This home is exquisite! I love the pride they have in doing a wonderful job! I love all the extra things they done, window sills, curves on kitchen shelves, decorative pieces around the sprinkler or fire alarm, and the cabinet behind shower! I love the creativity how they are putting in the little things that just make you smile! If I am ever able to buy one, I'd like to have it built by the Amish because I love the wood homes! Keep your head up and one step in front of the other! Y'all are doing great! All the ITH family are in my prayers every night! Thanks for always including Ace, he just warms my heart! P. S. Seems a little confusing about the lot lease. So if there is a $20,000 lot fee, shouldn't that include a number of months free equal to what you are paying in advance? Otherwise your just paying the setup cost for the lot and are unlucky enough to be the first one and so have to pay the $20,000? Sorry but that doesn't seem very fair. Love you guys, but this deal doesn't make a lot of sense.

Please consider having a 32" wide X 36" deep shower in these, Randy! Then we taller people can easily turn sideways to scrub up without bumping our elbows! Also, please consider the bottom 3 or 4 stairs with the tread on a hinge for shoes and other storage. This will be a beautiful home for us older people, and we can have storage and plants in the loft, with guests sleeping on a sectional sleeper in the living room. This one may be mine!!

For the 20K, ?’s as many are commenting as well, how big is the deck and is that separate from the stairs, size of the shed and material to match house? I’m really not saying this to be ugly, but leveling and setup you often do fairly easily and quickly & sometimes free. As the developer wouldn’t you be doing all the utilities the same as the other areas at a much lesser cost? I’ve put in a well and septic and know how pricey but I don’t get the 20k all of a sudden for these few lots. Does that mean in the future all development will be paid by the first leasee up front? I want to live there w something like your Birmingham, but waiting for one to see and really trying to understand the 20k I would have to pay or another amount on the next phase you develop. I love your videos and the homes you built, just trying to understand your new business plans.

(And by the way the 20k lot fee still isn’t settling well in my accountants brain :)
@MBMCincy63

I understand him to be saying that the 20K is : set up ,leveling and hooking all utilities making sure they are functional, a stair and deck, a shed. Then it is a lease for 12 month at $300, renewable yearly. I expect that the land being leveled well enough for a trailer to sit fairly flat, all the sewer, electric and internet laid in, ready to tap into is partially why the 20K is what it is.
@eagleinflight777
@eagleinflight777 2 жыл бұрын
What is there that you can't wrap your brain around? Figure out what all the things that they are doing would cost. I bet if you got an estimate for each thing, and added them all up, it would cost more than $20,000!
@debbiesmith4880
@debbiesmith4880 2 жыл бұрын
@@MBMCincy63 if you built your own home on a lot ( and most likely quite a bigger lot then this) you could pay as much as 20k for utility hook ups and this btw is at the high end. Randy did explain in this video that the 20k included a deck, shed, skirting and utility hook up which honestly still seems rather steep to me. Watching past videos I learned Randy leases the land himself and therefore cannot sell the lots. His lease is for 20 years from what I heard and that raised the question of what happens at the end of the 20 years. Does he have an option to renew? What would happen to all the communities if, God Forbid, the lease wasn’t renewed. Not being negative…..just asking and thinking about the future.

Is it possible to do the incredibox on the mountain and get one of those lots? Or will the incredibox only be allowed off site? Seems like those interested in it might need lots too? Also I see people worried about spending 20k and only getting one year of guaranteed lease so was wondering if it was possible to do a 5 year lease and then have it go year to year. Protects the buyers to keep it locked at 300 for 5 years at least so the 20k buy in seems a better deal. Just a thought

@@Swim136 sorry to have offended you and I did not mean to disrespect ITH eith my question. I think you are wrong in your reading. First many places give multiple year leases. Second randy himself said he gave 3 year leases to the beach and prairie tenants hence my question about the mountain. Third it is actually pro ITH as the hardest thing for landlords is the change in tenants and risk of vacant. A long term tenant is someone who wants to put down roots and improve the property. Fourth it does not hurt him financially so fail to see your anger at my question. Whether someone pays 300 per month for 5 years or 5 different people pay 300 per month for 1 year each the money is the same. Randy has said he does not intend to raise rates and wants a community. Having longer term tenants makes for a better community thAn one year move outside it would seem. In any event it was just a question. As a business owner he is free to say no but if ITH gets offended by people asking questions before putting down 60000 or more for a house not yet built in a community not finished on a video in which they ask for comments than you are right about it not being a good match for my family.

Hello Randy. Just wanted to say I love your Charleston home. So good 👍to see a company doing ten foot wide home's instead of the eight foot wide house which I would never buy. It makes such a difference and I would go for a twelve foot wide house if I was to buy one because the wider your home the more homy it looks and if you are BUYING it to put it in one place for good 👍and only moving it to your forever place to live in it for your self then a ten foot wide house is so much better but I would want a twelve foot wide house for myself!!! Randy I know that i live in Wales UK which is the other side of the world 🌎but I have been following your journey for a couple of years now and your journey to where you are today has been very challenging i know and you are a good soul Randy. I have a question... if tenant "A" pays $20k in order to secure a lease on the mountain for $300 a month, then after a year they don't renew their lease and the lot returns to ITH, then tenant "B" leases that lot for $300 a month, will tenant "B" also have to pay the $20k? In other words, is the $20k only paid once, only by tenant "A"? Or is the $20k paid each time there is a new tenant on that lot?

Nothing against ITH folks. I really like them. If someone pays 20k and if they dont renew the lease if the lot goes back to ITH, we are talking approximately 2k a month rent 🙄 and not 300$ per month. They need to clearly lay these out properly. They can explain this in their website properly. It will be really helpful.

Love the craftmanship and look! I would consider this one! However, please consider moving that center loft to end over the downstairs bedroom. It would give more safety, as well as privacy for occupants of both the loft and bedroom. Loft would be much more functional and would allow some storage space against the end wall, too. It would also push stairs over/back and allow room for washer and dryer in living space, opposed to placing in bedroom. Then could still have the closet in bedroom. Just trying to help, not bash. :) It would be much more livable!

Loft need to stay open because of the air flow around the house. The bedroom downstairs will not get A/C or heated if loft is closed. And the beauty of the floor plan is the openness of the vaulted ceilings. For the price of this houses a good thing is you will get to design your own finish touches, in this case a railing for privacy/safety in your style

I love it too. 10x28 Charleston. Like a door on the side also. I like window seals. Love BR down on the main floor. Randy and Amanda are just too funny. Always the truth. Amish do great work. Hello ITH group builder. And the Ladies.

Can there be electrical outlet for an oven? My family loves to cook.and bake. A traditional oven makes for more of a home feel.

How about an electrical plug on the wall that has the access panel? Would you be able to mount a tv on it?

I love the Charleston! Without dormers is the ceiling in the kitchen raised or the loft still there for storage?
