Do you have relatives in Queretaro? Does your husband do all the cooking in the house? He always looks a little tired in the videos. Lol. But you look all ready to go in the videos…just an observation. A person has to figure out all the details before they embark on a big life changing move like moving to Mexico. I’m on the fence right now. I want to teach English and move to Mexico but then I get cold feet.

I'm confused, don't you need an RFC to get the utility bills you need to get a bank account? Which also makes it difficult to rent without one come to think of it.

The proof of address doesn’t need to be in your name. For example, the one we used for the apartment we’re renting in GDL is under our landlord’s name. They’re only checking for the address.

We paid for a Poliza Juridica.. All we supplied was our last 3 payslips and 3 references each but they never checked the references and they didn't check our bank statements. Only the payslips. I have heard other stories where people are asked for birth and marriage certificates also! So it seems very hit and miss as to what they actually do and don't check. At least once we have paid for it if we have any issues with the landlord we can go back to the lawyers for help.

Here in Merida, it is common to pay 2 months of deposit if you don't have a fiador (here they say aval). So first month, 2 months deposit and then the lawyer fees.

Right, they might say aval depending on where you are in Mexico! When you say lawyer’s fees, are you referring to the póliza jurídica?

Succinctly explained, par for the course with Alex. As a retired mortgage broker with high assets and fico score who spent over 25 years advising people how to qualify for a home loan, I thought it would be a shoe in to get the PJ (poliza juridica). It wasn't! Hire Alex or someone to advise you if buying or renting in Mexico, they do things differently down here!

If you’re paying as much as a months rent for a Fiador, what function are they providing vs just paying that monthly rent directly to the landlord?

The fiador acts as a guarantor. If the renter stops paying the rent, the landlord can legally go after the fiador for it. If you pay someone to sign as your fiador, it is a one-time fee of one month’s rent.

This is such a scam!!! That’s the whole point of a deposit. 😡😡I hate that I have to pay double a deposit (more that USA). And let’s be real. We aren’t getting it back
