid 20% of the annual rent even though he didn't do anything. Landlords want security deposits -- good luck getting it back when you want to leave. If you want to break your lease, you are legally liable for the rest of the lease. Also, keep in mind that 50% of your salary will go to NY state tax, NYC tax, Federal tax etc... I am not exaggerating. Do not come here expecting it to be easy. New Yorkers are finding it hard to live here.

Landlords require potential tenants to make 40 times the rent in employment? That's crazy. I live in L.A. and the Landlords here require a tenant to make 3 times the rent. You get space in the apartments in L.A. for what you're paying. It's crazy how N.Y. studio apartments will average around $2,000 a month for 260sq. ft.

Do not live in New York City. It's a nice place to visit, but not to live. It's very expensive and the apartment space is VERY small. Just move to Houston Texas. Houston has a bunch of shopping malls and the apartments are spacious. It is definitely NOT in the middle of nowhere. And you get apartments for a really good price :)

Many people focus just on Manhattan, but certain areas in Brooklyn and Queens are almost as convenient and cheaper - Long Island City, Queens is 15 minute subway ride from Midtown and you can get a lot cheaper rent. Forte Greene Brooklyn same thing. Even considering Hoboken and Jersey City could be an option.

here is a new reality -- realtors have the apartment inventory for every block computerized. so now rent prices operate like the airlines. say you see an apartment at 10AM and the rent is $3000/month. you think about for an hour and call the agent and say you'll take it (= $6,000 payment upfront to landlord FYI). but at 10.15AM an apartment across the street in a different building got rented -- so the inventory has decreased on that block = now they can raise the price of your apartment to $3500/mth.

No mention of roaches and rats. When I was a student, to help pay for my tuition, I painted a Doctor's penthouse overlooking Central Park. Prime real estate without the Trump name. The place was literally covered in wall to wall cockroaches. Absolutely discusting! Just because you're a doctor and are well off, in New York City, the cockroaches don't discriminate, and they like a good view as much as you do.

Try Miami, FL. I lived there quite a while ago, but I was ready to accuse the exterminator of spraying a fertility potion instead of roach poison. After he left, they all came out. I even found a couple in the refrigerator, still alive. Yecchhh!

If u were seen as picky or fussy by asking too many questions , then agent soon lost interest in u and get someone else as a tenant , not you. Thats becos usually agent have like list of people to show around and choose from anyway, so rentals are so high demand and u better be quick.

+Flag "first", "sandstorm" and "301 club" comments as spam for a surprise Living in the suburbs might not be as great as you expect. Suburbs are awfully stressful with loneliness, depression, homeowners association, child abducters, psychotic homicidal housewives and stressful daily commutes. Living in the country might not be as great as you expect. The country is awfully stressful with the lack of amenities such as sanitary water, regulations to prevent companies from dumping toxic waste in your backyard, depression from loneliness and the ever present threat of your local meth head/crackhead/ serial killer. why do landlords require income to be 40 FORTY effing times bigger than actual monthly rent.I want to rent a studio somehwre in the 2500 $/mo range, do I really need 100K annually?I mean doing the math gets me 30K on rent, food is very cheap, I honestly think i could easily live in NYC with say 70K( im dont go out often and eat mostly home coocked meals since im an athlete).

Smaller landlords will consider your application even if you don't meet the income requirements, but big management companies have responsibilities to their investors/shareholders so therefore they cannot deviate from this business practices.

I know, that is absolutely absurd. My rent here in Las Vegas is 1/4 of my total income and I live comfortably. I love the Big Apple, have visited several times in my life and it's great, but it is NOT worth the insane living costs. I have access to nearly all the fun activities NYC has, plus things NYC doesn't have. My 800 sq ft one bedroom apartment costs me $830 per month and I'm only about two miles away from the strip. NYC is a total ripoff.

People need to be debriefed about New York City before coming. NYC is a hell. It is so hard to get things done, and get problems that arise, completed and squared away . It is very expensive. It is unfriendly. There is division among racial and ethnic groups like you wouldn't believe. It is a place you aspire AWAY from.If you MUST, visit 2 or 3 days, then leave.
