The numbers videos are absolute gold. I especially appreciate how conservative you are in your forecasts. I loved the twist of comparing two couples: one going for a “regular” retirement age and the other aiming for early retirement.

Thanks for sharing the info! One thing that I don't understand is how to scale up. Lets say I have my mortgage on my 1st house and I have enough down payment for the 1st rental property. I don't know how I would qualify for the 2nd property because my DTI ratio is probably max out already. Another question is how to work with lender. Should I tell them the loan is for a secondary home or just tell them it's for rental probably? It seems to me that the interest for an investment property is higher.

Yes sir. Your book is my game plan. Especially when it comes to the snow ball method. Use the savings snowball to buy 10 properties then the debt snowball to pay them off. Simple, easy to understand.

Hi Coach, I like real estate investing and love your advice. I don’t make all that money you put in your examples but have been able to make it happen and I have 2 rental properties with no mortgage. Watching your other videos have been very helpful, I do have my home which still needs work, it has a small duplex in the back that needs to be rehabbed, then I will have 4 rentals. Thank you very much!

We are on year 4 of that example Coach! We hope to purchase another investment property and get some cash flow to add more passive income. This vid eerily almost has the same numbers we have (except the income part) and working towards the end numbers we hope to achieve. Thanks a lot, keep posting Coach!

Once retired, what did you do for health insurance for your family ?

We use the Obamacare exchange in our state. It currently costs almost $1,200/mo for a family of 4 (unsubsidized because we earn more income than the subsidy ceiling) for the highest deductible plan possible. I don't love the situation and it's expensive, but I like knowing that I understand what kind of insurance we have if we really needed it in an emergency.

Do you generally recommend the debt snowball approach over just buying more properties with the extra cash? Also just a side note - I'm surprised you didn't mention the Roth conversion ladder as an option for the 401k of the early retirees

Thanks for the comment, Nicholas. I think the Debt Snowball is great AFTER you've already made some progress buying properties. Until then, reinvest the cash in more deals. Some people wait until they have a few properties and then start a debt snowball. Others wait until they have 10 or 20. That's definitely a personal choice related to risk tolerance and what helps you sleep well at night. A ROTH conversion ladder (www.madfientist.com/how-to-access-retirement-funds-early/) is definitely a possibility in their case. But I personally prefer to leave the 401k as a back up plan and let it keep compounding. Perhaps it's just my bias, but hopefully anyone interested in that option can read Mad Fientist's article that I linked above.

I cannot disagree with the 4% rule enough. If you are not earning at least 10% in an investment, you are invested in the wrong vehicles. The IRR on real estate should be much higher, unless you are over paying and living somewhere like Los Angeles.
