Native nashvillian here. All on the list are where the projects and gentrified spts next to the projects. Developers are buying all the factory homes and building long 3 story shotguns right next to the projects. Be wary. Even though its new buildings doesn't mean it's a good area. Antioch is no good either.

Regentrification is going on everywhere;and yes, there are areas that I feel too "not yet there" to want my children to live and that is just the way I talk to my clients

Every single nice area in Nashville has a not so nice area right next to it without exception. No area is truly bad if you’re safe and aware of your surroundings. Memphis is a different story.

Aware of your surroundings and simply following my parents adage from the way back machine still is great advise " nothing good happens after midnight" is a good rule of thumb. Stay safe everyone!

Thank you for the video. We just listed our home in Smyrna at 114 Woodland Drive…Keep us in mind on our 2400 square foot home, one of the top magnet schools is a block away and so is the public library. We’re in the best neighborhood in Smyrna, Tn.

I'm amazed at the low density so close to downtown. I thought it would be all apartments for the first 2 or 3 miles.

That definitely is changing. From the 70s to the 90s people moved further away as traffic wasn’t bad and they wanted more land. With our recent growth, the move back toward the city and a high-rise condominiums is definitely give away to lots more development of these areas.

Not real name. Texan who tried living in nashville because I couldn’t afford to move back to central Texas where I’m from. Made the huge mistake of assuming central Tennessee culture would be similar to central texas. Fellow Texans, it’s completely different. Don’t do what I did and assume it’s the same kind of south. Very different. It really feels much more overcrowded than central texas with a geography that is so hilly you feel trapped in the chaotic crowded suburbs and “pikes.” People are not trusting of others at all so there’s no “hospitality” that would have normally covered up the locals true feelings that they’ll never let you be part of their “club.” It’s the chaotic busyness of the northeast with a culture of people who like it the way it is: they value lying to save face over risking being honest and truly connecting. People are worn out and assuming you are there to be transactional rather than neighborly. EXTREMELY hard to develop honest relationships with anybody because of that. DO NOT assume like I did that Tennessee is like Texas culture. It will leave you never having any idea who to trust or how to connect because you’ll overwhelm them with the Texan “straight shooter” way, they’ll pretend they’re fine and tell you one thing but say a bunch of stuff behind your back. Reminded me a lot of some time I had to spend in California for work years ago. Passive aggressive, transactional, impossible to trust people who love a cool sounding “turn of phrase” more than developing trust thru honesty. When they tell you they don’t want you there, listen to them. They don’t. That’s the most honest sentence you’ll ever get out of a culture mired in British classism and status based treatment of one another. If you like performative relationships with people, if you enjoy the game of always having to guess what people really think of or feel about you, if you live for the American rat race of busyness with no easy way to connect with God’s natural world, Nashville is the place for you. Having more opportunities to play music with other musicians was NOT worth me giving up a rural Montanan lifestyle for the “opportunity” in Nashville. There’s a draw there that makes you think if you’re more freedom minded, you’ll feel at home. The freedom values I was raised on was always be honest, respect hard work, let people take care of their side of the street and you take care of yours. Middle Tennessee’s idea of freedom is VERY different. You are NOT free to be an individual. You must find your group or live in isolation as punishment for being an honest individual. You’ve been warned.

You know it’s simply the way that website saw it and the stats they used from Metro. Those home prices have increased as the area is getting more and more gentrified, but it was a bit surprising to me as well.

At 8:41....you are talking about bad areas around Nashville, but you show a pic of a SEPTA train. I am a native Philadelphian, & have ridden SEPTA since I was a kid. It stands for SouthEastern Pennsylvania Transportation Authority........it is the Philadelphia area public transportation. If SEPTA trains went all the way to Middle Tennessee, that would be a suprise.

You are correct that is NOT a tenn train-- but added by our editor as bRoll. As I’ve stated in several videos, we have only one passenger train and that is in Mt Juliet to downtown Nashville. It wasn’t meant to mislead , but thank you for pointing it out in case someone was mislead

Not at all surprising that is on right the most affordable but needing to be reviatliEd and close to downtown areas left. The hard part is that it will run out ( rising prices) many who have lived there for generations

You should do better research by actually going and meeting people from these areas. I was born and raised in Bordeaux and currently raising my family here with my husband. Most of the residents in my neighborhood are professionals (teachers, lawyers & doctors). Bordeaux is a beautiful community with hard working families. Very quiet and peaceful. If for whatever reason, your viewers are frightful to live amongst a diverse population, then yes….avoid North Nashville all together and continue to live in an ignorant bubble.

I couldn't agree with you more. I was born and raised in Nashville and I've lived in Bordeaux for the last 9 years and have had no problems with anyone. Due to so many people moving to Nashville our cost of living has shot up sky high, lower income people are being ran out of their neighborhoods due to gentrification. Too many people are moving here and ruining everything we hold near and dear. Our homeless population has exploded in the last several years, mainly because people can't afford to live here anymore. Downtown has become a nightmare. I used to love going Downtown and walking around and doing a little shopping at the unique little stores there, not any more. It's too crowded, and too dangerous now.

