In this video, I cover how to get your land set up for full-time stationary RV living. When you're building or developing land, you might be interested in living on site. Living on your own land while building has some benefits, you're close to the job site and you can avoid renting a house or space rent in an RV park.
To get everything set up you need to have water, power, and sewer hookups, and in this video, I explain how I got everything set up so that we could live on the land while.
I talk about costly mistakes that you can avoid as well as several suggestions to help your full-time stationary RV living to be more comfortable and less like camping.

I probably will be staying in my RV I I two have a 38 foot and there’s only gonna be two of us two adults but I was hoping you would be able to tell us more about how you were living and the cost of a lot of of the different things that we have to put in I put in a well already but there is a powerline to the edge of our property They want so much money to run the line from the pole to my fifth wheel but I think I’m just gonna have them drop it down put it right in the ground right there and then run it myself from there and to where I want it I am currently living in Idaho but I will be moving to Arizona I bought 30 acres and the only thing I need now is a septic like you said. And I need to run the power from the pole to the ground basically and then I’ll take care of trenching it to the area that I want to have my fifth wheel and where the well is installed.Your video is excellent I don’t know if you get paid to do the video or not but you did a good job.

I would like to do that, too, but it is very hard to find a county that will allow you to do that. If you find one anywhere in the U.S., let me know! They also don't make it easy to find out the regulations on their websites, so the only way to really know what's going on is to talk to people who've done it.

It's allowed on ag zoned land in some arizona counties on a yearly permit basis if you have a septic system installed.

I just bought land. I made sure I could live in what ever I wanted to live in. No HOA. No stupid crap. I want to stay in my r.v. but put a garage/shed/ barn type thing over it. To stay safe from hail and the winds. Even though I do real well in winds and minus 30 plus temps. But yes....to set up electric. I don't need septic I got my own way for that. And grey tank I can have run into some area. Store it to water crops I'm growing. The soap keeps bugs off the plants. Already learned how not to let food particles go into tank. There is a well but I got to see how good it is, or not. But I can also get away with water totes. Just have to see how the well thing goes

Many counties now allow tiny homes very small square footage of some as small as 160 sq ft this is the solution buy a piece of land and put a tiny home on it. Then you can park your RV next to it if you want.

Subscribed! Great video and very informative. We're looking at moving onto our raw land and already live in a class B RV. We've been looking at something larger to move onto the property and this answered a lot of our questions and has us pointed in the right direction.

In my Florida County you can't live in an RV hooked up on vacant land, but you can physically be on your land any hour of the day if you follow county ordinances. You can clear, fence, power and well without a primary dwelling. People buy land and use it for storage, projects and recreation. It's warm year round and the vegetation is so thick you can clear very private patch under a canopy of trees in the back. You can still find affordable land with 5bars of 5g cellular and 10 minutes from a Super Walmart, Home depot and Planet Fitness showers. Not a setup for an RV, but might work well for a minimalist nomad in an off road, off grid rig who needs some space and likes to be outside and is always on the move.

We have Starlink as well. We love it it's better than the rural internet in our area but not as good as the hardline we used to have in the suburb. Keep making videos ❤️ it!

Apparently you can use it in multiple locations so if we travel in the future in our RV we will have good service which was always a stress

@@chronicandironic8701 I think it has more to do with the level of production on the land. In my area if you have a certain number of grazing animals per acre you can have it classified as ag land

We're about to start this journey in central Washington. We have the RV and the land so far. Did you keep the RV beside the shop during the winter? Our biggest concern is snow load on the roof and slide outs. We are considering pulling the RV into the barn (using the remaining barn space as rec area and skipping the barndo step) to make it more doable/long term as we build our house. However, I'm not sure how venting would work with propane heating and cooking. Thoughts?

