I want to first thank you for taking the time out of your day to watch this training video. Wholesaling Pre-foreclosures is one of the fastest ways to make money in real estate, as long as you know how. This strategy doesn’t require money or credit, which is great if you’re just getting started in real estate investing.
In this training video, you’ll learn how to Wholesale a Pre-foreclosure Step-By-Step. This is actually easier than you think. This business is NOT about taking advantage of people, it’s actually quite the opposite. You will learn how to take the Wholesaling Strategy and apply it to someone that’s in Pre-foreclosure. okay i have a dumb question do you always calculate 3mo/s of payments and add them to the offer for the seller? say hypothetically you sell in 2mo/s so did you overcharge the end buyer or am i just over thinking it?

I notice there is no formula used here as far as wholesaling. We have been taught about the 70%(ARV x 70%- rehab cost- wholesale fee= offer) rule. That was never mentioned. Why?

Chris, On the total expenses, a realtors fee was not included. Should include that in the expenses for the investor when you are putting a deal together as a wholesaler?

What about doing this type of deals in states like Maine, which protects the mls and doesn’t give access to people who have not a real estate license. I could contact agents but then I would have to depend on them.

Hi there, REIPro already has the pre-foreclosure list for Maine so you would only need a Realtor to access the MLS for comparable sales, which in your state, you'll need one. (BUT... stay tuned because we have something coming up very soon that might just fix this whole problem... and not just for Maine.) Depending on agents to help is not a big deal, they could list the home to the new buyer after they fix it up. Just look at it as an unstoppable team... You - Retailer - Agent! Everyone WINS.

Awesome video. It is the most helpful video on KZfaq in terms of wholesaling pre-foreclosures. However, I am not sure for what amount the wholesaler would be putting the property under contract...is it the result of the ARV - Total Expenses? I understand the regular formula of ARV (.70) - repairs - fee but not sure of the right formula for pre-foreclosures. Please share. Thanks!

Question: -When the assignment of contract is signed, should you have it recorded with the city for safe measure? -When meeting the owner and the owner decides to move forward with you(wholeseller), is the deed in your name at all or no? or is that not even important? gabe quezada yes. You should file a memorandum of agreement with county on all deals. Just remember though you are dealing with a potential foreclosure so if the seller finds a buyer before you do even though you signed an agreement you should ethically “release” the memorandum so you are not “tying up” the property for the sole sake of you doing a deal. Good karma always comes back.

When getting the contract signed under those terms with the seller, should I have a Contract on hand ? or should we meet at the attorney's office to have the contract written up and signed? and I'm asking because typically you don't want to leave a property without getting it on contract. Your advice would be greatly appreciated.

You can use contract to purchase and specify the terms to initially pout it under contract, then get with an attorney.

When doing lease option the home owners want tenants to make a certain amount and credit requirements. How do I tell them I’m not going to be living there and I’ll have other people living there???

You just tell them upfront and if they're motivated, it won't matter. We run all potential buyers through a mortgage broker to pre-qualify them because we do want them to buy.

Hi Chris, Thanks a lot for these knowledge. I have one question. I have a seller in pre-foreclosure. He took over his mother’s house after her death. The mother took a loan to help pay some bills in the house. The son doesn’t know how much is owed on the house. How do I know how much owed on the property to see if there is equity on it? Should I pay my title company to do a title search first ? How do I negotiate with the bank? Which documents the seller should release to me so I can speak with the bank ? Thanks

This maybe an obvious question but if I can get some clarification that would be great. So do you need to get the wrap around agreement addendum signed as well as the seller financing agreement along with the purchase and sale contract?

It's all the same agreement unless you just want to quickly put it under contract to secure the deal. If you do, then the final contract with your seller and new buyer will include the seller finance and wrap.

You could do the sub-2 but you would need to come up with the funds for back payments and start making the payments until you sell it. There's no need to do this if you don't have to. The end buy would be doing the seller finance with home owner. You're just simply putting it under contract and assigning. Hope this helps!

Instead of Seller financing, can the investor pay the back payments then purchase the home? Especially if there is more than 50% equity?

I live in Albany NY where there are blocks full of houses with a big Red X on it or bought by the city. I’ve been trying to find what strategy I can use for these buildings. Any advice on how to start ?

Depending on if the city has control of it or not but Wholesaling and Seller financing would be my first choice. Hope this helps.

