Another great informative video. In older homes, asbestos in older building material, mold, rot and salt in concrete foundations are concerns. Remediation of these can be very costly. Not sure if asbestos is a worry there. Contractor costs to rehab the property also seems more reasonable in the UK. Great thing about UK home is many homes there are brick vs wood construction. Good find.

Hey Lia & Ach. I'm super impressed with how far you've come with investment properties. I'm a complete novice but wondered which is more profitable, flipping and selling property, or rental properties? I would surmise flipping is more profitable. Thanks guys. 😁👍

Hey Vicki, it really depends, rental gives long term cashflow but flipping can give you lumps of capital that will vary depending on the deal :)

Hi happy Christmas, and thank you for sharing such an interesting video. Looking at your spreadsheet, this looks to have been a cash purchase, rather than bridging? I am fairly new to investing, my current struggle is in making a deal stack up with bridging, have you made any videos in tackling this yourselves by any chance? I couldn’t see any, but thought I’d ask.

Hi there, rates have literally come down today and I think we will see more and more so you may want to check your numbers again. However, bridging can make a huge difference in the numbers for sure - but will all depend on your DUV on the back end as you could get it all back.

What makes a profitable renovation is some of the smaller, poorer towns of the UK? Would spending a lot on renovation (e.g. patio in garden, en suite bathrooms, etc.) make the property too expensive for people who would like to buy or rent in that area?

Interesting property for its price. Hope you get it. Q: You mentioned extending the conservatory into the kitchen area. If you are going to add new structure for this extension, what about adding a second floor above and extending the bedroom/bathroom area? Would it be a cost/benefit keeping the property a 3 bedroom unit with an upstairs addition?

Hi John, it's all about the numbers really. A two story extension would very likely mean the costs rise significantly that it may be hard to make a profit. There will be a ceiling where people won't pay more than a certain amount for the area if that makes sense.

Do you have to pay council tax if it’s a refurbishment I thought the council didn’t charge on a flip or a refurbishment. Great insight kind regards James 😊

The US Realtor Association charges too much here. One to two percent sounds more reasonable. While there are discount services, it’s not the norm, and I wish it would change.

Does buying at auction not allow you the time to get a Surveyor or did you just choose to take the risk here?

You can have your own surveyor go round at your cost before it goes to auction.

This is just an estimate based on a recent quote we had. We also didn’t purchase this as it went over our max price.

This property is tiny and only bathroom is a tiny one at the back of the kitchen. What were they thinking when they built this? In the US this would be a two bedroom or one with an office/den, not a three bedroom, and no closets!

I’m curious what has become of this project. Did you buy? Stay tuned. I’m very impressed with the cost; purchase, refurbishment etc. Here in Florida (our area) it’s near impossible to find a home under $300,000. Our neighbors just had a quote on just a fence around their small lot 10,000! Great video guys. ~Cara 😊

❤ Having been a Realtor who specializes in selling bank-owned/foreclosure properties to investors who would flip them and give me the listing of the fixed homes, you could NOT have done a better 20 minute version of the process!! I give you 12 out of 10 for content with #Britishhollywoodvibes.

99% of any house within 50 miles of me is going to be worth exactly what it's worth weather or not it's in bad condition the valuations are all blown out the water there's a bubble and it's going to pop
