It’s worth having a doorman and elevator 100%. You don’t have to wait around for your package, you don’t have to drag heavy stuff climbing stairs. And as a female I feel safer having a doorman downstairs.

In your 20s, walkup is doable. Once you reach 30s, you'd pay extra for an elevator building and a doorman

lol... A doorman is great if you can pony up the rent for that kind of building. But once you get a little older, having an elevator IS NOT negotiable, it's a necessity.

Doorman building wins out for sure. Lived in a walkup for years, now live in a doorman building. Biggest benefits are that it’s always clean, everything gets fixed in a really short amount of time, and there’s a building app that notifies you of package deliveries. The privacy argument is funny. This is a made up problem for the most part I think. Heat in walkup buildings absolutely sucks but there is a reason for this. Most walkup buildings were built during the late part of the 19th century or the early part of the 20th. People believed that you should constantly have fresh to avoid illness but still needed to keep warm, so you’re actually supposed to open your windows during winter. Also, Cash, you’re not really comparing apples to apples with these two apartments since they’re not in the same neighborhood.

That first apt seems like a really bad value proposition....

I've lived in two walk-ups in the (3 floors) EV and (4 floors phew, but a gorgeous place in the) WV for a year each respectively and now have lived in a doorman building for the past 4 years; here's my take: Doorman building is 9/10 commensurate with it being more expensive, so yes obviously the apartment will be a lot better, sleeker, more modern. Biggest perk: safeguarding packages, that added layer of security for guests, the in-building app/network to file maintenance requests, they can keep out your mail etc. and I'm lucky to have brilliant ones that I appreciate (and yes you have to tip all of them generously for Christmas, it's the least you can do for how convenient they make your life and how hard they work). Also not touched upon in this video which is super important in NYC: Food and grocery deliveries. Doormen make this much much easier (for both you and your deliveryman. Either my deliveryman in the WV had to walk up 4 floors or I had to run down and then walk up 4 floors, not fun). HOWEVER: I don't feel strongly about it at all, but the freedom to walk in and out of your walk-up building without people watching you/seeing you/striking up a conversation is something certain people value as a matter of privacy. Furthermore, it's very rare, but some people also just don't like their doorman/men for being rude or impersonal. This can be the case in those 300 unit rental buildings where the doormen are driven mad by how much is going on in a given day. As a compromise, there are some super expensive fantastic secure-virtual-doorman buildings that some friends of mine live in. It just depends what you prioritize.

The issue is really the housing stock in the neighborhood where you want to live. Some neighborhoods are mostly walkups and some are mostly high rise doorman buildings. You can either choose your apartment based on the neighborhood where you want to live or you can choose your neighborhood based on the apartment you want to live in. There’s pros and cons to each.

The biggest advantage to me of having a doorman would be they guard your packages and can help you with moving things. I don't mind walkups, but having help is always nice

Elevator doorman Building hands down... Being a native New Yorker myself and growing up in apartments. The first time you have to carry packages and heavy Groceries and a case of water to the Third floor you’ll be moving to an elevator building with the quickness also having a doorman to pickup mail and packages is really a plus and having the Security knowing someone is always there but yes they can be noisy.. Lol

I lived in a doorman bldg in Sutton Place. While I appreciate that the doormen paid attention and kept tabs on their residents, they knew a little too much and had no problem letting you know what they knew. Maybe it was the area for when I moved to another doormen apt on the UWS the doormen were way more chill. I’d still pick a doorman over a walk up !

When I lived in Park Slope it was a 4th floor (top floor) 2 BR in a brownstone. But it was worth it because I also had exclusive rights to the roof. Although I was friends with everyone so I let everyone use the roof. The access was in the hallway so no one had to go through my apartment. Everyone looked out for everyone. We'd even have cookouts on the roof with everyone. I miss those days.

OMG, I was so sure the doorman apartment would be at LEAST double what the first one was but imagine my surprise when it wasn't even $300 more. I say if you can swing it, cut out some of your dinning out and impulse shopping so you can pay the add'l $250/month for the doorman place. A nicer building with slightly better security, laundry on every floor, and ELEVATORS!!! You'd be crazy not to take it!

I lived in a fifth floor walk-up. Never again.

