Insulated Concrete Forms are easy to install and easy to engineer or design to any building or structure. In this video we are building a custom ICF house to the rafter's but it's uses are far greater than this. Thanks again for posting, I'm getting approval for my house in Melbourne, Australia, it still a very rare way to build. I'm in a very high termite area, also an extreme bush fire hazard area, I am going to use insulated panel (Bondor solar span roof) so that there will be almost nothing to burn.

@@uptokode kody, can you please elaborate.. I am planning to build icf here in a high fire zone in California. My plan is to do complete icf using the roof forms from a company like quad deck, lite form or build block. My roof is going to be "flat" pitched. There isn't a lot of videos on the pre formed roof system. Please share your feedback on what you are seeing. The other technology that looks interesting is USG concrete roof panels.

Let's do the main floor and roof as well. Most ICF manufacturers also make a concrete deck system.

Great series of videos. Well done, informative and enjoyable to watch. Just a quick question. My apologies if I overlooked the episode that addressed this issue. Planning to do a custom ICF home build in Idaho. Zeroing in on our floor plan of choice. Want to do the exterior walls in all ICF just like you suggest. House design includes a walkout basement, first and second floors, ICF with 8-inch concrete core, etc. My question relates to the second floor exterior walls which have architectural design setbacks. As is typical, the second floor (three bedrooms, two bathrooms, etc.) has a smaller footprint than the first floor and basement which obviously have the same footprint as they are directly supported by the footers and ICF walls to the top (ceiling level) of the first floor. How are second floor architectural setbacks accomplished by using your ICF system, all the way to the roof, without having "institutional/commercial looking, straight-faced, 30 foot, ground to roof walls?

If you place your floor joist hangers in the walls at the desired height, then simply run a 2X8 up under each joist hanger as a brace, you can place your floor system in the house. Then, you can place plywood on your joists and walk around and pour your walls without having to brace them at all. The floor system will assure the dimensions and squareness of your house and walls. Also, you may want to set the first course of block in the wet footer. This locks it in place, and eliminates the need to glue or run runners to keep it in place while you pour. I have built about 100 of these basements this way. We pour the concrete basement floor with tie-ins or grade beams attaching the footer to the floor before stacking the block. My personal home went all the way to the roof with the block. I used FOX BLOCK for all the construction. We had 3280 sq. ft. 12’ and 14’ ceilings, with one 3 1/2 ton AC/Heat Pump combo. The entire house was electric, so we heated and cooled with electric. We also had 2 vent-free fireplaces ( using $15-30 dollars annually). Our average utility bill was $72.00 per month. This includes well pump, forced main sewer pumps, and sprinkler systems. No dust, no noise! You have to experience living in one before you can believe how comfortable they are. Imagine a house where every room is the same temperature. Fantastic!

Hi Kody Since i watched your video on two storey icf thats all i can picture now. I am looking into building my own ICF home. I want two floors above grade but i basically have to have an 8 or 9 foot basement. That said i wanted to go two floors above grade with concrete floors. Do you feel this is something i can accomplish with ICF and if so do you know of an architect who can accommodate a building plan for me? I have a basic plan that would need to be remade with icf in mind. Im in eastern Canada. Where are you located?

A big disadvantage of steel joist is the thermal bridge, it seems with ICF, it will be great to use steel joist. Right?

Kody, I'm talking to a contractor that does ICF and he said you wouldn't need pier and beam foundation for it. I live out in Texas so we don't do basements here. We're usually slab on grade or pier and beam foundation. He recommended just a waffle slab foundation and said with ICF you have a complete concrete box that is sitting on dirt. Even if the foundation shifts the entire box goes with it so you won't have the bends or mis-alignments like wood frame would. What are your thoughts with this ?

I agree with that 100%. We have to dig basements to get below the frost in the winter otherwise more people would do slab on grade. Either way you have a monolithic building that can handle shifts or extreme weather

Great video series with the icf build! How does the cost compare to traditional framing for an entire house?

When comparing a full house build an ICF is only 5-7% more than a conventional build. You also have to keep in mind for that extra cost you also get way more benefits. More strength, better insulation and so on. On a shop the percentage for ICF is higher because the building is mostly walls anyway. No additional costs to bring the average price down. Examples: flooring, cabinets, heating, plumbing, doors and finishing. You get the idea.

The insulation part what is the made of, also how do you put up walls ? And what is used against the ICF wall to run electric and plumbing and what do you paint?

Can ICF be used for an earth bermed house with a walk-out basement on a hill? In other words, it would have a full walk-out basement AND have earth berming on the main floor on three sides. What accommodations would have to be made for that increased vertical pressure on the bermed walls? Would the basement walls need to be thicker? Are there forms that are deeper to accommodate this sort of design? Or would it take the same size forms all the way up?

Yes ICF can be used for almost any application. These specific homes would need an engineer to verify loads. They would spec wall thickness and rebar. And yes there are multiple wall thicknesses available. 6”, 8”, 10”, 12” and more.

There would be a cold joint. not uncommon in vertical concrete construction. you extend the rebar above the pour into the next pour.

Does this system have provisions for more classical designs? I'm partial to Victorian styling with nice sweeping curves and turrets. I was thinking of doing traditional masonry but this would be a pretty sweet set up.