I was just sitting thinking about how much acres of land cost and what I could do with it I'm thinking in the future of getting an acre or two of land somewhere private but not too far away from a major city preferably somewhere that's not too hot during the summertime and not so much snow during the winter I think it will be awesome to get a comfortable RV I'm sort of intimidated about getting a license for it because they're so big I'm thinking of buying a truck and getting one of those portable RVs that I can pull around I don't need anything too big or too crazy just comfortable with enough space for me and my dog live out of normal things like a shower and a small area for cooking and maybe a little hangout space when friends and family visit , . I'm 26 Lived in Chicago my whole life i've traveled around it been places in many different states I've been out the country plenty of times , within the next five years hopefully I should have enough for a adorable truck and a comfortable size camper/RV that I can tug around , living on the road really expensive gas food stuff like that I think it would be more economical to get a little land to plant my feet on somewhere not so far out from a city . Case of emergency and also every day things like groceries and essentials and also a job that I can put up with is important overall . Most of the time friends and family visit over the years I found myself staying home a lot more I don't go to bars or clubs or anything like that anymore I only go out for shopping I go to the gym twice a week and I also like to spend time at the gun range at least once a month sometimes twice basically trying to find a suitable spot for my needs the first problem is that I live in Illinois I mean a mediocre one bedroom apartment over here it's fetching over 1000 Plus utilities as well per month I think it would be a great investment to get a half acre or a quarter purchase it , make myself comfortable depending where you go from what I've seen near heavy populated areas in Illinois an acre of land can cost anywhere from 10 to 15,000 all the way up to 50,000+ which is insane to me but given the fact that it's near civilization it's understood by comparing the prices of other states it just seems like Illinois is just really expensive in general I mean the taxes out here is incredibly high I'm still trying to learn more about how purchasing land works I just came up with this idea today for some reason

Nope we stayed at an RV park that we had a month to month lease on while we were doing the improvements. In the past we had stayed in campsites that didn't have full hookups and it was a lot of work managing tanks. if you don't mind it then I wouldn't worry about it, but for us we wanted to make sure to have full hookups. Also monthly rent in parks is a lot cheaper than daily rates, we got 379 a month plus pay for our own electricity

How far from the power pole were you....how far did you have to dig. What was the cost to put up your panel box?

I got an easement from my neighbors pole that was on the property line so I only had to dig about 10 feet from my property line where I put my 400 amp service. I dug it by hand, and the panel was about 400 bucks. The power company paid for my line from the power pole to the main panel. They have a credit they are able to use when starting a new service and since we didn't have to run far we were under that credit. I did put a 200 amp service on my barndo so it was about a 80 feet to the back panel and the 50 amp RV hookup was about 35 feet to the power post I installed. Wire was a bit pricey for that.

I already have an old house that I live in on 6 acres. I want to move in an RV and hook it up and move out of my old house to get out from underneath all the repairs it constantly has, high home insurance premiums, and maybe even decrease the property taxes. It is just a thought. The utilities including a well are already here obviously. Seems to me I can just tie into all those existing utilities. Since my husband passed away 2 years ago, insurance rate doubled on my house for minimal coverage and $1000 deductible. I think insurance companies think widows can't upkeep the home so they raise the rates to the point that you got to drop it. It's criminal, really.

That sounds really tough but I think you could find something really nice and dependable that took less maintenance. There are trailers called destination trailers that are incredible.

I have seen them they are very cool, the only thing about that vs the septic is that in a lot of places to get the ability to get power or well permits you need to have a septic plan so you'd want to make sure that the area youre buying in would allow it. You could always add it after but you'd still have to have a septic system. Do you know if they build any of those that work on traditional septic tanks?

Great information, I have a question. I have some property and I want to rent it out but not for a fee but rent it out for free if the person clean the property up. I will allow the person some time to clean the property up and as long as they keep the property clean and pay the taxes every year which is about 125 a year and the road is pave is this a good idea? A well is on the property plus city water is possible there is a septic tank but it kinda OLD meaning haven't be used in 20 years. The reason why I want to do is because i live out of state and the person be doing me a favor property is South Carolina

That's a great question, and I would definitely consult with a real estate attorney. Here are the things that I think. When you rent out a property you need to do it in contract and layout the exact terms of the lease. If you have somebody paying taxes as part of staying there, I think you're creating a potential legal nightmare. When somebody pays into the property by paying the property tax for a certain number of years, they can actually create ownership in that property. So eviction becomes very difficult because they can argue that they've been building equity into the property, and especially by paying the taxes have been performing ownership duties. I would make sure and make it a normal lease. Their lease would be upfront. Upfront you would pay the taxes, not them, and you would have a way to evict them if needed. Obviously you don't want that to happen, but anytime you put a tenant into your property you need to give yourself options and assume that you're going to have to do an eviction. Does that make sense? Obviously local areas have their own rules and some states are easier than others so definitely check with an attorney

In in Louisiana, the county allows living in a camper, .. i just got a land and a camper. Now im trying to find info on utilities. Im so confused about that 😢. My plan is live in the camper for few years, save and build in a future.