We don't want to live in Nashville or suburbs. Growing too fast and expensive. We been looking NE of Knoxville i.e. Greenville and in the NE areas. We want land and a nice home not around other people or homes. Coming back down in July. We do have an agent but just wanted to post this. Great video.

Knoxville is a wonderful city; I went to UTK and love the east side of the state toward the mtns. The main cities of Tenn are all very different and everyone has their preference of where they want to call home! I'm happy for you that you have been able to determine which is for you! Everyone is moving from Nashville due to gentrification my grandma owned a house in Wedgewood my whole life and them houses now are worth close to millions

Isn’t it crazy? Wedge wood is very close to downtown Nashville and a highly desirable area for gentrification now. And yes, many are choosing to move further out from the midtown area to have more space- yet still access to what they want/when they want to be downtown.

I'll say Buena Vista and many of the surrounding neighborhoods are being rapidly gentrified. There are new houses and constant renovations on every street, but I'm hearing many of these are intended to be Air BnBs for the tourists that come to town. I've heard of gang activity, and every now and then some gun shots in the night, but I believe most of it is gang related. I think most of that will be found in the same locations/streets. My corner of the area and my neighbors are very quiet and friendly, but that might not be the story two blocks over. If your budget will limit you to these neighborhoods, I encourage you to take advantage of Tennessee's constitutional carry law. There's no need to be a victim if you're prepared, and Nashville has plenty of firearm stores and training options available.

although i did want to buy closer to downtown, im glad i bought in old hickory village. it's near downtown and east nashville, but much much safer, and it's a unique historic part of the city with sidewalks

I've found very few people who want to live downtown aa primary residence --- just close en9ugjto get there when they want to for events.. congrats on a great choice!

May I ask what about Hermitage?--the prices are so much less than Mt. Juliet (also looking there) and it seems less commercial...keeping up with the Jones's is not my style...would rather have some eclectic small business and some character...any advicce would be greatly appreciated :)

Yes, Hermitage is less expensive than Mount Juliet. Hermitage is in Davidson county Mount Juliet, and Wilson County have grown substantially in the last couple years because of their good school system. If that is not consequence to you, then Hermitage would be very good spot. I that’s just a basic response and happy to talk about nuances if you would like

Have you checked the crime index? Can be found for anywhere USA I’ll see as the area has been revitalized in recent yrs it is far safer than would’ve been 15 yrs ago…as you know, a realtor cannot by law give info directly about crime , the people who live in an area etc. I can point you in the direction to explore for yourself

Madison is easy access into downtown Nashville but far enough away to not be nearly as crowded. It has all the day to day needs anyone could want and is far more affordable than many areas of Nashville. If public schools are an important factor- take a look at those. mostly older ( 50's-70's homes) but there is some new construction coming in as the land is more affordable. Im happy to discuss your needs further to see if it might be a good area for you!

Their criteria is pretty poor....lower incomes and property values are not necessarily the best methods.

I agree… every website uses different criterion and there are several more used here. Property value does tend to correlate to income, but not necessarily the reason for the lower grading

Crime, drug use, and unemployment will kill a community. It's very difficult for a community to extract itself from poverty without higher wages, and a population determined to reject the criminal element. You will see these neighborhoods improve when Davidson turns Red.

These are all so very close to downtown Nashville and many- especially young Millenials and Z's - love the close proximity, city Parks, hip new restaurants that the river are and downtown offer. The areas will be changing as most affordable close in areas despite/ because of the issues presented.

Which is a good thing! "Nashville" is not just one county and they all are nuanced and different. It'd be impossible to find your place without being able to eliminate others!

@@LivingInNashvilleTennessee1 Beverly Hills is gorgeous but parts of Belle Meade are BH on steroids. The lots in BH are much smaller so it’s harder to make a house look as grand as some of those huge estates.

Susan, I made this comment about BH because someone disparaged Davidson County as a whole. I was attempting to illustrate that parts of the county are quite upscale. Every city has its good and bad parts. LA has Watts and it has areas where the rich and famous live.

My family and I were born and raised in Bordeaux in Nashville. It has fallen victim to genderfication like many other areas around Nashville. She admits this at the 9:19 & at the 14:35 mark. These areas are the last untouched & underdeveloped areas in Nashville. The greedy developers and investors are after it. I assume she is very aware of this.

indeed I am aware. The last areas that have yet to be gentrified, but remain very close to downtown. Nashville are certainly the next place for that gentrification and the tough part about that is those who live there forever will make a lot of money if they sell their property, but they have nowhere else to go short of out of the area, it is a problem

Bordeaux CAN be sketchy IN PARTS, but overall isnt THAT bad, Antioch, Hermitage and Madison are far far worse and have been that way for decades, even whites creek is more well known as a place to stay out of than Bordeaux

There are sketchy areas all over town that are being regentrified; those that get in early and take the "risk" often get huge gains over time for taking the risk....sometimes no plus side for a long time. This is the type of info we share with our customers

Roadsnaks? Maybe they should stop eating and really look around. This seems like it's totally made for everyone who isn't black ? All of these neighborhoods are black ? Hmm? What about Vine hill? Lower Antioch? Even Hermitage now? Hmm!
