This was an incredibly informative video. I suggest that it be required viewing for every HOA owner, board member and general manager. There are so many lessons to be learned from this tragedy. Thank you gentlemen for sharing your knowledge and experience. I appreciate you.

This was a very interesting interview. I think anyone in a position where they have to warn people about something that could happen in the future Will inevitably run up against the Human tendency to deny or not want to know bad news. I once carpooled with a friend to work who always had her radio really loud. When I asked her about that, she told me that her car had been making a really loud and annoying sound for a while and she didn’t have the money to get it looked at and just didn’t want to know about it, so she turned the music up so loud that she didn’t hear it. I couldn’t believe what I was hearing, but I guess the reality is that we all fall victim to denial from time to time when things seem overwhelming.

Great interview. Scott Stewart is clearly a very professional and knowledgeable person who did his level best to get owners to understand the seriousness of the deterioration situation. Had COVID not occurred, this whole tragedy may have been avoided.

I've heard before from "Building integrity" channel (and the collapse sequence seem to support that) that the pool deck might have been helping the building to stand. If that's true, removing to replace, any structure of the deck could have resulted in the collapse then. It seems, we have all these buildings and nobody fully understands WHY they are still standing. Scary.

@@shannonforney5570 But they didn't understand, even after the "100%" inspection, that it was barely standing. So they were underestimating how much support it actually needed.

Check out Mike Bell’s third video on this collapse to gain an understanding of the role of the pool deck and why its collapse caused key building columns to buckle and bring the building down. His video is very compatible with a NIST hypothesis that is described in PPT presentations available online.

It is true the owners don't show up to meetings for buildings. It's like each unit is a separate house and people only focus on the inside of their own unit. They care much less about what the garage looks like.

That may be true for A percentage of homeowners in condos or co-ops but it’s definitely not true for all. I mean they may not go to every single board meeting like my parents do (in a co-op… we lived in a condo from the time I was three years old until adulthood too and my dad was president of the board, a couple of different times, and on the board for even longer) but I’m sure many follow what’s going on and get to meetings when they can or when they have concerns.

“I’ve seen many worse buildings”. What does this tell me of real estate in Florida. The surf side collapse was devastating. Do the surrounding communities contain other ticking time bombs? Is this area uninsurable as a result of lax enforcement of regulations & widespread corruption?

He’s worked in other places than FL. But I imagine everything in south FL is pretty beaten up with the weather. And poor construction has been rampant since people started moving there

The most important thing should always be the foundation and structure. Number 1. All leaks needed to be fixed first, than any cosmetic stuff is secondary. That's no fun for the owners but no foundation no building! They don'e float on air.

They need to Mandate Stainless Steel rebar in all buildings near salt water. Stainless steel rebar won't rust!!

HOA President Jean can be seen in one of the police body cam videos. She presents herself to the police, identifies herself as the president, and offers to help. They basically ignore her.

I thought the collapse was due mainly to the post tops puncturing through with a lot of the posts being too small.

I guess keeping the deck concrete always wet (with some salt added) helps rebar corrode, expand and break the concrete. That was probably happening even to the columns under the adjacent wall. Enough of that, plus vibrations, did it in. The deck apparently helped building stand. What's upsetting is that inspections didn't detect the danger. That says something about the state of the art and should make us all scared.

Ontario, Canada, had a bridge collapse in Port Bruce, which was alleged to be caused by a hidden failure, as the previous inspection reports didn't indicate any problems. There appear to still be 2 pending lawsuits about it, and the forensic engineers' report has yet to be made public nearly 6 years later.

Why not shore up the building before removing the pavers? Was shoring up the building possible during Covid? Also curious I hear nobody wanted to drain or shut down the pool...

The pool didn’t fall, the issue wasn’t the pool. The whole place was poorly built and barely maintained for 30 years. A 10% report was crazy

good interview, unfortunately a little late to the table. Many of the defects were up front during construction, the GC / city inspections etc. that was proven shoddy workmanship in the structure, then neglect, then overloading the pool deck, repairs, water infiltration.Only until then the condo owners would not approve the repair bills , ultimately the entire structure failed.
