Great videos!!!!. I want to move to Orlando in 2-3 years. What would you suggest I do, purchase a house that I can rent for now then move in when I go to Orlando or try and get rental property(apartment or house) now and worry about my home when I am finally ready to go down there? I think you said you would run rental? Thanks

Hey Thanks! This strategy is something I've helped implement with others- identify a home or townhome to buy now at low mortgage rates using your good credit, 20% down, and "2nd home" qualification, with the intention to live in it when you move down permanently in 2-3 years. Meanwhile, after you close on the home, list it for rent and have it pay for itself *maybe with some cash flow* for those first 2-3 years until you arrive. By then it might have even appreciated in value by 2-3% year over year. any thoughts on SFR's as a second home/ part-time rental in Acadia Estates/Windsor Hills area just south of Animal Kingdom? I'm finding a lot of nice homes in that area.

Absolutely- a NH client of mine just picked up a vacation rental in champions gate that grossed $90k a year pre-Covid, and was still pulling in $50k/yr gross rental amount last year. Keep in mind the fees are higher in these neighborhoods and management fees are also more than long term rentals. Windsor hills is a bit older but you can’t beat the location , and the short term rental market is the one soft spot as far as a buyers market (but not for long I’m predicting). For actually living in the home long term, you’ll have to deal with new neighbors partying on the weekends in the pool next door, but hey, it’s Florida! AirBNB in Osceola county is a target area i'm making another video on- with motivated sellers of vacation rental properties and once theme parks get back open again it could be a time to buy in. If in Orange County though, technically not supposed to allow short-term rental but if no HOA there are many that do. And the county is considering lifting that restriction in some cases. $150k gets you a condo 2 bedroom, such as Windsor Hills or similar near Disney, renting for $89/night at 70% occupancy per year (on a good year). Vs. $1100/month for long term renter in say Metrowest. This will be a comparison on the next "investor spotlight"... stay tuned!

Hi Yennifer, Unfortunately its tough to get any kind of mortgage without some kind of down payment or credit history- especially with Covid-19 causing banks to tighten up lending restrictions. Veteran loans are 0 down, but there are closing costs. In many cases, foreign nationals can use 35% down and obtain a mortgage with a higher interest rate for the remainder, then refinance later down the road. No short term rental in Orange county- and most HOA's have provisions against it. Davenport, Kissimmee, and areas on the west side closer to disney allow short term rental.

You mentioned the Lake Nona urban sprawl into Osceola county, how do you address the Osceola county poor schools ratings issue, is it buyer beware due diligence.

Osceola county is HUGE. speaking only about the Narcoossee road corridor in st cloud 34771 has 8/10 school rating for k-8 according to greatschools.org as of Jan '21. in 32832 to the east of "official" lake nona, there are good ratings as well, with a new high school planned near meridian parks. Sunbridge will continue this trend as things move south-eastward. Tavistock is also planning a private school in Laureate "2". I volunteered for the Science Olympiad as a judge of middle school kids science projects a few years ago and Narcoosssee middle had some amazing kids in that competition. Overall I think ratings of schools can be misleading; if your child is in the honors programs and involved in extra-curricular activities, they are probably on the upper end of the bell-curve for test scores in a school, and will have a good educational experience there. just my thoughts as a "northerner" coming from boston/michigan thinking Florida schools were inferior... which they are not

@@OrlandoPropertyAdvisor well said sir, so essentially we just need to follow the golden rule of real estate "location location location, regardless of actual zoned school testing results" . That said I think your presentation was very good and you delivered an amazing amount of quantitative information in an articulate qualitative manner. But full disclosure of school district quality is critical to families purchasing descisions an greatschools.org is highly subjective due to the reliance on surveys submitted by parents. Students aren't graded on how their parents feel about the school, but rather students are graded on their actual performance which directly reflects on the entire school as a community and by extension the neighborhoods zoned for those schools. Numbers don't lie, they are truthful to a fault unfortunately for those that fall below a standard! www.fldoe.org/accountability/accountability-reporting/school-grades/ An like yourself I am also a Northeastern transplant to Orlando, so the long term quality and stability of our zoned schools was a primary driver in selecting our neighborhood. Fun fact for those reading this that don't know Metro Orlando (covering 4 counties) school zones are on occasion rezoned due to community growth, so you could get rezoned to a lower rated school.

@@dlouis1219 This is great insight- you know your stuff and im sure will find the right neighborhood or location within Orlando (some choose to be near private schools like Lake Highland prep, windermere prep, etc). As a REALTOR I took a code of ethics that prevents me from "Steering" so I can only speak about my children's personal experience in a particular school, or refer to public info, or past clients who have kids in some of these schools. But I encourage those relocating to visit and take school tours, see which magnet programs they might have, and don't just look at test scores or demographic percentages. As a friend of many school teachers, it is the parents who get involved with their kids' education that tend to succeed in higher test scores rather than rely on the school entirely to make an 'A rating'. for more on what makes a Realtor a REALTOR, read here: www.nar.realtor/articles/steering-schools-and-equal-professional-service

@@OrlandoPropertyAdvisor Holy smokes I didn't know; even positive comments from a realtor about a school district is considered steering a home buyer according to the gov't . Talk about having to walk a fine line, I salute you sir, an full disclosure my first realtor years ago was tu'rrible in this regard I knew more about the orange county school system then she did! Fortunately we made a wise choice and this time around we intend to make a similarly informed decision. Thanks for sharing the link it sheds light on some of the responses we have received from various realtors we have contacted. Also you are 1000% correct that parental involvement both in and at school is absolutely critical for both the students and schools success; it takes a village to raise a child.

No, Orange County in general is not Zoned for short-term rental. And HOA's here have restrictions on minimum lease periods, that need to be approved. The short term rental areas are in Osceola county closer to Disney and there are some good deals on some of those right now due to less tourism

Homes in lake Nona 32827 range from $400,000 to over 4 Million... but the typical laureate park home is around $600k

Crunching numbet, giving boots and con but no talk of the land stability, terrain potential problems. Beware of Florida people don't pay attention to details.

Mechanical Engineer here... Coming down to Florida in 2008 I met a guy working as a Sinkhole mitigation specialist. They had this proprietary technology that would drill down under the houses and stabilize with concrete, if there was any shifting of the foundation. All the new neighborhoods have a planned unit development with soil compaction testing done on each homesite/area prior to the builders getting permits approved. No Flood insurance is required on these, as they are 10' above the 100 year flood line. The only hilly areas with terrain issues are west of clermont/minnoela with Sugarloaf mountain ridge there, many homes have retaining walls, but nice views! in the video I talk about going newer construction in St cloud and letting the area grow towards your investment. The first 5-8 years of ownership should not need much in the way of repairs. A 15-20 year old house however, will need improvements if the current owner has not done them. The market is currently sustaining multiple offers on homes in these hot areas- regardless of age or repairs required.
