Alright time to vanish into the computer and show you how to use the dialer. Let’s go.
DEMONSTRATION:
Start with a list using the SkipMatrix format (all numbers)
Show them the list
Create a MOJO List
Create a MOJO Folder
Upload it into MOJO and map the fields
Go to hit dial
Explain the options
Explain the dispositions
Mention the CRM but that you’ve never used it and to your knowledge it isn’t really that capable. Texting, drip campaigns, customizability...
So that’s the rundown on MOJO.
I got a question on another video that was, “where do they go once they become a lead?”
Leads go into Podio.

Wonderful proud of you... I started cold calling a couple months ago, I generated my leads from Propstream and use batchskiptracing for the phone numbers... beside that I use those regular channels such as ZILLOW REDFIN SECTION8 etc... that’s pretty I’m putting the work even tho I haven’t close a deal yet but I believe I’m 1 phone call away from closing 1 deal, beside everything I’m using what could you suggest me in otherwise???

Got it, I called a couple hundreds different numbers averagely, when I called if it’s the person number I called I make sure I left a voicemail then a Pre -Customize text message... I’ll play with the mojo and learn it’s fast as possible, but your videos and details are very helpful thanks again 🙏🏾

Great video bro i have a question if your using one number on mojo can the phone carrier pick up on it and have the number block or how does that work i thought thier was some type of limitation to how many numbers can be dailed before the number gets block? like with sms blasting after 200 msgs the number has to be swaped and cant be used for 24 hrs?

Would you say having one number is enough and maybe switch the number once a month im thinking about using call tools but im not really a fan of the whole head set new to the software learning it as we speak i use to have mojo i like how with mojo i can use my phone but the team im starting to work with uses call tools by the way ( new subscriber 💯💯💯💯

Out of service numbers, fax machines. You can add them to DNC if you want but don’t DNC the whole contact if they have other numbers available.

Sorry that’s a little out of my expertise. I just use it as an autodialer. Any events that would get triggered happen through my Podio system once a lead is generated.

You can create folders in mojo and manage leads that way, although I don’t personally know anybody that’s used Mojo as a CRM. I know that some people are able to get away with it from hearing about it on ONE podcast, but I wouldn’t be your best source for that.

You can share the same account but won’t be able to dial at the same time. You’d need to buy an additional seat to call simultaneously

That wouldn’t be an auto dialer. An auto dialer is for cold calling. You’re referring to your phone platform. I use smrtPhone.

Go into your settings and add an agent. You’ll need to buy another dialer for them to call from but they can use the same phone number. So if you want call recording, each additional team member will run you about $175.

Hi, Kyle. Don't understand what you mean about having a separate phone "for an extra layer of protection". Don't you own any phone line you have? I mean, for example, T-Mobile has this ridiculous promo where you can own like 5 lines for three same price as 1 line. But every phone lines is owned by YOU. Pls clarify. This is confusing to me.

No. You need a platform for phone numbers. For that I recommend smrtPhone. Avoid CallRail.

So you skip trace your lists and then load them in to Mojo, then if you get a solid lead you put it into Podio? Do you manually type the lead in to your Podio contacts or is their a way to export it from Mojo and then import it to Podio? I think Ive been doing this all wrong. Ive been loading my entire skip traced lists in to podio.....

Yep you got it. Maybe there’s a way to have them automatically go into Podio from MOJO but I don’t know how to do that. You’d need a third party integrator like zapier probably. I manually enter them.

Yea you did that part wrong. No worries. Part of the learning process. You’re taking action. That’s what matters. This is supposed to happen. These little wrinkles will iron themselves out.

@@realestatekyle Thanks for the response! Ive definitely been doing this wrong. My Podio is cluttered with thousands of bad leads because Ive been uploading my entire lists in to it. It makes so much more sense to filter out all of the bad leads with Mojo and then only put the good ones in to Podio. Im assuming that once you get a lead plugged in to Podio, you then continue communications through smrtphone and logging all of the data in Podio, right? I just finished watching your 5 part video setup btw. Great information and I got everything up and running perfectly. Im going to buy your Podio texting and call logging flows too!

