I think this advice is good, but only for people making serious coin, or if you have a time machine back to 2010 before the house pricing went stupid.

Everyone lost their job in 2020-2021 due to liberal lockdowns, and the liberals are suspending evictions. Once the suspensions are lifted, it will be mad max. Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Not really sure how this works, I make 44k a year after taxes. Where I live in Victoria BC Canada the cheapest house you can find is around 900 thousand and that will likely go to a million in a bidding war.

@php @Like Literally Canada pays badly, not that many options lol. The average Canadian makes 65 k a year or so and most jobs are not in middle of nowhere canada, they're in the financial centres. The further you go, the cheaper the property goes but then so do the jobs that even enable you to pay the bills in the first place.

You will. between my husband & I we made around $60k and we just get qualified for $320k loan. just get ready with time and follow o'leary advise: start small, grow in assets and income and then move big under your safe possibilities (that 30% mentioned). the important things to qualify is your proof of income, assets (down,closing, & reserves), credit and debt to income. Good luck!

@@mitchdogstudios LOL, I wish. I live in Canada 🇨🇦. We let in 500,000 new people a year but but we only build 280,000 new homes. This doesn't count new families/births/people moving out, and staring families, or condemned homes. Hence on the news, new Canadians get off planes, and the homeless shelter are full, and there's nothing to rent. Justin Trudeau is trying to save the world, and stuff as many people into Canada as possible. Destroying housing, education, justice, health care, and all the other minor systems. Canada is just about to collapse. The soon to be Prime Minister Pierre Polieve said he will keep Justin Trudeau immigration policies. We are so fkd! Only foreign business can afford to buy our homes, and rent them out...not enough teachers, engineers, doctors, or judges. There is nothing we can do since most people come from India, and Pakistan. Their education system isn't the same as the education system in Canada. So there's not many doctors, engineers, judges, or teachers that can speak English and French clearly, coming to Canada. We are not doing well.

Lower your expectations of the first home. I compromised on 2 must-haves and still getting 40% of my take home salary as monthly payment. But I am very happy to get into the game.

guys he means 30% of your monthly income on a mortgage. ya'll seriously think he meant 30% of the actual house? if you make like, $50,000 annual, then make sure your mortgage doesn't use up above 30% of that. a person who is bringing home pocket $50k annual can afford a home costing $1,250 mortgage for example. which average a home would be around $250k with an okay credit score. (obviously depends on cost of living; however, if cost of living is high, you'll most likely be making more than 50k annual.) if you are in a rich area making poverty then you need to move or seek a higher form of career opportunity.

Yeah and you’re missing what everyone is saying. Wages are so depressed most people have to spend more than 30% per pay check to buy a house and that why a lot of people simply wont ever afford a home.

@@benjaminmann8028 that's simply not true. most of the comments for this video literally talk about dropping 30% down on the house during the purchase. I'm not arguing the awful market right now. i was stating that people did not understand what kevin was saying due to the bad video editing of the person who posted the video. and you don't HAVE to purchase a house right now. in what situation would someone NEED to buy a house within a few months? market has been bad for a year or so yes, but it's not like they NEED to buy a house this year. i have been saving myself. i just had to renew my contract for my apartment. if you cannot afford to rent something currently, then you were never able to rent anything prior to housing market going bad. it's all about life decisions. discussing that with people with a large sense of victimhood is a waste of time as well. not going to share my struggles to the public, but i have had a very unfortunate life and did not give up.

30% of your income? Yeah, if it were 2011. In other words, don't do it. I would discourage anyone from buying in Utah. All these tech companies that moved here from California are moving out in 2023 through 2025 after their free ride ends. It's the tech wages that drove up housing here. 90% of utahans can't afford these ridiculous prices. It's a serious problem here. 7-months of ice and snowy winters are not attractive; at all.

Also, buy the cheapest home in the nicest neighborhood you can. That's the best advice any of my bosses has ever given me. You can buy a fixer upper in a good neighborhood, or an updated home in a bad neighborhood, usually for a similar price. You can fix up the home on your own... you can't fix up the neighborhood.