Absolutely it is! The ICF system can fit any architectural design. Turrets and curved walls are easy to do and most block manufacturers have books with details on what to do to obtain a certain radius for curved wall. Not only that but because the walls are structural you have more flexibility in regards to vaulted trusses than wood framing. Example: in a vaulted truss on wood wall the trusses have to be designed as so the walls don’t spread. With ICF this is a non issue. The walls support themselves.

On a 2-story house, is there a way to have a 2nd floor ICF wall NOT be continuous to the footing below? I'm talking about where the outline of the 2nd floor is different than the 1st floor.

Bare minimum is 2” but 4” is ideal.

How to you build a roof once you get up the walls? Same way as the floor?

For a roof we set anchor bolts into the concrete at whatever height we want the main floor ceiling to be. The next way we bolt down an LVL top plate (full width of the ICF). Now we have 12 inches to nail our trusses down to. Trusses sit directly on the LVL and get toe nailed down. In summary, trusses nail the exact same way as a wood frame wall, you just have twice the width to work with.

Hello Kody, We are looking into doing a home with ICF, But concerned about the Cold joint, We are doing a basement and a level above. 10 ft basement, 9ft above that, any suggestions?

No concern with a cold joint if you run rebar out from the 1st pour so it ties into the 2nd. Keep your walls clean and don’t cut foam over the wall. That’s the best recipe for success

I assume the gable ends are stick built or is there some technique to pour concrete at an angle? I understand how the concrete could last for centuries. But what about the foam? Thanks!

If you have a flat ceiling then a wood gable is fine. Once you start doing vaults then ICF is the way to go for the gable end. Follow us on Instagram to see some gable installs. I’ll also be shooting a ton of ICF content this year and gable ends is on the list.

The foam should last just as long. It will never be exposed to the elements.

Do you frame up interior walls around the exterior to run your services?

No. The ICF has attachment inside the block for drywall and other finishes. There’s 2 5/8” of foam to run electrical. You can rent plumbing vent pipes in the foam too to help vent sinks and such. Other than that no major services get ran in exterior walls.

@@uptokode but then you loose your r rating fairly quickly that way? Waste piping alone youd have to cut most of the way to the concrete? So you must desing the vanities, tubs, ect to use interior walls/chases? Thank you for putting up these videos, just wish you built in Massachusetts haha

Yes there will be a cold joint when you pour the next lift. A couple of notes on that. I like to keep the walls the clean. No cutting block overtop of the walls which cause junk to fall down to the cold joint. Be mindful of that. You will have rebar protruding from the old pour into the new which connects the 2 lifts and maintains structural integrity. An ICF building should always have building paper to shed water from behind the siding and out of a drip cap further down. Paper is vital to any structure and has to be properly lapped for drainage. The cold joint can allow water in if you assume that ICF doesn’t need building paper

Chould you per say, build all the way to the top, placing joints, then add roof and pour like a spider tie build? Sorry for picking your brain. Me and the wifey have been thinking about building our house using a combination of these ideas. Most likly built in texas. Hill side type build.

It’s only 5-7% more on the entire build. The only real difference between a 2x6 home and a full ICF home is the exterior walls above the foundation. Everything else is the same. You still need a foundation, a floor system, trusses and roof, kitchen, bathrooms, etc. For a small increase in cost is it worth 60% better insulation value? 8 times stronger and 10 times more air tight?

one question of ICF construction: how resistant is ICF to fires, tornadoes, earthquakes and other natural disasters? the reason why i ask is because im wanting to save up enough money to build a house and i want the house to withstand at least low end EF4, and up to 6.5 MM scale.

That's exactly what I did 6 rental properties so far you also get a better insurance rate because it's such a safe structure and tax breaks as well

Would not want to be in anything but a concrete (ICF) house. We just had a 4.4 earthquake very close to where we live in our ICF house. The house felt amazingly strong and solid throughout. Also if you build with stucco exterior and metal soffit, facia and roof system your house is basically fireproof on the outside.

Doesn't the new concrete have to bond with the old...

That’s why you have rebar dowels from old to new. That’s the connection. If you keep the wall clean like we do then the concrete will have some bond but not enough for structural, besides compressive. Steel is most important in concrete to allow it to have tensile strength

All comes down to usesge and cost. A suspended concrete floor is about 4X the costs of the open web joists with flush beam. The slab offers a ton of thermal mass but it all depends on what the customer wants.

Is it really $250 a hanger? Or $250 for a box of 16 Hangers? There's no way to contact them to ask.

No the hangers are roughly $20-$25 each. The Lavann are hard to find. There’s another type called Watkins or something like that.

How do you avoid the environmental issues with millions of foam particles entering the job site and being taken by wind into surrounding areas. I don't believe the foam you are using is biodegradable in any way?

That’s a great question and one I’m going to make a video about really soon. You do have a really good point about the foam but here are my points. So many people still want to build wood frame structures. So we cut down a trees to do this, a plant that absorbs CO2 (the substance responsible for global warming) and we make stuff. Then because those building are limited in efficiency, we then add multiple layers and products on top of that to make it more energy efficient. All those products have a carbon footprint (aka create more CO2). At the end of the day those building still rot and need to be replaced. Now look at an ICF building.
