Purchasing a piece of property might be the single largest investment someone makes, and it can seem out of reach or overwhelming to some. Great explanation, Dan! I have two clients that buy small tracts at a discount, then I help sell them for a significant profit. The proceeds for the sell go right back into their self directed IRA…then, they do it again! They have paper funds, too, but are using this method to capitalize in this “on fire” market and reap some rewards! They don’t care to own the land for more than 6 months and do a lot of due diligence before the purchase, but like you’ve illustrated, this could work great for folks who have significant IRA funds who don’t think they can afford to buy land. Great video!

Wow. I got some good money in my 401k and I’m trying to figure out how to buy land?! SMH. I need to talk to a CPA and real estate lawyer fast. Thank you for this info. I was considering borrowing from my 401k but this sounds much better

Not sure what would be worse not owning it or not being able to actually hunt per irs rules. Only way would be to buy to parcels next to each other one with directed ira other conventional method.

For those of us with considerable assets in 401k or IRA's, and would absolutely be buying hunting land anyway, this is a GREAT option. The tax-deferral advantages, alone, make it an exceptional idea. I'm also willing to bet that the actuary holding the self-directed IRA could, with your permission, lease the land out to a very well-vetted party (YOU!) for hunting access. This looks like a no-brainer, for some folks. Haters need not reply.

@@kybucks5086 - You're right, you can't lease it. Learned that today. You cannot benefit from the land, financially, in any way. I'm not sure this excludes you from simply being on the property or hunting it, as long as there is no financial consideration, either way.

The key to your statement is "Considerable assets in your 401K/IRA". I would agree 100% that those that don't have that large chunk should NOT do this(Note: No one defines large chunk -- thats up to you and your spouse). For those that do this is just another form of diversification for your portfolio. I personally worked with a gentleman that did this in the early 2000's to buy a resort in Northen MN. It worked out pretty well for him. God doesn't make anymore land and I do consider land an investment.

Like Dan said. People who don’t know much about it are going to shy away from it. It works with the right advisor, property etc. Keep asking around and find someone who knows what they’re doing.

Are you allowed to use this land for recreation? I have read that you are not able to use the land as it's strictly for investment purposes only.

Researched this years ago and found the same thing. Can’t use it until you’re retirement age without penalty. Just like any other retirement account

It would probably be a good idea to take this video down. The SEC or FINRA could see this and rule that you are giving financial investment advice when you are not certified to (unless you have the equivalent Series exam certifications as well as registration with FINRA and the SEC). This is why people who talk about stocks label their videos with a disclaimer that says “Not Financial Advice”. They also specifically don’t instruct or recommend doing anything like you did in this video, they just say that “they like the stock”. This video is treading murky waters with the financial regulators. On top of that, this is all extremely misleading since the investable land can’t be used for hunting or recreational purposes until retirement or separation with the custodian of the 401k/IRA. Plus, most people have only a select few 401k companies (Vanguard for example) and these companies don’t do any of these things. As someone who is a fan of your company but who has also worked in Financial Planning before, it would be a good idea to take this video down before FINRA/SEC sue you to take it down.

Would the "expert" be an adviser with the company that manages my 401k, a banker, or an attorney? I want to look into but not positive where to start. I want to be sure this person is an expert and not blowing smoke.

Dan, isn't it true that you cannot actually hunt on the portion of the farm that is owned by your self directed IRA?

True. Cannot use it personally. This includes related parties as well. Close relatives included.

@@tjbbmr That is what I thought. I have spoken with custodians in the past and that was the case. Wasn't sure if it had changed. Makes this video a bit misleading as most I am sure are under the assumption their IRA can own land and they get to hunt it. The video also leaves out that your 401(k) with your current employer can't own land, it has to be rolled into an IRA first and you can only do that if you are no longer working for the company or in some cases, over 59 1/2.

@@lawrencedonna8240 He did it right. He separated the tillable and non-tillable. He funded the revenue piece, the tillable. He could use the timber since it wasn’t in the IRA. Obviously you must have non-qualified funds to buy the non-tillable.

I wish everyone that talks about self directed IRA's would put it out front that you can't hunt, use, or benefit in any way on the investment property. Including non-qualified people such as relatives. There are not any legal loopholes around it that I have seen.

Where do find a professional that is experienced in this ? My 401k is through a firm that my workplace uses and they said there is no way i can do this !

You will hear that pretty commonly because of the amount of knowledge and work involved. Shopping around is your best bet until you can find someone competent enough to handle it.

@@waltbuzby8644 Best advice is to be as informed as possible on the topic and shop around. When they hear and understand that you have done your homework they will be more likely to work with you. Some just aren't capable though.

This presentation would have benefitted from a couple of graphics related to the complicated invest strategy instead of the incessant Sitka ads that were appearing on screen. I am not trying to down play the advice but man was it ham handed.

It would be a lot better if companies like this stopped jacking up prices making it unaffordable for most people. Between that and leasing they single handly ruined the hunting industry. You have a piece of straight junk swampy low lying land for sale less than mile from my property for 3000 dollars an acre in an area where 1250 to 1500 is the going rate for good land with future timber value Lol. All you do is make the dream out of reach for most people and raise taxes on the rest of us when they do a reval. Thankfully we bought our land in the late 90s before the internet

The landowners determine the listing price of their property, not us. We represent them, market the properties we list and try to connect buyers and sellers. We also don't deal in leasing of properties at all.

Don’t over allocate to the asset class. That’s the risk. Also need to take into consideration your time horizon. Run the numbers. Revenue vs expenses and appreciation. Calculate cash flow and ROE. I bet your Fa has you in the stock market as well. No risk right? Wrong. He doesn’t like it because he can’t get paid on it. #facts

When we list a property for a client the list price is ultimately up to them. We can show them comparisons of similar properties sold around theirs, soil and crop production data, etc. But, If they want to list it for X amount of dollars that is their decision, not ours.