That's a really solid plan, it saves so much to go this route. It is confusing but I found calling the county and asking people there has been really helpful in getting specifics for your specific case.

We were aiming at a more affordable house but would live RV life if our employment were mobile while inching toward debt freedom.

Okay cool! I definitely have some tips for living RV life while working cuz having a stable internet connection is incredibly important along with a few other items. Cost of living is so much lower though compared to where we were in Southern California so it worked out really well for us

Yea you are able to get mail and delivery services but it takes some time to get an address from a piece of land that was originally just a parcel number. If you call your county they will direct you to the people who assign addresses

That's a great question! Where we live, we bought land outside of city limits, so there's no zoning requirements. Areas there could be zoning requirements which would dictate whether you could build a house or use it for something else. The other thing you'd want to do is check building codes. Different areas have different laws about how much you can build. How big you can build? Types of buildings you can use, if you can put RVs or other building requirements will be set by the county and so you will need to check with the county wherever you are looking.

Cool video. I have a couple questions, but what bothers me most, is some counties say you can/can not live in an rv while building. What is the reasoning behind that?

That totally bothers me too. Counties have zoning requirements, and they specifically pass laws in some cases to keep people from being able to live on their land in RVs. RVs. I think there's a bunch of stigma around full-time RV living and so certain areas don't allow it. The county that I'm in doesn't have any requirements about that, but I think it's very important that you do your research based on where you're looking because there can absolutely be zoning laws and requirements. Does that make sense?

@@homesteadingbarndo Yes sir, I actually looked it up after watching your video. My wife will be calling to make sure those posted rules are up to date. As of now though, they require split zoning. Also while looking up rules and regs, the different agencies might have conflicting rules from each other. For instance my state EPA says I can install my own septic, but one of their inspectors has to inspect before you even begin. The county does not mention that at all. I have to figure that out as well. I can not thank you enough for posting this video. You saved us trouble and money.

A lot of it gets summed up and rolled into "zoning rules" but the reason is they can't tax you because you don't have a house. In the end, it's always about the $$$

So your septic is for 3 bed, 2 baths then? Not for the 2 rv hook-ups, barndo, and future house? Got a little confused there. And so you're good with the septic rated 3/2, even though at times in the future you might have 2 RV's, Barndo, house? So that won't overload it? And the city/county was good with that even though it's evident that you're obviously over a 3/2 when they come by and see more than just a 3 bed/2 bath?

Nope we got it rated for a 4 bed 3 bath and 2 RV side cleanouts, we did decided to not use the disposal in the sink tho which does increase the size capacity requirements since you put in more solid waste.

Definitely you could get somebody to do that for you. There's excavation guys who will do that, and oftentimes they do concrete work as well. It isn't too complicated and in most spots you'll spend between 6 to 9000 bucks to get a septic system put in

@@jayisswagg Do you contact your local city? They'll help you with the right contacts and permits that you need. It varies from county to county. In some places like my county you only need a septic permit in order to get your electrical panel. Depends again on what kind of utilities you have around and each area is different. In some places you could use city water or another areas you'll need to drill a well. Definitely check in with the county that you're thinking about and they'll tell you the process

Depends on the tree and the state. I live in Idaho where smoking trees is frowned upon.

I wouldn't keep any tanks open. Gasses don't discriminate.

If you're stationary, and doing laundry, taking showers and doing dishes, you're going to have to keep your gray tanks open. Just make sure you put a p-trap in there and no gases will come back

@@homesteadingbarndo You don't have to keep it open. Where did you get this info? It takes 3 mins a day to open the valve and close it.

Depends, I'd say freedom of location is more important because you can save a lot on cost of living but you need to be able to generate revenue while on the move