I'm 45% on rent alone. 15% on food. 10% on internet/power. That's 70% of my income gone. Average house here is 800k. It will take me 80 years until I can buy my first house. New Zealand for you.

I did the exact opposite and did really well. I bought as much as I could get money for, as appreciation on a more expensive place, say 500k, is more than 250k. I rented out a portion of the place and lived in the other portion. That same roughly 500k place in 2009, here in Oakville, Ontario, is now 1.6 million and It doesn't stop there. I refinanced along the way and since 2009 bought another 4 properties and turned my 90k down payment(of which 70k was borrowed) into roughly four and half million. That's right 20k initial investment investment in real estate is now around 4.5 million in about a 12 year period. That's the capital growth but I also receive over 3k/month of mostly passive income after all expenses paid for. I could go further into how that all translated into a decent stock portfolio but the point is to think big and buy as much as you get money for and you'll learn grow into to it. This video of Kevin's is limiting you and I guess he is just not allowed to tell what I just told you here.

@@LR.1995 When I bought in the beginning of 2009, they told me I was crazy and that what happened in the US in 2008 was soon to come here. Then in 2011, again I was told I'm nuts for buying while the market prices were so high. Then again in 2014, I was again told that I was crazy and the market was gonna crash and was called a fool. And same thing in 2016, the nay sayers came out, many of them family. In 2018, I paid 40k over asking on a semi in Milton, total $540k, and that was the first property with a partner. We sold that place for 985k spring of last year. Over 400k in three years on that. Also, a few years back I remember watching another video of Kevins where he was again advising against buying real estate. I think he was talking from the back of limo while in Vancouver. I don't know where that video is now but I remember going against his advise and bought then. So glad I didn't listen to him then.

With the price of homes. I would try pay off the mortgage. If you love your home. Invest in upgrading. This will payoff if you sell.

I generally really like Kevin's advice. But I'm not sure where can you buy a home and make payments of only 30% of your annual salary. Luckily, I was able to buy my house after the 2008 crash but even then, that was about 40% of my income. I'm in the bay area in California, there is no way in hell I could afford my house today. It's literally up 100% since I bought it. Sadly, I'm making less today than I was then, but renting room has supplemented that.

Our mortgage is only 15% of my income but I also need to pay $600 for land tax, $150 townhouse condo fee, $120 home insurance, $300 gas/electrical/water. $80 for lawn care in the summer and snow removal In winter. $80 internet, $30 home security. That’s an addition $1260/ month. So if you’re already at 30% for the mortgage add an addition 10%-15%.

$80 internet $80 dollars lawn care are not essential. Just hot spot for internet then mow your own yard. $160 saved easy.

@@DakCuh We all have money problems, no matter how much you make your lifestyle expenses can always keep up. That being said, I'd rather pay someone $20/hour to mow the lawn or clean the house while I'm able to work more or curate more sources of income.

Everyone wants a free mansion and millions of dollars income for doing nothing. The complaints are always the same. They want everything and do nothing for it. A job is a job, it's not the same as building a business. The employee wants the perk of being a boss without doing the work of being a boss. If it was easier to be the boss, then why is so many people employees instead of bosses. If it's easier to own the business, then why don't all employees quit and become a business owner? 🤔

As a real estate agent. This is solid advice. We bought a small bank owned fixer upper upper as our first home lived in it for about 10 years before we had some equity built up, We were able to buy a much nicer home in another state and put over 20% down into our next home so we have automatic equity, We never would have been able to slowly build into a better life if we stayed as renters for the last 20 years, Its not a a way to get rich quick. but you wont be going backwards. there are still plenty of affordable homes in this country, but you may have to move out of a sper expensive state.

This just shows how out of touch you are and how little you understand the struggle Americans are facing. Where I live it is not possible to buy a house with 30% of my take home pay. I have to make at least 50% more, which is just not going to happen. It is literally impossible for me to buy a home without having to move, switch careers or get a roommate.

