I have worked in the roofing/waterproofing industry in the past. One product used by the Disney Corp for waterproofing everything including balconies is Polycoat Products USA out of California. That company provides coverings for Decks, Roofs, Walkways and Truck bed Liner systems

Good video, your xypex is a silane that prevents bonding of coatings as it becomes a crystalline matrix. The coatings bond were there is less xypex in the cement. You should consider a 25psi eps foam mechanical bond with a TPO 60 mil mechanical bond to concrete this will increase insulation and give you a belt and suspenders solution.

Ten years ago Dallas Reunion Center went through an upgrade. The existing concrete porches suffered from water incursion. A commercial roofing company applied a thick membrane over the repaired original substrate and poured a new concrete deck over it.

San Antonio, TX retired and living on an AFB. We Bought 2 acres of land a few months. Had a big section cleared where we know the house is going to be. We found a modern plan online and took it around to builders and they all said 1 Million dollars and more. lol Well that won't work unless we both go back to work. Our lot is like yours it slopes from front to back and we want a walk out basement. I made the mistake of watching your videos with my wife and now she thinks I can build it like you John. We will be our own GC and shop around. We are comparing ICF and Precast concrete as our house structure. We won't start until we are prepared and ready. We actually enjoy living on base which is a change. Keep up the excellent work. We will be watching intently and taking tons of notes. Aloha, Taz

Oh wow! Best of luck to you all! This was our first house build (we have done 3 remodels) and it has definitely been a roller coaster ride, but I know we will enjoy this house for decades to come. Next episode will feature what we would have done differently, so that may help you all in thinking about how to build your dream home!

Here on the middle we use tar mats or what's commonly known as "Bituminous waterproofing" on top of the concrete ro/deck. The sheets are welded together using heat from propane or butane torch.

a lot of those foams are treated with pesticides to keep ants and termites out. Not sure about this one but the ants do like to make colonies in the foam.

Even though I'M going to have an architech design and schedule on my plans the things I need to do in the order that they need to be done, there are things that are not on paper that I'll probably run into that's not on paper that I'll face. Watching from Illinois. For the roof, research what RV’s use. My 7 year old fifth wheel has a walk on roof and never leaks. Sits outside since it was built. Great videos. I plan on doing an ICF home build in a couple of years so learning from your trials.

Have you considered thick polyurethane sprayed coating? Durabak comes to mind. I'm referring to what most people refer to as truck bed liner. However, the same product is used on playground equipment, boat decks and a lot of other things. Something to look into.

We recently used silicone rubber paint which is basically the same thing! A roofing company suggested Inland for the brand. So far it has fixed our problem and looks great!

For the roof, we have a company in GA that did a Polysaspartic Polyurea coating on our concrete garage floors. Extremely durable and attractive, I would think it'd be durable in the sun as they do concrete pool decks as well. I do believe it's waterproof, but not 110% sure.

After watching you for about 9 months it just occurred to me that your roof view of the lake looks a lot like the Lakeview from our house but not as prevalent as yours and I started to think are these people in the same area as we are going to build? Then I saw your seamless siding jackets that the guys were wearing. And it is in the same area. We're probably another year off from starting but we will be building on the western edge of that Lake.

as the guy who suggested the rooftop deck that you're now so in-love with, sorry the waterproofing isn't quite sorted. ...my plans involve some slope to avoid pooling, & so i had to find a deck solution that allows for correction back to a level surface; Bison pedestals. this should allow the concrete waterproofing to not also need to stand up to foot/furniture traffic. the added cost is high, but weigh that against the added value of the usable deck & views?

Well no regrets other than the fact that the concrete guys missed the slope. If we had it to do over again, we would have made the front wall taller or had the slope built into the Litedeck.

@@LakeLotBuild ...another thought -i'm not 100% sure if Ecofinish would be an option (as it's a relatively new process developed for pools), but i've floated the idea to Aaron King on an ICF FB page. exceptional builder, brilliant tech, seems like loads of potential uses. ya might reach out to him too.

OTR trucker just past Memphis on our way to Cali. Was the Zypex additive expensive? I’m sure it may have been better than the labor and cost of vaper product… thx bruce

Not expensive at all. It is really just pennies per SQ ft. Definitely worth it.

Remember: The additive is in the concrete and municipalities design tanks differently - If the structure has any sort of settlement there could be a crack which will give you a leak. I still specify the waterproofing in residential.

We are! We have radiant floor heating in our lower floor embedded in the concrete slab. We haven't hooked it up yet but we're excited to see how well it warms the house in the winter. I think it's a great solution for heating in Missouri

Not sure what you did to your roof that is bubbling up and not adhering. But here are a couple of things to look at. We have done many epoxy out door coating that are UV stable and last a very long time. The key to this being done right is the prep work to make sure you get the hold it can give you. Second and not sure if it has ever been used this way before is from Ecofinish high performance coating. you may want to check and see if they are able to be in your area. Both of these will work I think. Good luck have a good day.

