Yup, scared about a building falling in because someone has head knowledge and lacks a paper saying their licensed. I mean if someone is gonna cut into me to do surgery or is flying a metal tube flying at hundreds of miles per hour, yeah I want them to be licensed but making a building that will take weeks or months and they have the time to do it right, I have a lot more confidence in, and you should be able to tell if they are a professional or not.

@@9doggie12yes, she stated they “don’t” license them as if it’s not even possible to get one because they have no standards or requirements whatsoever at any level. The state is more lax and then the smaller local levels of government may require such things. Thus, many already have the licenses. It’s just not mandatory on a state level.

Well, anyone elses guess is as good as mine, but reading between the lines, she wants to buy a $2,000,000 house --a house which can they marginally afford and when they have no savings, and which she is really paying for the land because the "house" is trash, and she expects her husband to spend all his freetime renovating it. Husband is thinking, "why in tarnation would I want to do that?" Nice dream Caller, but now come back to reality and stay living where you are living--because whereever you are living, it is surely better than this nightmare proposition you are trying to coerce your husband into.

Lady, relax. You don't need that much of a house. Especially when you think all over the place. Honest feedback: the voice, the tone, the enthusiasm, the all-over-the-place-ideas require rather an strong advisor more than a 2M house. Friendly advice.

its the land thats expensive, its probably a lake front lot. she does sound crazy though and they're clearly living not frugally at all. if i was making 500k a year after taxes id have 2m+ in the stock market in 5 years, because its easy to live on less than 50k a year. its crazy hearing all of these stories of people making top 1% dream incomes and they have nothing to show for it. if these people were even somewhat frugal, say 100k a year, they could retire with a 10m+ networth easy

Texas general contractor licenses/ regulations are at the county and city level (not the state level). It isn’t that all of Texas is a free for all.

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Figure out what you can afford first. The downpayment, the mortgage terms, and the monthly payment. Then check your bank accounts and see the amount you have and if you can comfortably afford the house. Then carefully assess how much money the remodel would take. Do you need to take a loan for the remodeling? It’s best to pay cash for the remodeling part. I suspect they don’t have this kind of liquid cash so even on paper they can afford the house with their income, it will be very scary to borrow more to fix a fixer upper as you don’t know the true repair costs.

To be fair, most nurses know patient symptoms, probable causes and potential treatments then the doctors do. A good nurse makes the recommendation to the doctor and the doctor just signs off on it. That’s usually how it works in healthcare.

@@PM-zu3qf You clearly don’t work in healthcare do you? The nurses spend all the time around the patients and get the full story on what’s wrong with them from the patient themselves. Then when the doctor shows up, the nurse fills the doctor in on what the patient has relayed to the nurse. The patient is only seeing the doctor for about 10 minutes then the doctor goes back to the nurse and they discuss possible treatments. Most of the time the nurse will know the issue and the treatment and give that as a suggestion to the doctor. The doctor will follow that suggestion most of the time unless he believes there may be something else wrong. Nurses are well trained too and don’t get the credit they deserve on how important they are in the process. Doctors are seeing too many patients in a single day to be up to date with every one of them, that’s why the nurse spends so much time with you especially in healthcare facilities and hospitals.

I Googled it as she said and she’s actually correct lol Texas as a state doesn’t require licenses, it’s on the city and county level. And she’s calling from Austin, and I looked it up and you can “register” with the county (which is not a “license”) but there’s no real requirements to get it. I just read some posts of people who say they are registered contractors in the county with no experience whatsoever. So she’s not wrong on that one.

The lady is all over the map. Her and her husband needs to determined the following: 1) How much cash and savings they have on hand for the downpayment and remodeling. 2) How long can they sustain the 500k income annually? She said this isn’t a stable income level as her husband doesn’t want work sometimes. She need know the minimum that they can bring home. 3) Does she has the emergency funds in case the remodeling takes longer or have added costs? 4) She said she doesn’t want to manage the project herself, but even with contractors she need to still oversees the project to a degree. Trust me as we have remodeled our house a couple of years ago and I am just as involved with a contractor to stay on budget and progress. I have a gut feel that even the lady can afford the house, she’s not mentally stable enough to take on the remodeling of such big project. Given the housing prices of Texas, why not buy a house for $1-1.5 million dollars that’s brand new or just need minor upgrades? A lot less pain and your house would still be gorgeous and big.
