I love the tile in the kitchen. The elephant in the room for me was whatever is hanging above all the cabinets. Are they buckets? Kinda weird.. Just saying!

I feel you. Unfortunately, thats what this neighborhood offers. And this is one of the more "private" lots as well. Most are straight "fish bowls".

Toll Bros does an excellent job showcasing their homes. However, most buyers never achieve the same look. I think it's important to budget for an interior designer + extra finishes + good furnishings when you're at the $1M+ price point.

agreed. And if resourceful enough or have good contacts with local trades, would do the bare minimum with TB design center and do the improvements after the fact for far cheaper. They up-charge on local merchants well beyond if you just went to those same resources after closing on the home

Good comments for sure. However, it ultimately boils down to "everything for a price". Just because someone is purchasing a $1.5 million dollar Toll Bros. home, doesn't mean they actually have the CAPITAL to purchase these upgrades AFTER the sale. Meaning, whatever you upgrade through Toll Bros. can be financed into the sale. So if say the buyer only has $300,000 to put down, they can incorporate all the upgrades into the purchase price. Whereas you could conceivably facilitate teh same upgrades for 60 cents on the dollar, that buyer would still need to come up with say $100,000 in cash AFTER the sale. Some people have the dough, many don't.

Good tour - unfortunately TB cut a lot of corners in their build process and cover it up with finishes to distract. Went thru several Quick move-in inventory homes in this community and they had problems on problems when seeing the semi-finished product.

@@warren7838 low quality solid core doors, non-parallel AC supply and exhaust installations in relation to recessed lighting, non-fully secured railing, baseboard issues, etc. most were not end of the world type stuff but at a price point of 7x the median of Clark County the level of quality just has to be better. IMO you’re paying for the builders perceived value at a custom home price while they are really tract home production builders.

If you want to buy an undeveloped lot in an area like the Ridges or Southern Highlands that is mostly developed around it: 1) are you obligated to use a specific builder? 2) is there a time period after purchase you must break ground? Thanks and like all the videos you do and those with Zuber/ORAAT.

I like the backsplash, its a good look and good conversation piece without being over powered color tone wise like we often see. Only bummer I find in the house is the basic simple spare showers for almost 3 mill

Cracking around the paint and caulking of windows is pretty typical for new homes as they settle. Easy fix.

The house is pretty but they have a lot of wasted spaces (loft) and poor permanent design choices (built-ins, accent wallls). The decor is inconsistent. That said it is one of the better floor plans and the outdoor space is very functional if not private.

I would be concerned about people playing on the grass area, slipping. hitting their head on the tile and falling into the pool. I know it sounds extreme but without some sort of fence up there looks like a bad thing waiting to happen

As a woman I'd be disappointed that none of the bathroom vanities have drawers. Even the mirrors are not cabinets. Where do I put my make-up feminine items Hair dryer and other styling tools? Need drawers. Really love the giant doors and barn doors. Also adore the outdoor areas and the wonderful use of granite for decoration through out the property. Not my favorite home you've showed I feel it's very masculine. I also feel there could have been some better use of space. Thank you always insightful and informative!
