I'm going to tell you exactly how to open a laundry mate for free step by step. Also going to say to you the Start cost, Expenses, profits and of course the challenged
Although this is free, it does take some leg work and effort. The goal is to grab these cash business for free and create a network and sell it for millions
How to start a laundromat business with no money
Start-Up Cost
3 ways to get started:
Buy: 50k- 500k
Build: 175k-300k
Free: Lease
Expenses
Rent: by square feet, and it should be around $1 or less per square foot because of the nature of the business. ( And the margins are very low)
Water: The more expensive, the better for you ( means your doing business)
Gas: “
Electric: “
Insurance: Depends on the company and its for liabilities in your business
Employee (nope, that'll be free also): Hire them on a 1099 and pay them based on picks ups
Maintenance: have a company on call or a full-time employee ( google search and have them compete for your business )
Security software: 30-60 bucks per month and this for ( camera and making sure your environment is safe)
Taxes and Common area charges ( cost like garbage disposal and snow pickups) Depends on the state
Wifi: 15-30 bucks per month
Profits
It can be 3$ per load in the small machines and then also 6$ for the large machines
Half the business is done on Sundays
Cash every single day
Step1; Store Scouting
- You want to find run-down laundry mats and reinvest into them and bring them back to life ( why you're buying the plumbing and the location) 10 indicator that business is falling
- (why)Things you need. Gas, two forms of electric 110 & 220, proper makeup air for dryer, sewage, drainage, space, permits ( starting cost of a new one is 150k-300k)
- Have the landowner pay for the out of pocket cost
- Existent store or closed store
- Look for competition around and look in the area
- Once you find the location, contact the landowner from For Rent Sign or by asking the tenant
- Look for out of order signs, Unattended, old machines ( shows bad sings)
- Internet, word of mouth, distributor, go out and look
- Look also for a bad location by seeing liquor store and other stores that might attract the wrong crowd
- Talk to the customers
- Google
Step 2: Establish a relationship with a distributor
- The salespeople for the equipment
- Credit for equipment without 0 money down (15-year lease and a free laundromat )
- They’ll tell you about stores that closed down and equipment that’s still their
- Reputation (look for this)
- Find references and owner from the distributors ( That way you get the reputation)
Step 3: Lease negotiate
- LOY ( Letter of Intent) states the intent of what you want to do
- You want to get the best lease possible because you'll be stuck for 15 years
- 6 months rent-free
- 6 month half rent
- Nevermore than $1 per square feet
- Abated rent
- Gross rent ( without common area charges, taxes, insurance) ask for 6-12 months ( to get the store up and to run
Step 4: Operate (15 years or longer)
- Know your market its middle-aged women with kids make them feel safe
- 24hrs a day
- Brand not as important, its more about the distributor (the Same brand, to keep consistency)
- New Machines ( feels like it belongs to them)l, 5 years or older might be a problem
- Finance depending on the interest rates ( make sure the terms benefit you no early termination fees) 8-9% however you can get lower (5-year warranty)
- The landlord is not on your side
- 15% take on vending machines and stuff ( rent it out to a vendor, avoid gum, and stuFf (keeps the store clean)
- Own the stuff with no product ( arcade game
- Maintenance: Floods and machines break down
- Marketing: Don’t depend on word of mouth ( have a telephone) Coupons for slow days
- Attending: Give away a part of your business to your employee, 1099 contract, You give the customer and let them make money from the drop-off, and they set their own hours. Make them a partner. 6am-6pm
- Dropoff laundries is their profit: 85% of profits go to them and 15% goes to you with the machines don’t give them free machines
- 1099: No paying insurance, no salaries and non of the benefits, no overtime

Very Sneaky way to go about getting cash business. ***Even more Info** Key: 1. Your taking over an existent space whose lease is up ( and negotiate with the landowner) (how) If the current renter is late past 10 days, the landowner can legally discuss a lease with you - Lower rent more of an anchor store ( you can't just run off) 2. You can renegotiate a lease 3. Other passive income From Vending machines and other stuff even gambling machines - Don’t fill it up all the way, you make money from the space to place machines - 4. When they want to sell you a store, they’ll try to show you on the weekend (more people) go on a Tuesday slow day 5. Talk to the owner by getting their attention ( snapping pics and then asking questions), Rent, gas, water bill 6. The landlord takes care of the roof 7. Build a New Store - Starts at 150,000 - 300k 8. Tenant Improvement (landowners pays you to improve his properties) - Abated rent ( free rent ) - You get leftover items from the last tenants, machines, coin machines, 9. Store close to your home, so you can manage it (economic depress areas) 10. Indicator: - 24hours - Equipment - Security - Store layout - Competition 11. Water bill tells profit( is how the IRS audits laundromats) - Take water bill price in gallons and divide it by the machine's water intact and multiply it by its price per turn. You get the income like that. - ( Some owner might let the water run, just to show as if the store has been busy, ask for two years water bills) 12. Market - Single women with kids ( make sure the layout looks safe for these people) - Entrance and exit - No negative Signs, No payphones or bad element - Have an attent their (Maybe a button with 911) - Mirrors, so customers feel safe 13. Psychological Look For - 24 hours - Be close to another 24hours store ( free security) - Drying capacity - Size matters ( at least 1500 sq feet)

