I keep DCA just about every week....have built up a large amount (for me). I drip my dividends on VICI and that gives me another $300 each quarter. I believe this is a no brainer at $31ish and lower.

Love this company and my only REIT, like it below $30 and would add to my nearly 100 shares then, great growth potential and triple net leases for the next 30 years 👍

I own VICI but I also own O, STAG, and IIPR…they are all equal weight in my portfolio and I have been adding as long as interest rates stay high

Looking at VICI, I would think it was a good stock to invest in. I think at some point in time though it stopped paying a dividend or it was at a higher price or something (something negative happened, cannot recall). But I like that it pays within its EPS (which I know, I have been written to a dozen times that REITS consider AFFO) and it has a solid balance sheet as well from the last few quarters. The only thing I do not like about it is that it pays out quarterly. I am more of a monthly dividend payer stock/ETF investor and yes, I know I could just get the payout and divide the distribution by three. I just prefer that the stocks and ETFs I have in my portfolio payout monthly.

Love your videos. I worry about the dilution with the share count going up so much being an anchor on the stock price long term. What do you think?

Thanks! It is definitely a negative for VICI but it’s not something that’s just relating to them. It’s something all REITs have as they need to issue shares for the large part to grow. The key here is that their AFFO per share increases. So far so good with VICI in my opinion but also god to keep an eye on both share dilution and AFFO per share. Only time I’m ok with being heavily diluted is if the AFFO is going up at the same rate or faster as they are essentially issuing shares to hopefully grow faster and give more shareholder value.