I live in what I would call a luxury building. Doormen, concierge, package room, gym pool, bright comfy laundry room. I love it. I think it’s totally secure. Not even a directory. So no one can walk in an go to knock on your door unless announced. To me it’s worth it. No walk up for me. Maybe if the apartment is great, no doorman.

I have a pepto-pink tub in my 3rd flr walk-up! I never waste a trip downstairs, ALWAYS grab garbage going down, heavy bottled bevs from my storage coming up.

One of my first apartments was a 5 story walk up on 37th street between 8th & 9th. It was on the 2nd floor, bathtub in the kitchen toilet down the hall. It had a tiny bedroom, big living room and big kitchen. This was in the 1980's. $285 per month. I was happy there.

I live in a luxury high rise (but old built 1963) doorman building. For me the security and concierge services are something I would not trade for a walk up. For people who get a lot of packages you can't beat the convenience. The doormen will buzz me when any package arrives and put it in the elevator for me so I don't even have to go to the lobby to pick it up! Christmas time we usually tip the staff about $40 each (staff of 9 including super) but it's worth it for the service they provide all year long. Rents have dropped drastically so I am upgrading to a 1 bedroom from a studio which will be the same rent I'm currently paying $2300 for UES location.

I lived in the dorms next to that walk up for a year and its so crazy to finally see the inside of that apartment building after passing it every day. but I would live in the doorman building, im always for huge windows. a little pricey for a studio as a college student but for a couple it seems perfect!

Here in Australia, very few apartment buildings have a doorman, but most have private laundry facilities. In all the years I've lived in apartments, I've only had to share a laundry once - with one other tenant. Can't imagine having to drag my laundry all around the place! Some of the newer multi-level buildings have elevators (or lifts, as we call them) but most of the older ones are only 3 floors so they're walk-ups. It can be a real pain dragging groceries up all those stairs 😅

We live in a full-service co-op with only 80 apartments. Our staff could easily handle 125 apartments, so maintenance is a bit high. Also, since we're on the second floor we rarely take the elevator. In a co-op neighbors will never talk about how they tip, but $100-$200 is normal for our type of building. We don't use our truck much, so parking attendants (garage not in our building) get $20. Upside, doorman always has a spare key. Downside, tough to sneak in my mistresses.

As a woman I have only looked at apartments with a doorman. Aside from safe guarding my packages, I would feel a lot safer coming home later in the evening knowing there’s someone that will be in the lobby/ at the door. Also, I have a 75 year old father so I’ve also filtered my search to exclude walk ups. I wouldn’t have even come across that first listing 😂

This is a great starter apartment. I don't like the garbage cans in the hall-brings in a lot of "problems". Also the bathroom right next to the kitchen; not great. I would prefer this for a guy than a girl. Sorry, it's a mommy thing. The second apartment is amazing and for less than $300 more it's a no brainer. Thanks guys.

I'd definitely pick the building with the elevator with or without a doorman. I lived in a walk-up in my 20s. Getting myself up and down the stairs was no big deal but lugging groceries and laundry was always a hassle. So glad I moved to an elevator building a few years before my kid was born. I would NOT have been happy lugging a stroller up and down the stairs every day, constantly being terrified my hand would slip and the baby would tumble down the stairs! (That did happen a couple of times with the laundry cart so I know it's a possibility).

anything higher than 2nd floor peeps...what about taking a dog for a walk several times a day...what if you injure yourself....what if you get sick...what about moving in/out. so many things I would think would be very hard to deal with regularly

My dad is a super for an upper west side building and we were very fortunate to live in a safe environment. Having a doorman was great. A lot of convenience and safety. It was also great to chat with them every chance I could get

I have a big $1900 studio that I partitioned to have a bedroom at the Seaport, and I've lived in walk-ups until I moved here 4 months ago. I've never had to walk up or down more than a half-floor by intention, because I don't need that much more leg exercise, but I am spending more and living downtown for the subway and ferry convenience, the doormen (I was frequently getting packages stolen before), the elevators (high enough to hear much less street noise), the full kitchen (instead of the tiny shoebox versions I'd had before) with counter space and dishwasher (no more bending over and drying out my hands), and heating and cooling I can control a bit more than having to crack the window or run multiple space heaters somehow on a limited electrical system.