You two are doing great, $115.00 per sq. ft. is excellent. We live on 40 acres with too large a house. We have another 450 acres ajoining and We have another 40 acres across the fence which we built a road through and made 8 5 acre lots.My wife designed another house. Covid stopped our building plans a couple of years ago. Looking to start up again now we are getting quotes of up to $350 per square foot. So guess we will wait for now. Would like ICF and or SIPS to build with.

Yes, new homes custom built are at least $250 a sq foot to start here.

I haven't seen too many redeeming features of SIPs. When I looked in to them, they didn't look much better than conventional framing with foam board insulation wrapped around it but they were expensive. ICF makes your house practically a vault and can work out cheaper when finishes are added in. To me, ICF with wood framed ceilings and floors makes a lot of sense unless you want second floor parking or a roof deck... Combining ICF and SIPs doesn't seem like a very good combo to me. Make sure you budget carefully and choose wisely.

As a commercial roofing company We adhere roofs to all new construction involving concrete decks. If you want I can send you a link that will describe and show you how this is accomplished. It will also cure your ponding issue. There is no pitch to your roof of even 1/4 inch if you have ponding.

You will need to put a layer of walk pad over the TPO to prevent premature aging of TPO due to foot traffic. Various types of walk pad are available.

You guys are building exactly how I vision building my custom dream home in the future. I wasn’t a home that will last centuries. One question I had is how the cellular reception is in the home being a full concrete and rebar? I have been curious if the rebar creates a faraday cage effect.

Hi, I have a question. Do you have an attic between your main level and your concrete roof? I’m trying to decide if I need an attic with our build. Thinking of mini split system as well so no need for attic systems.

No attic for us. We put the lite deck on as the roof right on top of the last row of ICF block.

We did heated floors in the slab. Not sure about the walls. The roof I think could be done. That would be so cool!

Curious where you guys settled on the waterproofing of the roof deal. I am looking at doing something similar and wanted to get ahead of any issues. One thing my architect recommended is a membrane on top of the litedeck sheets before the concrete is poured but that's probably not an option for you guys at this point.

We have had great success with a liquid silicone brush in product. We went through several products (water-based) that did not work. The rubber membrane has worked great.

Sounds like a gorgeous setting! I would think ICF would do well there considering that they do a lot of construction out of concrete in the philippines. I would suggest calling Fox Blocks or another ICF block company to see what they suggest.

We went to the Stuttgart Christmas market several years ago! When we traveled through Germany we saw solar everywhere, especially on barn roofs. It was fantastic! We could definitely do solar some day in the future. The house is totally electric, so that would make us completely self reliant.

Just wondering something. Some people watch for catharsis and others for actual data. When you talk about the costs (per sq ft), and then talk about how you are doing much of the labor, would it not be a good idea to at least refer to the hours since those hours are reducing the sq ft costs? I know from experience that labor can be half of a project, depending on how much sub labor is being used. My first project was about $60/ft in a multi-million dollar neighborhood; but that was with much of my labor and 40 years ago; thus, both out of context. Though you are not being billed for the labor, it IS a "cost" since you could be doing something else. like robbing a bank or something. There is a guy on YT who claims he built a Tesla S for $6000, but he probably put $100,000 of his time into it. So, not really "just $6000". Kinda makes that clickbait and dishonest. Otherwise, come over and do my project at "no cost". Get what I am alluding to, for purposes of clarity? Overall, really like the deep dives.

Place epdm sheet on the roof and then pour another layer of cement on top

We thought about doing this for the first pour. The engineers were worried about the cold joint or cracking on a thinner 4" topping slab. Not saying it would not work, but there were concerns.

I am curious why the icf roof cost between 30 and 40k when icf roofs are typically between 13 and 17 dollars a square foot turnkey for flat or shallow single slope. What is the breakdown of your roof cost? If you don't mind ☺️

We ended up around $26 per SQ ft for everything - LiteDeck, labor, and concrete. We didn't have a broken down cost as the roof was done by our ICF contractor.

1 inch pavers over the elastomeric membrane -- the pavers will protect the membrane from puncture (large hailstones, high heels and intense friction on hot days) and distortion and may also apply constant pressure to abate delamination ... ?

@@LakeLotBuild you may need to put a layer between (like that orange mat for tile) - then brush sand between the cracks and fill them with that polymer sand.

From Utah. Take a look at this solution for the roof deck: kzfaq.info/get/bejne/e558eqSHp9Kno2g.html He does a lot a great videos on his construction business. This video is a deck system over the flat roof. I think you could do the same thing with composite boards and a do it yourself solution. The panels are easy to replicate, the key is the plastic risers under the floor.

Coming up with $350k-400k for the whole package. That'd be pretty typical new construction here in Texas. Houses aren't cheap anymore..