So if i'm connecting dots here right, correct me if i'm wrong. Getting the deal under contract will allow me to market the contract to my end buyer without necessarily opening an escrow account on the property yet to be able to run the title since it would be on pre-foreclosure. Therefore, once i'm sure that the deal will be closed with my end buyer i could then open an escrow account for the property and close with all the costs payed at the end including attorney fees and such? (with seller financing and wrap included by the attorney)

Hey Chris, with limited experience how do I arrive at those numbers when structuring a deal given that it would be my first time wholesaling a pre-foreclosure? Like the inspection costs, holding cost, etc? @ 54:03

Hi Chris, I've watched this video about 3 times. I keep coming to one question: After I make contact with the owner, I need to get the home under contract...(got that part)… should I already have an attorney have paperwork ready or can I use the assignment contract in REIpro just as a precaution to have them sign while I have the attorney draw up the paperwork? I'm asking because what is to stop the owner after speaking with me to make a deal with another investor if I don't already have paperwork signed?

Hi Arielle, you can just put it under contract with the owner to secure the deal... then once you wholesale it to a new buyer, the attorney can draft up all the docs to make it official. Chris, I noticed you mentioned the retailer or investor will want to make 15% ? from other wholesale info I have watched they generally state that the investor will want to make 30%, what is the difference here? Btw, this video was very helpful. I actually had to watch it twice to fully understand but I have it now. This seems like a very helpful tool. I can't wait to use this tool to bless others!! The new investors profit is always based on what you can negotiate but I like to use 15% as a general rule. You will find that you won't be able to do too many deals with an investor that wants 30%. Hope this helps!

Hey Chris, What happens when the total expenses (payoff, inspection costs, monthly payments) exceeds the ARV of the property? Does that mean there is not enough equity in the property and it cannot be wholesaled? I think I have a potential deal with this specific situation. Thank you!

Hi Chris i. What step is the property deeded to the buyer before they actually buy the house? When does the tile company come in? Is it during assignment of contract or when the buyer has fixed the house and ready to buy the home?

The title company doesn't come into play until the investor has fixed up the home and sold it to someone that's going to live in it. However, the deed is transferred as soon as you wholesale it to the new investor because the investor will need ownership to make of payments, repairs, etc.

Do i need an attorney or is that something the buyer will need to facilitate on their own after i have assigned my purchase contract to them?

...so after they pay the back payments how to they get the deed of the property to own it? I've wholesale a couple but preforeclosure is my new notch. And just trying to understand that process to my buyer if they want to refinance it on a later datee

hey Chris I have a question in my area when a house is foreclosed and auctioned off the balance or equity from the sale is then giving back to the home owner, does this affect what you have just taught ?

Hey there, I've never seen or heard of any home owner receiving their equity back after it has been foreclosed. You can always work the deal where they would receive some cash.

I love the way that you explained everything thank you for taking your time out to educate others I just had a quick question I was a little confused at 1:00:26 you talked about double closing can you shed a little bit more light on what exactly that means

Thank you for the positive comment. Double closing is when you have 2 separate closings where you close with the seller (as the buyer) and then once that closing is completed, you go into a different closing with your new buyer. Essentially, you are buying and selling all in one afternoon. Hope this helps!

Awesome information ! It sounded like you were explaining how to do sub2 deals for foreclosures. Do u hv to do sub2 deals in these cases ? I don't wanna mess up w these contracts or with ppl w high anxiety. Foreclosures, is what I have always wanted my niche to be. I will study some more and hopefully, get a good attorney in NYC.

Yes, you will be using seller financing to structure the deal. Sub2 is a seller financing technique. Hope this helps!

Chris, can you explain how you obtained the 'retailer's profit' at 15% from the numbers you have? I cannot see where you are getting your MAO (Maximum Allowed Offer) from the numbers you provide. If you could help that would be fantastic!

Hi Dominique, the retailers profit of 15% is a general rule of thumb I use but again, this number can change. This calculation can be easily determined using our All Cash Offer formula in our Software; www.myreipro.com

I personally only look at future auction dates but if you do go back in time, no more than 12 months. Hope this helps!

So there’s actually a house that just went under pre foreclosure in my neighborhood.. it is not distressed at all, it’s actually a really nice house 3bd 2ba 2800sq ft, a pool, are these nicer properties also good at wholesaling?

Do you have to use 20% LTV? When I didn't use the 20% I got 52 results but when I used the 20% I only got 4 results. Does that mean I cant wholesale the others? I can only work with the 4 results?

You can change the LTV but if you go less, this may kill the deal because of the lack of equity. The last thing you want is to take over someone else's problem. Numbers have to make sense.
