When it comes to new tech, industry experts usually take the first bite and they have not. That alone speaks volume about if this tech is as efficient as claimed. All the same- Comparing similar-sized residential structures in an apple-to-apple manner would be incredibly insightful. The lack of solid documentation or direct cost comparisons with conventional methods is likely why everyone's gravitating towards precast. If we had those comparisons, this debate might not even be happening.

You have a good channel Miano and you do a lot to educate your subscribers and for that we are grateful. However, please dont fall into the same trap that those you are criticizing have fallen into. Making claims that are not true. You did not build a house in 38 days as your video title claims. A house built in 38 days means that after 38 days, it was ready for occupation. If curing was a total of 51 todays, and curing is part of the building process, your total construction time was 89 days. 89 days is not a bad time to complete such a project, why do you need to get into the same trap of making false claims? There are also some spikes above your head. How is what you are showing us even considered complete?

Let me start by correcting you sir. Your building is smaller than the 3bedroom in question. You started by lying to us that 800sqft is equivalent to 80sqm. Wrong! Its actually 74sqm which means its smaller. Second if i heard you clearly your building was done an year ago. I would like to ask you a question. What is the inflation rate compared to today. What was the cost of materials back then. Im sure you know there is a notable difference and im sure if you did the same structure today you will cross the 3m mark. In my opinion, its not okey to refer to someone as a con when there are facts on the ground. There is no way on earth you can compare a project that took 3months to construct and consumed 2.5m , with one that took less than a month at a much lower cost and with better finishes in my opinion. My point is, lets not trash other people's ideas while trying to sell ours, its totally wrong. There are people who prefer ndarugu and there is someone who will prefer precast and both have their own valid reasons. I dont personally hate ndarugu but lets embrace new technology if it solves our problems because how on earth do you say it doesn't save on time yet we can clearly see. And you cannot rule out curing time because its part of the construction process. To me, i still believe precast saves time and money. And to be precise on how much it saves, close to 1m depending on which category you choose. Thats a significant amount.

Also let me correct you a little a slab is way more expensive than a normal mabati roofing, and the fact that zinakaribiana... Also it may be 74mtr square but my heaigt is way more than there 3 mtrs... I will confirm exact height of the building

Precast slab is way more cheaper than the traditional way of doing a slab. That is even out of discussion. So even if they were to go the slab way, it means that the variation wouldn't have been that much. Again when you say the cost of materials compared to last year is the same that's not true. One bag of cement for example around august last year was going for ksh 600 in nakuru where i stay. Right now the same bag of cement is going for ksh 750. Thats a whooping ksh 150 increase. A straight 11% increase in cost of the same. Thats significant increase. Then take into consideration the cost of fuel now and then which had a direct effect to the cost of other materials. Clearly its not the same.

Great job bro, but at some point I totally disagree with you. 1. Hardcore is not placed the way you've done it. Its unprofessional,,,hardcore are usually hand packed in any construction site and they are done in layers of 300mm. 2. Blinding, not done and very important after hand packing hardcore's. 3. Compaction. It's very crucial and you've not done it. 4. Anti termite treatment, not done. 5. Damp proof membrane, not done. 6. BRC mesh, not done. 7. Vibrator not used. 8. Ndarugo stones have different qualities as well as different pricing. This kind of shortcuts are resulting to defective and collapsing of buildings. It's always advisable to maintain professionals in all your construction practices that's the Architect, engineer and any other you may find suitable in respect to your project.
