Is Singapore's rising unsold private home inventory a sign of market strain? As more projects come to market, this could spell more trouble for developers as they face looming sales deadlines and hefty stamp duties. BT’s Ry-Anne Lim takes a closer look at the issues from the ground.

The biggest property bubble in the world must burst n crash. The main support is the CPF monthly contributions. When the world economy breaks due to high Debts many will be unemployed. Problems will surface immediately. Housing is for dwelling not a ATM machine for speculations. It's unavoidable

Pack and leave Singapore. Something must be done to prevent the sky rocketing hdb resale flats and private property.

Private developers have billions in profits accumulated over last decade boom. Let them use their accumulated reserves or give deep discounts to selloff

Regardless of the number of unsold units, one way to maintain or ensure no runaway prices is to have a good stock of unsold units. Let me give you an analogy ... Imagine our rice supply is fixed ie the demand for rice and the supply of rice is equal at any point in time. You can be sure that the price of rice will go up cos it is an essential item and people will want to stock up. That is the reason our government or any government will have ample 'unsold' rice in warehouses to ensure that the price of rice remains stable and affordable. Hope this helps.

wait the data shows unsold Landed private homes. but non-landed is just 6%. are condo developers falling under the landed too?

These apartments are pathetically small. Not for own stay. Therefore, not in demand. Unless, like sentosa cove, 1/2 price.

The reality is with the US interference in the South China Seas, Taiwan Straits and India/China border issues a world war might start from the US and its allies in this region. Good luck to those speculative property buyers. High inflation, massive jobs cut, etc would impact our robust Singapore economy.

A lot of luxury apartments unsold in Malaysia and yet developers are non stop building towers of these luxury housing

The people buying Singapore properties are fr Malaysia and China so there’s always a demand

I think it is important to note that any of the cooling measures over the past decade did not really decrease prices, but just slowed down the increase. The possibility of a bubble is still there, especially if the increase is not economically sustainable. The limits of this increase will be 1) Individual salary and income of buyers 2) HDB resale prices 3) number of buyers left in the market At some point, prices will likely plateau and depending on the variance of some of the above factors - it may very well dip. Many people say do not time the property market. But timing in property (when to enter, when to exit, and at what price) is the most important determinant of whether it is a good buy, and whether your buy is able to exit in future.

It is not a ticking time bomb cause the bomb itself has already exploded for private properties. There are hardly any buyers for private properties now aside for those in the range of 1.5m and below 3 bedders units. Other than that, if you are holding on to private properties now and want to cash out. You are going to cry river of tears cause unless you got lucky and find a buyer that is really in love with your unit or you are willing to sell way below valuation. Otherwise, no one will put in an offer for you. So good luck to sellers out there especially those with landed properties. I am just glad I managed to cash out on my excess properties back in 2022 and 2023 before the bomb exploded.
