Just hire a competent contruction company. You can't build cheap and expect to get top class finishing. Just hire a competent company, pay them right and get out of their way. She doesn't know anything about construction and trying to micromanage the process. Too much drama

@@aberba You are correct about hiring a competent company...they will give you a fixed cost to build and that's it...they will not come back to you asking for more money. However, you still need to be onsite to oversee the work and to ask questions...maybe there is something you want to change, etc.

If you can, try to have someone on the ground send you pictures and video once or twice a week. I know that builders offer this service, but they will often show you what they want you to see, you need someone you trust to send you videos. This is what I am doing at the moment...

A lot of these issues can be resolved during the design phase when you sit with the architect ...making changes after the fact may or may not be ok. If the change you want affects plumbing or it is structural, they may not be able to do it...some builders may remove a wall to make you happy, but it may weaken the structure, causing a risk of collapse.

@@bronxshezzil4169Small rooms should be resolved during the design phase when you sit with the architect. Most builders in Ghana think a 12' x 12' room is big, but in my opinion that is a small room, my room in the USA is 16' x 12' and to me, that is an average size.

This is why I used a company to build my project because there is a fixed cost and they cannot ask for more money. Included in that cost is a contingency amount, which can be used for unforeseen issues...there is much less headache this way, at least that has been my experience. However, you should still be onsite when they are building to oversee the work and to ask questions.

@@Godhiger The company is called, "DE-SUS COMPANY LIMITED" they have a website where you can see some of the projects they have worked on. One of them is a very large church, which I saw in person and a beautiful beach front property, which I saw as well. Much blessings!

I have made it before and my advice is to save your money go to Ghana the little time you spend in Ghana use it on your building I did it in 3 times 2 and a half weeks in Ghana I finished my 5 bed rooms building at westhills my husband adviced me to do it this way because this is how he did his own and it works. Small things left you can give it to them to do it for you but not big projects.

I just hear a lot of opportunity for trade work. Learn it in America and go start a company doing such in Ghana. Help educate and sharpen their skills too if needed.

Use professionals (QS, Civil Engineers, etc) or use contractors...if you don't use professionals, you'll always complain. Better still, just buy if u can afford it.

They are all the same and cant even adapt to new technologies and ideas. If you say you want round entrance, they tell you we don't do it like that in Ghana, so they do things the way they know and want.

@@nanaosei-bonsu959 I call BS on that. I'm a QS and in construction we've got a term "constuctibility". This is the ease with which certain structures can be built. Note that not every thing you see in Europe or the America's is feasible in a country like Ghana primarily due to inadequate artisanal skill set or it just being expensive to build. But if a client wants it, he/she must find the right people with the skills and be willing to pay a pretty penny

There is no enforced standards in everything. When was the first time you the processionals updated your knowledge and improved on new housing ideas even using local raw materials. it has been the same mortar and blocks, like oven in the afternoon. My friend Ghana can do better after almost 70 good years of independence. all builders have one idea, how to make money from the owner and not how to save the owner money. because there are no options. that is what you guys' have to work on it.

I've always wondered why builders in other parts of Africa (not Europe or America) are able to produce really neat and professionally-looking projects, compared to what we commonly see in Ghana.

Use a Diaspora builder when building in Ghana. The diaspora contractors are in Asebu central region . They are good.

What's their background in building construction or even project management, especially prior to moving to Asebu? People are not "builders" just because they are from the Diaspora and able hire local artisans to work for them.

I can relate its better to invest in the United states when it gets to real estate. They never do a good job in Ghana estimates are never accurate they always come back for more money. “There is no one to trust” they dont listen

I built my own house and everything was fine for the most part. You just have to make time for it. I still won’t buy already built houses because of lack of building regulations. I trust no one there.

I find the trades men very sloppy I have work as a labour with the masons in the freezer and I know how a building should be put up practically every thing is lean like a banana boat 😂😂😂 you must be there to watch them like a hawk you cannot leave them to do anything by themselves i am speaking of the majority that is you need to train the youths and not the older men
