Great video! For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.

Owning a property is such a huge responsibility. I've been in my house for 18 months and the maintenance, keeping it looking nice.

For cheap pool heating: I highly recommend that you get a bubble pool cover. It's literally like a huge sheet of bubble wrap that you can cut to the shape of your pool. Pretty cheap, maybe a couple hundred bucks, and it can raise the temp of the pool by nearly 15-20 degrees just from the sun! I was shocked at how well it worked! We now have passive solar heating for the pool, but the bubble wrap def works, super easy on and off, no maintenance and free heat from the sun.

Great video, Shelby! And good call on charging for pool heat. Aside from covering some of your costs, you'll also be able to potentially capture guests who don't plan to use the pool and therefore don't want to pay an inflated nightly rate for a heated pool they won't use.

I would think that having a cold pool would be preferred. I remember staying at a ski resort in Park City Utah in the winter and I loved having a heated pool when it was 30 degrees outside but, When it's in the 80's and 90's outside, I would think that you'd want a cool pool. Thank you so much for sharing all of this information though! I've learned so much from these videos!

So cool you share with us the ups and downs of being a short term rental owner. My city here in Texas is looking at putting restrictions on STR's...and many people wanting to just ban them outright, which I'm not a fan of. Looking forward to seeing the solar video...keeping in mind things in California are more expensive, just because they can be. The "Good/great weather" tax. Property Management fees are nuts there. But I get it with STR's, there is more work involved with cleaning, inspections, etc. Can you give a breakdown of what the PM does for you in another video? Cool video! Shellby this my 5th year i followed your channel. I think you have grow up as as person also as a business woman. Your past videos were about simple things like a table or a camera. Nowdays you are are successful business woman. You receive mainly from youtube your incomes but you invested them in some creative businees so in that way you have more revenues than just put your money in a bank account to wait for some interests. Congratulations Shellby for your growth as a person and also as a business woman .

The fact that your property is grandfathered in as a permitted rental in your neighborhood definitely has increased its value in the long run. Regulatory ladder-pulling is always going to result in outsized profits. Thanks for the update, I do long-term rentals and enjoy hearing about those having some level of success in other spaces.

San Juan County WA recently capped STR permits. Orcas island will not receive any further permits until we lose about 200. Our permits run with the land like an easement. This increases the property values of current permit holders and will basically eliminate new permits being issued. You can add a premium of $100-$200K for a house with a permit to it’s value.

I would love to understand what the management does for 3k a month. I have had my fair share of lazy/terrible management before with high cuts

Can't wait for that solar panel video - was literally typing out a question when I heard you mention it in the video lol but there's also solar rooftop pool heaters you might want to look into. I think it's cheaper to run than a traditional gas one, and if it's very warm/sunny where you live it might even be more efficient. My parents have one here in Canada, so... Might be worth a google.

You should really look at solar pool heat. My parents installed it and ir works amazing when you have good sun. Even if you need some gas it's still WAY cheaper. It's also not a super high install price. I think you would get more of a savings than the regular solar power you will be getting.

Have you considered solar heated tubes for the pool? They use them out here in vegas a lot and are a good alternative to gas or electric pool heaters.

Shelby. Your channel is very informative and I encourage you keep it going. I have a suggestion regarding your Palm Springs property. Get an inexpensive "bubble wrap" type of pool cover and a spool to store it on. The cover will significantly heat the pool (especially in PS summer heat) for "free" and will significantly reduce your pool chemical bill. Your clients request for pool heating will probably decline. There is one possible issue: liability. If someone were to try to swim with the cover on the pool, issue. BUT, simply make a requirement on your property manager to remove the cover prior to the rental and then reinstall it after the rental expires. The heat loss will be insignificant compared to running without gas heat.