No way. After ten years in a doorman building in the beautiful West Village, I so much prefer living in a walkup in FiDi. The walkup building was gorgeous - but it was clear that the doormen were gossiping about the tenants all of the time. Living in a walkup I have freedom. Packages are a nightmare, very frustrating - but I have privacy. I am 56 years old and for me, its no contest - a walkup is far superior.

Generally doorman/concierge buildings aren’t wrapped outside in concertina wire like apt 1. Women at most income levels like having someone at the door 24/7. The buildings rarely have issues with break ins unless someone sublets or rents out illegally on Airbnb. The person at the door can keep a watch on illegal Airbnb rentals. They also handle dry cleaning, deliveries, announcing visitors, grabbing take out and making sure the lobby and bathroom areas are clean because they use them. People who get brownstones often miss the front person which is why so many have gates now. The 2nd apt was huge and had nice windows. Not sure they had central ac so you might lose a while window every summer. It will also go up in price considerably once things reopen so could be depressing for someone who has to downgrade once they are happy with a unit. Probably one reason why people end up moving back to hometowns. I know quite a few people who moved to Austen Texas but we’re back within a few years and depressed that they were basically starting over. Rent an apartment where a 15% increase won’t send you looking somewhere you don’t want to be or work 24/7 to afford increases or an upgrade.

I've stayed in both walk-up and doorman buildings during my visits. Living in Germany I am used to walk-up buildings so having a doorman felt like a huge luxury and gave my trip that extra NYC feeling. :) If I could afford it, I would definitely consider renting in a doorman building because I would feel a bit safer and it's just convenient.

I've lived in 6 different doorman buildings in Manhattan, mostly in the West/Greenwich Village areas (not as common as they are uptown). My quality of life is immeasurably better in a doorman building. Not only do I feel 100% secure (I pretty much never lock my door unless I'm leaving town), I can order food or things online without a second thought, even while traveling. And if I have an issue, there is always someone there to help. And then there is the convenience of an elevator and laundry too. And during the BLM riots this past summer, they installed additional cameras and security protocols in the lobby. Another thing to consider is whether to rent in a conventional rental building or whether to rent in a condo or co-op building. Very different experiences.

My very first apartment here in NYC many years ago was a luxury doorman building in the Bronx. Huge 2 br apartment on the 10th floor for $1,500/month ... 24hr doorman service, 2 elevators, HUGE laundry room in the basement (10 washers, 8 dryers), carpeted hallways ... but no climate control unfortunately. I was so spoiled. But the best part that I still miss to this day was package security. I could order anything I wanted online and not have to worry about being home to receive the shipment. Also, the doorman would watch the car for me while I illegally parked in front of the building to unload groceries after returning from a Costco run! He'd help me with the bags, too. Now I live in a walk-up building, but thankfully live on the 2nd floor. I pay $1,460 a month for a much smaller apartment, and of course no doorman. I do indeed like the privacy, though. At my old building, the doormen actually did get far too interested in whomever I brought home. But still ... if I could afford it, I would go back to a luxury doorman building in a heartbeat!

Having lived in NYC for the last 9 years, I can say the studio in this video is a steal at $2400 in a building like that and such. Those lovely pandemic prices are gone though and hopefully whoever moved in is okay with that $1k rent raise at the end of their lease. That first apartment is just stereotypical overpriced new york; you really have to want that location. Even then, I'd probably suggest looking for a studio in that same area or a 1br a bit higher up.

The title, and the video, both ignore the fact that most elevator buildings in NYC are NOT doorman buildings nor are they luxurious beyond having the elevator as an important amenity. In the 1970s (when I was in my 20s) I lived in two walkups in Manhattan. Even though one was on the 2nd floor (the other on the 4th) I resolved never again. I now own a 3-family in the Bronx (and live on the ground floor) but prior have lived in five different elevator buildings on the 6th or 7th floor both in Manhattan and the Bronx. I've never actually lived in a doorman building or one I would consider "luxury". In my experience, most non-doorman elevator buildings do have at least the amenity of a laundry room, usually in the basement. The rents in these buildings tend to be slightly more than in the walk-ups but substantially less than a doorman building, particularly one with porters, concierges, and other staff that set apart the luxury buildings, many of which are condos and co-ops (where, if not actually buying a unit, you'll pay rent not to the building but to the individual owner of the apartment). Generally, the non-luxury elevator buildings do not feature amenities such as gyms, community rooms, on-floor (or in-unit) laundry...or dishwashers in the units; the trade-off is significantly less rent (and a greater likelihood of the apartment being rent-stabilized, a very important asset if you are looking to stay there long-term).

