The KZfaqr has used some tactics to support his claim. If a buyer is looking to buy a property for eg in JB : (1) the housing index chart itself is a whole of Malaysia, it may not be representative of the JB u may want to buy. Anecdotally, i have very few people whom i met has experienced price increase in JB shown in that index. While in Singapore, the price increase is very real in Singapore context. U ask 10 people, 10 will tell u the same thing of the price increase. So probably the chart could be extracted for a certain housing class for the whole of Malaysia that is not representative for your use. (2) youtuber says that the rental yield for CERTAIN property is very good. So he uses this trick to cherry pick while in Singapore if u ask many malaysians working here, the average rental increase is terrifying. So if u cherry pick certain Singapore properties as a rental yield comparison, you can probably find even higher yield compared to what the youtuber claimed. So buyers beware when the claim sounds too good. Especially the salesmanship is excellent.
