Questions not asked: "Does your employer offer a 401k and if so, do they match a percentage of your contributions?". No where else will you get a GUARANTEED 50-100% return on your money. For new and/or young investors, I would suggest an S&P Index fund. That should be your baseline.

Being a few steps ahead is definitely a good position to be in, but there is a time and a place for "settling down," and I don't think young people should be in a rush to do it. If life is more enjoyable living (and renting) in a major city, don't buy property out in the 'burbs just because that's what you're supposed to do as an adult. If your life becomes more miserable (e.g. longer commute, more isolated, harder to meet friends, less disposable cash for fun activities, having to maintain a house), just rent and use the extra money for saving/investing in other things.

I like this call because I can relate to it. I am a similar age, never been in debt, and I have recently started investing 20% of my income because I realised it is wiser than letting the money sit in my account where it loses value due to inflation. I live in a country where all the elderly receive a state pension, but it makes me feel good to know I have money set aside in case the social system crashes one day.

Would love for any advice: My wife and I have a combined income of 125000, 23 and 24 years old with no debt. We are in the contracts phase of our house, closing in August once it is done being built. (not a custom build, but it is being built by a developer) in the austin, tx area and we plan on staying for a while (both from austin originally) price is 395000 (non negotiable) , putting down 30, interest rate will be locked in in June/July. Is this a good investment based upon this information? would really love to hear from fellow austinites.

I would disagree and buy a rental property, atleast 2-3 units apartment. Rent it out average 1k per unit, ROI will likely be about 16-25% after expenses. 24k-36k passively, take home 8-10k and ill still stay home with momma cause that's what I'm doing 😆.

Currently have 40k in investments at 21, invest it! Especially now, growth stocks are down just started rising again. Goal is to have 100k by EOY, I’ll have to sell my 6.7, which is 20k, another truck worth 10k, and the rest I’ll add from my pay, which is 75k annually, so maybe I’ll get 30k in there by EOY plus the asset appreciation by that time.

Dave 30 year dedicated follower dedicated defender OUT after your rant on air against George Kamel. Apologize to him face to face on air like a man and forgiveness will be forthcoming. Otherwise if you are right because you are the boss and can behave like a spoiled brat, which if anyone else did so they would likely be fired, then I do not regret throwing your best sellers in the garbage and walking away. Go get in your Prayer closet and watch that video, repent of swearing on the air, bashing a faithful employee who all but worships you. Pray my brother until you apologize to George and make that right, nothing you say means anything to me after more than 30 years of reading and watching and listening.
