What are your thoughts on replacing working, 25+ year old mechanicals on a house that will be rented out for 30+ years? Midwest location, existing: gas tank water heater, gas furnace, central air

Replace the stuff when it is no longer is economical to fix. 25 year old AC system, when the evaporator develops a leak its new system time. When the furnace cracks the heat exchanger, its time. Keep winging igniters, blower motors, exc. at it since they are cheap compared to a new system.

Cracked driveways is the first thing I look for, especially if the house is sitting on a slab. Cracked slabs equal cracked pipes. Burglar bars are a sign of crime isn’t it? Go visit the local Walmart and see who your neighbors are. Train tracks, telephone poles, and lots of electrical lines are signs of a shitty neighborhood.

Like you said -- I always think that -- when you are considering an apt in an old ugly but cheaper bldg or an architecturally gorgeous and of course better and much more desirable old building right across the St. from it -- WYR live in the beautiful bldg -- you think of course -- OR live in the uglier bldg so you see and get the VIEW of the gorgeous bldg all the time out of your windows, as opposed to living in it but never seeing it and seeing the ugly bldg as your view forever.

Terrific video! Question: is the screen door - with steel bars - any indication of crime in the area? Or is this just a thing in the US? (Pardon my naivete: I'm in Canada & struck by the prevalence of bars on doors & windows I'm seeing in recent house assessments - some by Kevin - in California. I don't think you can even buy such hardware stock in Canada).
