Attention Mortgage Loan Officers! Want to know how to pick up your Purchase business?
Establish solid relationships with Realtors!
More and more, the requests are going from “I want to refinance…” to “I want to get Pre-Qualified…” or “I found a home and offer was accepted!...” is a clear sign that our business is leaning more and more towards a ‘Purchase Market’.
With Rates on the rise and Refinance leads slowing down, we need to adapt our focus to what is in demand and right now its Purchase Loans!
So you would think its easy to find a Realtor right? The idea of just buying a Realtor coffee or bringing their office a box of donuts should be enough to earn their business for life, but that is simply not the case.
The truth is that selling to a Realtor is far different than selling to a prospect and I made a VIDEO where I go into depth on this and how to improve your approach to earn the Realtors attention and consideration as their ‘preferred lender’.
In short, a Realtor is already being smothered by your competitors with Starbuck cards, Donuts, lunch offers or appointments to meet for coffee that never end up working out.
How you sell to a Realtor is much like comparing how a Refinance loan is to a Purchase loan…there are much more moving parts.
You have more parties to consider in the communication from Buyer / Seller Agent, your Client, Title and Escrow and Processing! Because of this, most of your competitors will shy away from doing Purchase loans and this is where your window of opportunity is!
But if you practice the same old school tactics of ‘I was just dropping bye and I just happen to have this box of treats with my logo ALL over each item for you….” Then you’re name, company and business card will be thrown in the drawer with ALL the other solicitors trying to trade snacks for business.
Understand what advantage you can offer the Realtors, like;
- CRM Technology that allows you to log in from a tablet or smartphone to produce a prequal on the spot!
- Access to Niche financing that their ‘Preferred Lender’ could not do. I.e. “ call me if you have a loan that you can’t get approved, I’ve been making magic happen with quick turn times to make the American dream come true for clients….let me do the same for you…”
- Research Open Houses and Broker Locations in your area and research the Agents before you approach them
- Consider their BRE License number to determine if their a Veteran Agent with established relationships or if their a Newly licensed Realtor just trying to stake their claim and build their pipeline
Knowing where to focus your time and what message to deliver is key to earning the trust and attention from Realtors, but when you do earn it you are setting yourself up to become a Brand within a Brand because Realtors don’t care what your lender name is they care if you can deliver and ensure their money is protected.
Realtors want accountability and thoroughness to ensure they’re not wasting time with non-qualified buyers and not ruining their reputation or income by working with an inadequate source of funding.
Learn how to establish a relationship with a Realtor and you’ll slowly build the credibility you need to become their ‘Preferred Lender’

I saw another video of yours where you said it was not very valuable to ask realtors for their turndowns. In this video you say this is a creative way to get ahead. What is your current stance on this? It seems like when you were saying it was not very valuable it was because it made you look desperate and you were wanting their "wood".

This is a huge help! I've just made the decision to become a MLO 2 Wednesdays ago, and haven't even gotten the pre-test course yet, but I'm trying to be as prepared as possible. The best way to meet a realtor is in the middle of a deal. If you are already working with the buyer and you have great communication with the realtor, letting them know how the loan is progressing every step of the way they are going to love you and refer you to their realtor friends.

In Washington DC AREA. Most of my realtor friends told me the home buyer here are work for big companies and very high education they never ask a realtor to help find a mortgage lender. They deal with lender directly and not share their private financial information with realtors .

They do not need to share private info to realtors, all realtors care about is if lender is reliable and can deliver per COE. So the having a realtor have confidence in you is key as they can tell you who it is they are working for, showing homes in blind faith that the lender will close on time or at all...

I like the build momentum approach. The problem with new realtors is the barrier to entry being so low and the failure rate is extremely high or you have a lot of agents you sell 1 house a year doing it part time. Nonetheless, 5 Realtor referral partners who each do 1 or 2 days a year is better than 0.

I just started looking into becoming a mortgage loan officer, and videos like these show me how unsustainable and potentially toxic acquiring clients can be. How sustainable is buying gifts? Another video I watched, made by a real estate agent, said to work create value for an agent by offering to work for free. Do agents really expect courtship? Doing business with people who are only there to take something from you is not that great. What’s the fail rate of this “business”?

I believe you responded to my co-worker, Owen, below. I do like what I learn from your videos, and like Owen I just got my MLO but that test did not prepare me for retail mortgage. Where do I even begin to retain a borrower, when they're already working with a realtor (presumption they have a pre-approval)? I got in the industry because of my own bad buying experience but I didn't have MLO's reaching out to me I had to find one on my own by googling.

Yes, very common problem that pushes out most of the agents that even enter the industry is the trouble of making the right connection. I believe you need a mentor, do you have someone within your network or environment that can mentor you?

