Very few houses sell at or below appraised value, perceived value of the buyer is what sells your house

I love your videos and I am learning a ton. Especially when you talk about potty humor. Question… Perceived value kind of does impact the value positively if it sells fast because if it’s not sitting on the market because House payments you have to pay while the house is sitting on the market isn’t it?

I disagree I flip houses that are extremely outdated. All I ever do is update the kitchen and the yard if needed, sometimes the bathroom of extremely ugly. Normally make at least 20% profit including my costs

So add a room and finish the basement… thats what i got from this. Im a 1st time homebuyer feeling like im getting ripped off, so i go to find out how to increase its value so ill get more then i put into it at the end of the day, and all i got was to add a room or finish the basement

While this is informative, I don’t think it’s a good idea to be encouraging people with lots of money to go out and “buy lots of real estate” so they can earn more money from it. There’s a housing shortage here in the States and this is exactly what is contributing to it. We need to start being more mindful of our actions and stop being so greedy.
