We all know foundations are important but we don’t always treat them like they are. We join painting expert Mauro Henrique on a house call as he helps a homeowner revitalize and protect their foundation with a few coats of masonry paint.

Mauro helps a homeowner add to their homes curb appeal by repainting a cracked and
chipping paint foundation.
Mauro removes the old chipping paint by scraping with a 5-in-1 painters tool [amzn.to/40ls1oD], moving parallel up against the peeling paints edges. To remove any remaining dust or debris, Mauro scrubs the foundation with medium to stiff nylon scrub brushes [amzn.to/40Hc9Nd]. To paint the foundation, Mauro uses a medium grey primer [bit.ly/40wOajO] and masonry paint [thd.co/40BrcYC] and applies 2 coats. To cut-in the edges Mauro uses 4” stiff nylon cutting brushes [amzn.to/40lOEJN]. I pressure-washed all the low quality contractor-grade paint off the foundation wall--which is textured to look like brick and mortar. Waited a week for it to dry. Then applied a high-quality paint/primer with a four-inch brush. I did this 12 years ago. It still looks good today.

He also said there's no need to prime because the paint was "self sealing". He never showed the label of the paint clearly. The links shown list a separate primer (Kilz), but the masonry paint link just sends you to the Home Depot page for a variety of paints. No way this project cost $30 with the paints shown in the link. More like $150. Sloppy lack of details imply you need a pro to help you with this project. That's not true as long as you get accurate information on the correct products to use. This Old House skipped all of those details.

What about painting a foundation inside? Would the same process be used? My paint in my basement is beginning to peel in a few places but it is popcorn style paint so worried there might be a special process to reapply it - I am assuming it was originally sprayed on initially as paint.

What’s the best paint to use on a cement foundation outside. I live in upstate NY and get all kinds of weather here and my house is on corner lot with all the rain, snow, heat, wind you name it and best color to use since I have white vinyl siding and also if decided to due different color siding in the future.

I'm 51 year old married man that resently became disabled. I have vaulted ceilings. How can I paint my wall without getting on a ladder or climbing. Being disabled, I'm now tight financially so hiring a professional is out of the question. Love to see a creative solution for disabled people who try to do what they can. The sense of accomplishment is very important to people struggling with physical limitations. Thank you.

They make extension poles that are 20+ feet long. Cutting in the edges will be difficult to do neatly, but anything you can do with a roller you can do from the floor level.

@dtemp132 is correct, they also have edging tools too that attach to extension poles. You should be able to make a good go of it! Good luck!

@@dtemp132 This is true. If you paint the ceiling the same color as the wall, you don’t really have to worry about cutting in. This works well with lighter colors. And it’s very modern.

I have a raised ranch home and the foundation has a cement coat on it that is also painted. The concrete coating in places has pulled away and needs repair and re painting. What kind of cement coating needs to be applied and then painted? Thanks. Steven B. Upstate NY.

Its probably either stucco or mortar. You can probably find a how-to video. If not ask, ill help The original install more than likely did not use a bonding agent. You'll want to add that

Got to grind or etch the concrete. Then use epoxy paint.

I would recommend that you don't. If this is for a garage, then no matter how you prep or what product you use the hot tires from your vehicle will eventually cause the paint to detach from the concrete.

Probably because the brushes are junk ones made for this kind of stuff. They don't hold much paint so 2 brushes is more paint. Plus it's on a textured surface so it helps a bit too, I'm sure. But I thought the same thing 😂

That would be very unusual. To attach siding to a poured or masonry foundation, you'd need to attach firring strips. Why damage the masonry just to add something that can rot? Also, you want a sizable gap between the ground and siding to (1) limit splashback on the siding and (2) limit the likelihood that snow sits against the siding.

That depends on where the water is coming from. Start at the roof. Are there gutters/are they clean? Then grading. Does the grade slope towards the house? Add dirt. Is the land a low spot? Might have to add water mitigation(there are various drains and landscaping options). Hopefully, you don't need this》Sometimes the foundation itself needs to be water proofed. This is expensive for what will feel like not much in the end

Tell more about the slab. Is it new? Is it outdoors or indoors? Are there cracks? Is it already painted(old paint and the condition)?

And if you have a polished surface with oils and paint, and etc you're gonna want to pressure wash and etch the concrete. Then depending on usage you have different "paints" to consider. Epoxy based or stains and etc

Woulda been easier to pressure wash the loose paint off. It was flaking easy enough... plus flat surface... and not too thick of a paint job to start with..or just old.

For those considering painting their unpainted foundations, please don't. Get it parged instead. This is where they apply a thin coat of cement/lime/sand mixture and then sponge it smooth. It will last for years unlike paint that constantly needs attention because it peels.

The main reason why the paint peels is because masonry and concrete have a very harsh ph level and that eats at the paint and causes it to fall off. The second reason is if there is moisture in the block or brick, then it will cause efflorescence in the mortar joints and that will destroy the paint as well. If there is a water issue you have to resolve that first. Once that is done you need to use a concrete sealer/primer before you paint and it will last much longer.

@@indomitableson Exactly right! And you can never completely elimate the moisture issue since moisture can be infiltrating at all sides. This is why you see parging done on the majority of homes. It holds up much better than paint and it’s just a naturally compatible material to use as a coating. Paint just suffocates everything as well as keeps moisture locked under it.

Why not just take a wire brush and brush the heck out od that contain and make sure you got sl the loose paint ? A scrapper won't do a good enough job alone. Take the extra time do it right.

Painting a foundation isnt always the best idea because the concrete needs too breath . concrete floors you do not seal before painting and do not use latex on floors use epoxy paint or enamel floor paint . outside foundations the easiest way is preasure wash then use an airless sprayer goes faster less mess less hassel better results also if you have cracks fill them first or have a pro do epoxy enjections to seal up the cracks . this foundation looks old or it was parged because if it was form poured it would be smooth and flat and waterproofed .

Why does she think 4 hours is a long time to wait? lol, paint takes time to adhere and dry lady, probably should have waited a day, whats the rush? This paint will peel off within a year or two, should have done it first with a chemical clean, then sandpaper or still brush, clean, then paint, wait a day, then paint. Wasting paint otherwise.

That bad eh? Scrap old paint. Clean with brush. Apply 2 coats of masonry paint. He could of spoke Chinese and I could still understand. 😅

The gray draws the eyes attention to the difference between the foundation and the house. If she had selected the same color that the house was painted for the foundation, the eyes would not be drawn to the distinction between the Foundation and the house. In my opinion, it would look better all in one color.