The only thing I like about the first apartment is the pink tub....actually the whole bathroom. The windows barricaded makes it feel like a prison, it’s a no for me.

No way would I live in a walk-up above the 2nd floor. A doorman would be great but not necessary. Where I live is not a luxury building (Bushwick) but I feel very lucky to have elevators, a thermostat, in-unit washer/dryers, video intercoms and a partial view of the downtown Manhattan skyline. Edit: and a walk-in closet!

I prefer something in between. When I lived in Boston we had a mail/ package room inside the entry way and also both a elevator and stairs option. No doorman needed.

I really like the first one even tho it's a walk-up (second fl.- lived in a walk-up 4th floor. never again) & it's a one bedroom. I 😍 the second one, very spacious studio which I prefer & the elevator, & wit the doorman I feel safer.

NYC offers a third option: elevator buildings without doorman services. I live in such a building up in Riverdale and the Amazon peeps bring packages right to my apartment door.

My family lived in a Doorman apartment from 2010 to 2013 (it was a 4 bedroom) , I'm gonna move in to a walk up apartment with my best friend (it will have 2 bedrooms (hopefully!))

I'd prefer a 4 bedroom home preferably two stories and a couple of acres of land, with a pool, 4 car garage and of course a man cave. Funny thing is, thats actually more affordable 😄

Definitely the doorman building.

The big difference for me is the size of the staff in the building. When the Holidays roll around you have to tip at least 5 Doormen, the super and probably a couple of porters, it can get very pricey really fast. And for love of god don’t tip some more than the others they tend to talk among themselves and you will sooner or later start picking up some bad vibes. In a walk up you have to take care of the super and maybe a porter. Definitely less pressure on your budget during a stressful time of the year.

You guys were on my block in FIDI! I like the large studio better. That building is a condo, hence the nicer finishes. Doorman buildings are worth it for security, packages and more. You also need to tip during the holidays, so keep that in mind.

Doorman hands down!!! If you allow me an off topic question, and I guess you get a lot of this one lately. Traveling there from Spain is waaaaay cheaper now but, would be worth it by late June?? It’s my third visit so main attractions are not a priority... but also we need at least restaurants to be open and the city not so empty that feels creepy or unsafe... One flight of stairs is worth it for cheaper rent and separate rooms. Also prefer the Union Square area to FiDi.

Those FiDi apartments look like the ones with flex walls, the cheapest section being without any windows. One window for one section, other window for the other section, then the third is by the closet, no window. I read the reviews of those buildings in the FiDi, and they are used as rentals for students as well as AirBnb. Many complaints about noise, rodents, bugs, etc. I'm not sure about the walkup. Some of them in Manhattan also have complaints about roaches (in Washington Heights, an additional complaint is the smell of weed). Really depends on how clean your neighbors are. The converted warehouses/breweries in Brooklyn (Bushwick, Williamsburg, etc.) are newer, have a different type of key access (tap it to unlock, like an experience I had when I stayed at a condo in Toronto), camera of who wants access (it rings, then you see who it is), modern thermostats, washer/dryer in unit, modern bathrooms, oh my, with mirrored medicine cabinets (mirrors inside and out) and modern sink sprayers! The only thing I don't like is that the single kitchen sinks don't have disposal systems. Central air and heat and a spacious bedroom. But then again, it depends on how clean your neighbors are. If you have roommates, it depends on how clean your roommates are. They're supposed to be converted warehouses, but they're so bougie.

Most complexes out here in San Diego, at least downtown are elevator buildings but not doorman/ concierge buildings...it’s actually either California or SD county law that walk-ups cannot be taller than three floors-most of the complexes outside of downtown (I’ve lived in various parts of the northern suburbs my entire three decades out here), we’ve lived in are low-rise 3-floor buildings, and always on the ground floor (my wife is disabled)