I make over 100K and I can’t afford a home with a 120K down payment. everyone is overbidding and I don’t have the money, time, and effort to move to another overpriced rental. I also don’t have time to wait 2-3 years to see if the housing market could POTENTIALLY dip. I respect Kevin, but his advice does not hit on this one. This economy is trash and it’s going to lead to another recession, but many Americans are left with little choice when they are trying to raise a family or is millennials are trying to buy a home. Homes are so grossly overpriced and I literally am only finding 1 or 2 bedrooms that are bare minimum 400K in Orange County, CA with 400-600 HOA fees. The 400K 1 bedrooms are located in shit parts of town or are tremendously in need of work (crime or super far from everything) and are the size of a walk in closet. I looked out of state too and it doesn’t seem that much better.

I used to have the same issue but I had to make the hard decision to move to a different state despite how much I loved my home state of Alabama because the house prices were insane. Now I've moved back to Bama after I've gotten much more stable income. Sometimes you have to look at alternatives so you don't screw yourself over financially, even though it may hurt emotionally. Godspeed friend.

I live in Massachusetts and in most areas you can't touch a home for under 400k. Luckily I found a home in the middle of the state for under 340k. Kevin is out of touch for sure.

1250$ a month in my case (af.tax.) I can buy a car for that amount but definitely not a house. But I agree, shouldn't be more then that, it's just impossible to find anything in that range.

When I moved to Florida 8 years ago there were houses in my county 80 to 120000.Now there are no houses under 200000 and median is 250000.

I’d rather pay off the mortgage over 30 years. We got a 2.85% interest rate which is super cheap money. I can make more than that investing money in stocks/crypto than paying down the mortgage.

I insisted my hubby and I keep our mortgage to 25% of our combined net (1000 Sq ft Cape Cod style with nice yard and curb appeal). In a few years one of us was fighting cancer and unable to work for 2 years! BE SMART!

You get tax deductions for being a homeowner so dont forget to account for that. Its $13,850 for single and $25,900 for joint.

@@teddywilliamson3547 Yes, they are evaluated yearly. You have both state and federal taxes, as well as a variety of other possible deductions, so it's important to consider that as well. Im referring to itemizing deductions rather than taking the standard. Taxes can be very situational

If you use your water, electricity, gas, and roadways then go bitch to your congress. That’s what is wrong with the economy, if people would just refuse to over pay, property would be affordable and you’ll be able to pay 30% of your monthly income on your monthly mortgage payment. Supply and demand.... we jack up the prices by buying overpriced homes!

Mr. Wonderful been there done that. Bridge loan second piece of property architect flag lot summoning approval then I don't my own house. So that's how I wound up with a bridge loan from my initial investment to the piece of property that had a house on it in the garage and could be subdivided check it out first. Anyway long story short Roundup with the family. I've been able to do this three different times and three different States. Different situations and everything but you know you buy with potential. your work your tail off to Make it happen. That was just on the East Coast.

Pay down the mortgage is TERRIBLE advice. First of all the interest on a mortgage is tax deductible. Secondly mortgage rates are 3%. You can invest your money and earn at least 8%. Thirdly with inflation at 7% you payments are getting inflated away (this is a good thing)

If you stay in the same job forever and don’t get a promotion then most people’s salary probably won’t go up. I used to get a 2% raise when inflation was 2%. You have to learn new skills, market yourself, change jobs, and move if you have to. Some people just get too comfortable.

It's a common personal finance guide, and it typically refers to the total cost of homeownership on a monthly basis, including property tax, utilities, insurance, and maintenance cost (generally budget 1% of the home value per year or 0.5% in high cost of living areas). Of course, it's incredibly difficult to meet this threshold in high cost of living areas, so it's common to start with 40-50% to get on that housing ladder, don't stay there long because being house poor is painful. Renting out your basement, or not moving up in house as you get raises is a good way to try to get to that more comfortable 30%.