Yep you got it now. And another thing too is that your cold call number is a burner number you change every month because people block it and report spam. Change that number at least monthly. Once records become leads you use your actual “business” phone numbe and like you said, track all that with Podio. That business phone number becomes an asset. I’ve had people call me back after a month when they rejected an offer to do the deal. That won’t happen if you burn that number also, so the business number is for the good leads only. 3 numbers I recommend. Cash buyer number Cold call number Your business number

how many busy/fax/disconnected/no answer, etc that are automatically dispositioned do you get? I get about 65% and I use batch data to skip trace so something else is happening. Also what's your contact rate? (including wrong numbers/people not interested).

Not sure to your first question. Contact rate is between 8-12% usually on the first pass of a new list.

@@realestatekyle oh okay that's still pretty high! My contact rate is 1.5%. My first question I mean that sometimes the lead is automatically dispositioned to be busy/fax/disconnected/no answer. It won't even let you select bad number, drop message,DNC number, contact, etc. The mojo system does that automatically. For me, that's 65% of the time in my reports even though my data is good (it's batchskiptracing).

Yea I mean that sounds about right. I’ve pulled that report for another reason before and do remember thinking it was a lot. I like that it auto-dispos it though so I don’t have to waste my time with them. You might be looking at your data different than mine. I think my math on contact rate is like, per record vs per number. For instance if I call 4 numbers looking for John and he answers, that’s 100%, not 25% contact rate. If it was contact rate based on actual numbers dialed it’s probably closer to your 1.5% number.

@@realestatekyle aah yeah idk how it’s calculating it. Are you doing contacts/# of dials or just looking at the report for the contact rate percent, which presumably should be the same. Is # of dials per number or per contact? I think it’s per number in which case contact rate would be by numbers and not contacts, or am I looking at this the wrong way?

Go to your call log in mojo and see which phone number had the connected call. Search the name and you should be able to find it.

@@soundsbynature3880 I’ve never experienced anything like that. If I had to guess though, sounds like an issue with your data. I’d go look at the file and make sure the column names are correct and try again.

I’m using prop stream to skip trace. Why do I have like 500 contacts and then when it imports it only gives me like 20 numbers that i can actually call ? 😯 anyone else having this problem . I import from proper steam right into mojo

Yea I always recommend people have at least $6000 saved up before they start so they can have enough to consistently market for a few months.

@@realestatekyle Exactly that's my point. I've been talking with the Mojo rep. seems he's not able to figure it out how. I'm getting an error message stating I need to dial the "603" with a pin that shows on my screen every time I did Power Dialer. Can you help me with that?

@@evelyngultiano6453 I have the same question. The mojo dialer sales team recommended that I use a VOIP that is located in the united states. She recommended ring central, call trail, and buying a skype number. but based on my research, skype's user policies don't allow the use of dialers for telemarketing purposes so i'm really confused now

Use smrtPhone. I switched from CallRail to smrtPhone because CallRail was way too clunky. Go through my link in the description for smrtPhone and you’ll save money too. 👊🏻

Cool, how are you manage your virtual assistant? Like how do you know they are actually dailing 5 hour you agreed upon . Also do you give the virtual assistant a different login or the main one ..

Depends on the trust level I have with the VA. Typically I buy them their own seat. You can pull reports in mojo to see their session times and total numbers for the week to track them. And you’re obviously going to want to listen to calls every day or at least weekly.

I wouldn’t recommend. It’s been a long time since I’ve tried that, but I’ve heard Google has reigned it in and the number gets flagged almost immediately now.

Mojo has a system for that. Basically it plays them a “bad connection” message you create, and once you’re off the line, it will call them back.

I don’t think you can call a residential landline but I’m not sure. Businesses I know you can call all day, not sure about the FTC regs with individual land lines.
