Agriculture land will be obtained at 15 to 20 lakhs away from hyderabad for 1 acre(4840 yards) , but farm land of 5 guntas (605 yards costs 19 lakhs if minimum price of 3000 per yard, see the difference

Sir 20yeats back we bought a formland with plantation and wachmen now it has becom a part of city. Now thare is no watchmenn and no maintanace of plantation the local political people are slowly encr9ching in to the property slowly step by step from one side .if we go to court for smallpiece it takes 20years to solve in india.we have to pay lakhs of amount for advocates and alot our precious time. Those people won't give the remaining plot owners no s and address also for us to form group.

This is not valid as of today. Govt banned all registration less than 1/2 acres.

No one has banned registrations, Please read the memo clearly, it was an internal memo from urban department to registration department and it was a request which is yet to be accepted and released as a GO( Govenrnment Order) so please don't come to conclusions

​@@risklessrealestate I have a question here, once the GO is released, what about people who already have bought less than 20 gunta's agricultural land, will govt do any objection, if yes at what point does customer face any problem? Does he face any problem when converting that land to residential land once this GO is released? I mean we wont be able to sell our small land as agricultural land after G.O is released. But atleast we can convert that to residential and then sell it? Is it fine or will present customers face any problem here ?

@@sharathbabuk9098 how can I predict the terms and conditions of a GO which is yet to be released, and the terms of the memo were impractical and hard to implement, incase even a GO comes seeing the previous decisions of the Govt existing owners with small lands Will be free to sell

@@saiganesh3629 if they release GO then Real Estate won't have right to make a farm layout less than 20 Guntas the registration will be stopped If you go Back to 30 years all lands are farm lands and GP Layout Lands. The existing customers or someone who took farmland before GO released date the rules won't be applicable for them if that is the case then whole hyderabad is farm land it's converted in to residential according to HMDA Norms now The existing customers can sell farm land because it's legally registered in dharani portal and they have Pattadar passbook from Govt and got all rights to resale. If GO is released then the govt will stop registering farmland less than 20 Guntas from the date and year of GO released but those have Farm lands less than 20 Guntas before GO release date they can always resale and can follow same process just like before.

According to government rules that farm land should not be eligible for agriculture then only it suitable for plots neither govt take action against it this subject nobody don't and buying all farm land building the construction example hi-tech city also a farm land but for the sake of money they converted to non farm land

sir, can i convert my own 242 sq yards farm plot( 2 guntas) to NALA Conversion and apply for LRS BRS for house construction or entire farm land venture need to covert to NALA at a time. wil I get permission for my individual plot or not is my question..

I have seen people purchasing 1 acre and 10 acres land After some years People in village encroach and occupy those areas because it's not Venture nor its not maintained nor it's not seen Is it okay to buy farmland plot of 2 Guntas in venture ? Is there any norm that we have to purchase min 20 guntas

Apply for survey, in MRO office at cost of 300 Rs they will give you a date and will do survey and your boundaries will be known then do fencing, if you think that they are corrupted , then pay 4 to 5 thousand

Hello sir...recently i come to know one formaland..developer saying they will construct clubhouse and swimming pool etc....since its not a dtcp layout..so how can we fight if developer not fulfilled their promises...firstup all ..is this promises legally valid or not...

Sir, my agriculture land of 90k sqft is in the middle, no road connectivity and the price in that area is 300rs/sqft. Will the same price will be applicable for my land also which didn't have road connectivity. Plot next to me has the road connectivity. If price drop then approx who much % it will drop comparison to the plot next to me which have road connectivity Plse sir reply🙏🏼🙏🏼

Could you please share a couple of examples of Farmland and Agriculture projects? Please excuse my ignorance. If possible let me know where I can learn about this stuff.