Lindsay Maupin hi Lindsay, purchase agents is referring to Mortgage Loan Officers who focus on Purchase Loans more than Refinance which typically has a different type of sales when compared to a Refinance Agent. Does that make sense?

jvolstad you have the right to secure financing from whomever you wish, some realtors may ask for proof of approval or valid preapproval and that is what you need to show them, i can help you get financed if you wish or you can always Select a lender of your choice, it is your right 👍

@jvolstad FYI not all realtor referrals are automatic business; it’s ultimately up to the one who requires financing to make that decision. All the LO can do is refer to the mutual connection and build upon it.

stay close to the successful movers and shakers on our floor and remember one thing that I wish I was told when I started...most successful movers in this industry are older and at times it may feel like they don't take you seriously, but it is just they know what it looks like 5 to 10 years in the future from where you stand now, do not allow that to deter you or sway off your path. Understand that when you're in the presence of valuable experience the best thing you can do is stay quite and soak it up, offer to do grunt work or offer support anything that you can do to get you closer to the 'refined process' that they've fine tuned into the engine that ensures them constancy and top pay... that my friend is what you want to take from it, not the lifestyle, glories or drama that they come with...it is their system. You will have to pay in some way to stay close it, whether it be monetary or time, you will need to sacrifice for as long as it takes until you figure out their code, but once you do...fly! hope that helps

Great video! There are times where seasoned realtors will use newer realtors to do their open houses for them. In a case like this is there anyways to find out who’s actually holding the open house? Because I would hate to say oh ok she loves Cheetos and it’s John the new agent thats there.. who’s a vegan and now I’m like uhh… lol

LENDERS : Stop kissing ass with your coffee invitations and snacks hoping you get referred a client from brokers ; Realtors work HARD to get a new client , most PAY for lead generations and maintain a relationship with their clients so their experience would allow them to be referred to friends and family. You want to start a reciprocal relationship with a realtors ? how about you refer them a client ?? this business goes both ways ..... Oh.. you don't have access to leads or clients ? ..... well.. start working on that instead of begging realtors to work with you .

I don't know what I was expecting, but after reading the title you would have thought there was something special that he was going to deliver in this video. But this was all loan officer 101. If you weren't taught these things in your first week in the business then you are at the wrong company.

The top RE agents have been doing business with their LO's for years. The newbies don't have any business and the newbies will ask the top agents who they should use. Not realistic in this marketplace.

Jack Martin i believe the newbies offer something that the old school cannot and it’s social influence and awareness. I agree with you that some relationships will be hard to break, but in this market with the ‘newbies’, they’re the next class who will change the game. Things evolve, Jack. Millennials are game changers for sure; I can't relate to them and they can't relate to my generation; it's more about texting than relationship building, "Your demographic" has no soul and no depth. Using the "F" bomb in your presentation shows lack of respect and relatability. "Social influence?" What? FB posts? Awareness? Of what?" Millennials are so introspective and entitled how can they be aware of anything other than how many "likes" they have? Young L.O's can quote rates and get loans approved true but do you ask the borrower's what their short and long term goals are? Do you care about their financial situation when they are old and grey (like me)?

Jack Martin You speak out of both sides of your mouth. You say that you “care” about those you do business with, yet you make complete generalizations of a whole group of people just because you feel as though you can’t “relate” to them. This makes you a salesman and not a sales professional. As a sales professional it is your job to “relate” to as many people as possible and refrain from generalizing and making assumptions especially in the housing/mortgage industry. Just because someone uses language that you may not agree with doesn’t make them unprofessional-that’s an opinion. The key is knowing your audience and adjust accordingly. You may not be able to relate to them because you haven’t opened your mind to see life through their eyes. Food for thought!

treats are not illegal so long as you have marketing material on them, ie your company name, logo and contact info. what is illegal is ONLY giving them treats and shit if they give you business in return

You have several key basics in outside sales, down... However, the FIRST rule in business (and outside sales, especially) is to keep the profanity absent from ones mouth. I had to go back and see if I HEARD right! (?!?!?!?!) Yes, I did! You had several "F bombs," and there is absolutely no reason for it in outside sales, consulting, or any business; for any persons representing a business(or their own) for any reason. (Besides screaming it in ones head, at times! LOL!) I hope you will consider this, and I wish you great success~ Keri

Keri Robicheaux thanks for the observation Keri, since this is not about telling you to curse at your clients or referral partners it’s about how to get them, understand I’m speaking to you level to level as I’m in this process with you, I’m not selling you to be my referral partner. I appreciate your feedback and agree, you shouldn’t drop f bombs to your clients or partners...fortunately that is not what I’m doing here nor am i recommending. 👍

i think you're paying attention to the wrong section of the content...its the message and words you should be soaking up...not that im driving...do you talk when you drive, Joe? I just have a mounted camera up while I do it is all. Most agents will look for problems with a scenario, whereas i've found the most successful look at the scenario for its use...not for whats wrong with it. but whatever, all the best to you too Joe

You certainly seem knowledgable, however... I could not help but notice your frequent and proficient use of the "F" bomb no less than 4 times throughout the course of your 13 minute video. I would encourage you to leave out the cursing as it compromises your credibility as a professional. I would not be able to recommend this video because of senseless profanity.