Can’t just use the total “water bill” because it includes sewer fees, which can be almost as much as the actual amount charged for water. In other words, use the number showing how many gallons of water used/charged. Factor in refunds for washers that break down (IF the owner chooses to run their business honestly, that is--some unscrupulous ones actually “makes money” by knowingly keeping malfunctioning machines available to unknowing customers and pretty much steals from the lucky ones), which could be a lot if starting out with old, unmaintained machines. 24-Hour stores are very rare for very good reasons. There are way more risks and costs, including liability and other appropriate insurance policies (IF the owner is smart). Homeless folks, runaway kids, drunks, street walkers, et al. are smart and often use 24-Hour laundromats as a temporary living room and even as a free AirBnB. Really doubt that people working at any business nearby that’s open 24-hours would have the energy or attention to serve as “free security” for someone else laundromat business, especially not leaving their own store to confront drunks and other people who hang out in the dead of night. Grandma was wise in saying, “Not much good goes on after midnight and people who wander around before daylight usually aren’t up to anything good.”

I have multiple laundromats and I bought Danny’s DVD after getting into the business just to see what he had to say. Lots of good info in the DVD, however it’s not “FREE”. Although it is a great way to approach acquiring a laundromat..you still have to borrow ton of money from the bank to put all of the equipment in and remodel, and good luck getting that financed 100% if you are brand new to the business. Most equipment finance companies will require 20% down if you are a new owner. Also, you won’t have much negotiating leverage with a landlord if you’ve never owned a laundry before. They had a bad experience already with the current tenant, so why would they want to take the risk on a person new to the business and kick the existing tenant out? There is also the issue of inventory at least where I am located in So Cal. In some cases you would need to get these “free” mats 50 miles from your house and that just doesn’t make sense to me.

1099 can be an issue. Based on the law, if you control behavior of a 1099, you run into legal problems and can be liable for taxes and be forced to make them a salaried/hourly employee. Telling your 1099 that they need to clean and take care and watch your store is "controlling their behavior" which is going into legal shady area.

George Garcia Bro I mean no disrespect to you or TommyBryson, but this is what people selling a bogus or useless business IDEA do... They talk way too much, before they actually tell you what it is that they are talking about or selling. It's like that guy from late 90s putting out late night infomercials about how he came up with this FAIL-SAFE or FAIL-PROOF money-making system. *"It is so easy anyone can start making money today using my system,"* he would say while the camera fades out and in with a view of an ocean with his million dollar (RENTED YACHT lol) while 10 very cute ladies wearing BIKINI (PRETTY MUCH HALF NAKED) all spread out on top of the YACHT. This system is wroth over $5,000 but for you $199 today ONLY. So, hurry before this is no longer available... ROTFLMAO!!! You know here is my question. If you found or discovered this awesome money making system that will make you BILLIONS and BILLIONS OF DOLLARS making you FILTHY RICH, then why are you telling everyone else this secret and sell it for cheap price 199 dollar. Apparently, Warren Buffet knows all the tricks when it comes to Stock Market, but has he gone out selling his stock market secrets on how to make BILLIONS of dollars from it... lol... Yea, I get it... what TommyBryson is saying, but this is not for everyone.

I was thinking about getting into this. I live in a city that's pretty much laundromat central (Los Angeles, CA). @@jovanyjuarez7772 Sadly, nope. Still fenced up. Speaking of which, another laundromat here in LA closed up shop, which sucks because it was the only one in South Central with a Street Fighter II machine (my favorite game). Maybe if I had the opportunity, then I'd bring it back since it's a high-traffic area; it sits a block away from the 110 Freeway, across from a gas station, and is surrounded by food spots if anybody wants to grab a bite to eat

Thank you, brother, for this inspiring information, but I have more than one question. You got the machines from the distributors without a down payment. Is it easy to pay the installments? What about the work of renovating the place like painting, plumbing and changing the roof if it is in bad condition and finally how do I get the DVD

Assuming if the original owner trashes or takes their original machines and you have a washing machine company do a zero down deal with you, is the cash flow even high enough to pay their monthly loan, the lease, the utilities, and the contracted employees? Seems like a loan on a few hundred grand in washing machines and dryers would cost be higher than the monthly cash flow...
@TommyBryson
@TommyBryson 4 жыл бұрын
You don’t pay the contractor they pay themselves by getting a percentage of the drop offs. And you can figure out how many people visit the laundry by looking at the water bill. Once you have that info, you can do the math and figure out if you’ll be positive or negative

Im currently 22 and I make about $41,000 a year living with my parents. I don't think college is the way to go in today's world to live a successful life and my parents agree. Im saving up enough money to open a business by the time im hopefully 25. I wanna open a car wash or something. It just seems so hard when you have no help and nobody to hand you a loan.

How's the dream coming along? Btw you living at home so it seems to me you have some help and in ways a free handout. Take it from someone who aged out of the foster care system at 18 and been on my own own since then. I'm a 32 year old single mom with 2 kids now and no one to lean on. I'll keep making it somehow.

You can start right now you don’t need a full building and everything. Go see if you can even make customer and make money in that game cause there People that already started and taking your customers. And mobile detailing is where the money at. There’s kids my age make 60k+ plus right now taking your customers. GO GO GO
